Another amazing stay

Beautiful Home

This house is amazing and we loved having our own beach access as well as all the amenities. Hosts were very helpful and kind. The only reason I gave cleanliness a 4 was because there were a ton of moths/bugs in the house but given the size and location of the property it makes sense and it didn’t take away from the beauty of the space. Also, we felt great having the security on the street, but make note the roads are very bumpy! Luckily our rental car was big enough to do fine. A small price to pay for such a stunning location.

Exactly as described

My wife and I stayed for 8 nights at the end of November and enjoyed the privacy. Over the course of our stay we had only 6 or so people walk by the home while we were lounging in the beach chairs. The home is very clean and everything worked well. It can get hot in the home as mentioned in many of the prior reviews, however, the breeze will cool help cool things when it's blowing. There are excellent restaurants a short walk down the beach and all the food (minus one) was outstanding.

I definitely don't recommend it, it's way too expensive

The accommodation is generally okay. The principle of air flow only works as long as the wind is blowing. I expect more for the rent. So I/we were pretty disappointed. The landlord points this out in the ad, so my mistake. At times it was almost unbearable and sleep was almost impossible. The stay was on the occasion of my 60th birthday and I saved for a long time. The landlord's attitude is incomprehensible. Mobile air conditioning units can be made available. Not doing this is not a problem from San Francisco. Nery and Luis looked after us lovingly and attentively. 1000 thanks for that. However, the recommendation to tip the housekeeper really annoyed me. At this point I would like to advise you as a landlord to pay your employees better instead of burdening the customer with your frugality.

Amazing Place to Stay

The house is everything you see online and so much more. Don't let the lack of AC worry you it can get warm during the day but cools down at night and the ocean breezes and windows open cannot be beat. Luis & Nery (the caretakers) are so nice and definitely take advantage of their culinary skills you will not be disappointed!

Carefree stay

Rental process was very easy and property management group was incredibly helpful with scheduling transportation and activities. Louis and Nery were always available and we thoroughly enjoyed the meals they prepared. The only negative was the sea grass which prevented us from enjoying the beach but would still highly recommend!

Lovely property on the beach, a little tucked away from the tourist bustle but still walking distance (3 minute walk) from restaurants and hotels, plus a five minute walk from a lovely cenote. No complaints!

Best Vacation Ever!

Our stay was friendly, casual, and rejuvenating. The neighborhood was active enough to be energizing and lively during the day, and yet peaceful and safe at night. We look forward to stay here again - hopefully next year!

Caribbean nights

Ein wunderschönes Haus! Sehr offen, sehr gut gepflegt. Mit direkten Meerzugang und Booten am Haus kann man zu jeder Zeit schnorcheln fahren. Sehr liebevoll eingerichtet mit allem was man eigenständig braucht. Immer genügend Handtücher vorhanden und auch Pflegemittel - dies ist nicht überall üblich. Das einzige was einem verwöhnten Mitteleuropäer bei über 30 Grad fehlt: die Klimaanlage. Aber aufgrund der großen Fenster und offenen Bauweise ist auch dies nichts Negatives.

Beautiful turquoise bayfront home

Villa Mariposa is beautiful home with three full bedroom suites each with breathtaking turquoise waters views (even form the bathrooms 😊). It is even better than in the pictures. Situated right on the beach with private homes and small hotels setting. Many great dining options around. Bay is protected from huge waves by the near by reef. We were not fortunate with the weather, many clouds and strong winds, but still enjoyed the bay. The house offers snorkeling gear and we used kayaks daily. Beach access from the home is just steps away from the living room, it does feature corals mixed within the white sand; if you have sensitive feet just bring reef shoes or you can just walk a bit to the right and splash into the water from the nearby pier. We had breakfast in the house and went out to many dining options around the house and in Tulum riviera. Not having AC was not a problem as you can get nice breeze with open windows. Waves are generating nice sound to put you to sleep but some family members needed more quiet surrounding so they used earplugs 😊. Getting Covid 19 test was super easy. We got AntiGen, cheaper version that is accepted by US government. You can find few stations just as you approach Tulum; we used Mavelsa “truck” (700Mxp/$40), got results within 30 minutes and updated them on the VeriFly app. Super easy! Rental agency was super accommodating, we were concerned with internet speed as some of our kids needed to attend classes. We got offered extra modem for 30$ for the whole stay and that was super good idea. No issues at all. Ladies from the agency checked on us and also reminded us for the Covid test timing. Would highly recommend this property and would come back! Yes, it is sea grass season in the entire region, some days are better then others. It is part of the natural cycles. Villa Mariposa beach access did not get as much as Tulum beaches.

Only a few steps to the ocean!

This house was amazing! Roomy, clean, well-stocked with items that we needed. Not only did Nary and Luis make an incredible meal, they arranged our table beautifully and also decorated it with palm leaves and flowers right off the property. Nary was very friendly and more than willing to make our stay comfortable. She went above and beyond to make sure our every need was met. I hope to return one day and I would definitely book this house again, it was worth every penny!

The perfect vacation spot!

My family of 6 had the best week on the property at Villa Mariposa. We would love to return! The grounds were beautiful. The home was amazing. There was plenty of space. The food was amazing. The caretakers were so nice and their meals were beautifully prepared! We LOVED it!

Chill Maximazation

Villa Mariposa was the excellent place to get away and relax. Tankah Bay is so peaceful and quiet. The house is a picture frame for relaxation but your you are still just a short distance away from all the activity you could want. Highly reccomended!

The property was beautiful and the private beach was wonderful. We snorkeled and walked to the beach restaurants often. The only complaint we had was the lack of A/C. It was terribly hot when we were visiting so I'm sure it didn't help. Otherwise, everything was wonderful

Private Paradise

We stayed here 3 nights and its just amazing, the house is beautiful and is right in fron of the beach. There is other restaurants that you can walk right next to the property. They had paddles, kayaks and life vests that we used every day, we went to the reef and snorkel to see some cool fish. All these is available for the guest with their visit. Nery is a very nice person and her daughter is adorable. There is no AC but you are in a private beautiful beach so you can open up the windows during the nights and you will get that ocean breeze! Totally recommend this property.

Spectacular Home and Vacation

The Pictures are exact of what we expected. Gorgeous private beach home finely decorated, comfy beds and linens, complete kitchen - lime squeezer appreciated! The 3 Kayaks we used every morning in the gentle bay followed with daily snorkeling. Loved the 3-4 fabulous restaurants to walk to. Very helpful and cautious caretakers. They kept us safe and lightly cleaned every day. We enjoyed a beer with Roger, property manager. He was a wealth of information on the best cenotes and glorious beaches to visit. Nov Temp 80's and constant pleasant breezes through the home, Ocean perfect at 80 degrees and as blue and clear as can be. This was a gem home and vacation for our family of 6. The views were breathtaking. The showers even have incredible views. I do suggest lowering the patio hedge about 2 feet for a perfect patio view of the waves rolling over the shorline! Every balcony was a joy to sip margaritas at sunset. I learned we are practically neighbors with you in SF and us in Sacramento, California! We greatly appreciate you sharing your lovely home and hope to visit again! Thank you, Judy
