Twelve people, six bedrooms, and a private bathroom for every one of them — a detail that makes a real difference on a large family trip or reunion.



The rooftop is entirely yours: swimming pool, outdoor kitchen, bar, dining and lounge, with sunset views. The bedroom floor is below the rooftop, so part of the group can turn in early while others stay upstairs. And the whole building is ours — no neighbors above or below you.



Downstairs is our own restaurant, Mamazul Tulum Mezcalería, so dinner for twelve is one flight of stairs away. In Aldea Zama, on a pedestrian-only block with 24/7 security. Designed by Studio Arquitectos, an award-winning Mexican firm.



The Space:

The rooftop

Private swimming pool, outdoor kitchen with stove, bar, dining table and lounge seating, outdoor shower, open to the sky and the sunset. It naturally becomes the gathering place for the group.



Getting in and around the home

The penthouse spans several levels and is reached by stairs — there is no elevator. Please consider this if anyone traveling with you has difficulty with stairs.



Dining downstairs

The ground floor of the building is Mamazul Tulum Mezcalería, our own restaurant and bar — more than 400 mezcales, early-evening live music a couple of nights a week. Dinner is one flight of stairs away, and guests receive 10% off food and drinks plus a welcome mezcalita. In high season the building is lively in the evenings: this is a central, active location, not a secluded one.



Who's hosting you

Mamazul isn't a faceless management company. The restaurant downstairs is ours, it has been part of this neighborhood for years, and the same team looks after your stay — a concierge meets you on arrival. Private mezcal tastings on the rooftop, a private chef, a reserved table downstairs, transfers: on request, charged separately.



Architecture

Designed by Studio Arquitectos, an award-winning Mexican architecture firm with a portfolio across Tulum, the Riviera Maya and the Yucatán Peninsula.



Guest Access:

The penthouse is in a pedestrian-only block in Aldea Zama. Street parking is a 2-minute walk from the entrance. A concierge meets you on arrival, shows you around the home and hands over the keys; after that, two doors — a lockbox at the gate and a keypad at the penthouse — give you full autonomy for the rest of the stay. We'll send you full arrival instructions in advance, so you have everything you need before check-in.



The entire building is ours:

• Ground floor — Mamazul Tulum Mezcalería

• Upper floor — all six bedrooms, each with its own en-suite bathroom

• Rooftop — outdoor kitchen, bar, dining, terrace and the private pool



The home is arranged over these levels, which are connected by stairs; there is no elevator.



The Neighborhood:

Aldea Zama is Tulum's best-kept residential neighborhood, and the penthouse sits on a pedestrian-only block with 24/7 security. There is no through traffic directly outside the entrance, and everything you need is within a short walk.



The ground floor of your own building is Mamazul Tulum Mezcalería: our restaurant and bar, open all year for lunch and dinner — and for breakfast in high season — with a selection of more than 400 mezcales. Early-evening live music a couple of nights a week. Dinner is one floor away.



Restaurants, cafés, shops, pharmacies, supermarkets and a BBVA ATM are all within a 10-minute walk. Tulum town and the beach zone are 5–10 minutes by car.



Getting Around:

Getting around Tulum is easy. Taxis are widely available, and Eiby Taxi and InDrive are two reliable app-based options with transparent, fair pricing. If you'd rather explore on your own, we'll help you arrange a car, scooter or bicycle.



We can also arrange private transportation, charged per vehicle:

• Airport transfers (Cancún ≈ 90 min · Tulum ≈ 45 min)

• Rides to the beach zone and beach clubs

• Transport to restaurants and nightlife



It's a convenient option if you'd rather not drive or look for parking in the evening. In high season, traffic adds time to every trip.



Other Things to Note:

• Children and infants are welcome. There are stairs throughout the home and the rooftop pool is not fenced — adult supervision is needed.

• The home sleeps 12. Events and celebrations are allowed with prior approval and an agreed visitor limit — tell us what you're planning, whether that's a family dinner, a birthday or a private mezcal tasting on the rooftop, and we'll help organize it.

• The home is on multiple levels with stair access; there is no elevator.

• The building has a restaurant and bar on the ground floor, with early-evening live music a couple of nights a week. Evenings in high season are lively.

• 10% off food and drinks at Mamazul Tulum Mezcalería, plus a welcome mezcalita.

• Exterior security cameras only — none inside the home.

• A concierge meets you at check-in (16:00–22:00). Check-out 11:00. Street parking, a 2-minute walk from the entrance.

• Free padel court in Aldea Zama, by reservation.

• Concierge available before and during your stay: groceries before arrival, private chef, transfers, tours, massages, birthday arrangements. Charged separately.

• No smoking indoors · pets welcome with prior approval, a pet fee applies (max 2) · primary guest must be 18 or older.

A concierge welcomes you on arrival, shows you around the home and answers any questions you have. After that, the same team that runs the restaurant downstairs remains available by message or phone throughout your stay and can arrange:
