  • Newly listed 2BR/2BA in The Village of St. James. Ideal central location between LAKE SUMTER SQUARE and BROWNWOOD SQUARE with dining, shopping and NIGHTLY ENTERTAINMENT. A variety of EXECUTIVE/CHAMPIONSHIP GOLF COURSES and REC CENTERS to choose from. Ample activities around the corner, with walking paths, pools, field games, pickleball and more! There is even a golf cart for you to cruise around town in! There is never a dull moment at the Chillax Chalet!

    The Subdivision is an adult community designed to provide housing for persons fifty-five (55) years of age or older. All homes that are occupied must be occupied by at least one person who is at least fifty five (55) years of age. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen ( 19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period.

    Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4 guests included; max 6x guests.)

    Door Code Provided 48 hours before check-in date

    Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.

    Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; And Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.

    Smoking: No smoking or vaping inside the house. Violations will result in a $500 fine. The lanai or anywhere outside is acceptable.

    Pet Policy: With pre-approval. Please Message Village Valet Prior to Booking. Pet Fee Per Pet is $150; more than one Pet with pre-approval only. Violations will result in a $500 fine.

    Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.

    Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.

    Due to the deed and covenant restrictions no one under the age of 19 may reside in the house for more than 30 days.

    GOLF CART DETAILS:
    - Golf Cart Maintenance Fee is $125 at the time of booking.
    - The Golf Cart is a bonus/privilege and requires a Liability Waiver form to drive, if selected. If you choose to use the golf cart, you will need to fill out our online liability waiver form (which is sent you two weeks prior to booking). Golf cart key will be provided upon submission.
    - Guest is responsible for any monetary damages to themselves, the golf cart, others, or property of others, including any monetary damages incurred during their use.
    - We cannot guarantee usage in the event of a mechanical or tire issue while we await vendor repairs. A replacement golf cart will not be provided if there are mechanical issues that prevent usage.

My family spent spring break at the house and it was perfect for us . The comfy beds in the nicely decorated bedrooms provided a welcome rest at the end of our busy days. The kitchen is spacious and included a cute two chair table that was just right for the first cup of coffee of the day. The large soft couch with built in recliner was a perfect spot to curl up with a book or catch a few zzzz’s in the afternoon. A favorite spot was the screened in lanai where we spent both early mornings and evenings enjoying the weather. We had a very enjoyable stay .

The location of Chillax Chalet was good--very central in the Villages and we liked that there are no houses behind the rental. Beyond that, we found the rental to be lacking. The kitchen supplies were minimal, and we had to request some basic items to be supplied--can opener, wine opener, kitchen towels, etc. Not much in regard to glassware--no plasticware for leftovers--some pans need to be thrown away. Many items of furniture were old and worn. The entire home could use a facelift--new paint and flooring, etc. The management company did help with many of our requests, however.

Villages

While we loved the central location and the fact that there were no houses behind us, we found the rental to be lacking in kitchen items. Much of the furniture should be replaced--some was worn out and some pieces just didn't belong. The house needs an update--paint, flooring, master bath. We appreciated the quick response from the management company to supply items for the kitchen and to purchase new towels. Bottom line, more care of the property and more thought into how to prepare the house for renters is sorely needed.
