    Fantastic sea views from this luxury Tenby development, just a two-minute walk to Tenby's award-winning South Beach and short walk to Tenby town centre with its many bars, pubs, shops and restaurants and picturesque harbour. The restaurant at Water's Edge on the beach, is also just a two-minute walk away and provides the perfect setting for a quiet drink or beachside meal.


    Waterstone House is an exclusive development of luxury apartments situated in arguably the best location Tenby has to offer - with spectacular views over the South Beach, Caldey Island and stunning golf course views towards Penally.


    Entrance


    Secure doors lead into the entrance hallway from where the ground floor apartment is accessed, opening into the spacious entrance hall where doors lead off to the open plan kitchen/dining/living room, master bedroom with en-suite, twin bedroom and family bathroom.


    Lounge


    With large bi-fold doors that open out onto the terrace and capture the magnificent coastal views, the open plan living room is the hub of the apartment.
    The lounge area features a large flat screen TV and provides a cosy setting to relax at the end of a day’s exploring.


    Kitchen/Dining room


    The kitchen is well-equipped with everything you would expect in a self-catering holiday apartment including an induction hob, fridge, freezer, washing machine and microwave. A stylish breakfast bar provides seating for up to two people and there is also a dining table with more formal seating for up to 6 people.


    Master Bedroom with En-suite


    The Master bedroom has a king-size bed and benefits from an ensuite shower room with large, enclosed shower, toilet and wash hand basin. Bi-fold doors open out onto the terrace where you can step out and enjoy the panoramic sea and island views before stepping into the luxurious hot tub for two - the perfect way to unwind and soak in these beautiful surroundings.


    Bedroom 2


    Bedroom two has twin beds and also features bi-fold doors giving access to the terrace with its spectacular sea views.


    Both bedrooms benefit from built in wardrobes which offer ample storage facilities.


    Family Bathroom


    The family bathroom comprises a luxury bath suite consisting of bath with shower over, toilet and wash hand basin.


    Outside


    Along with the hot tub, the outside terrace also offers garden furniture to seat up to four people.


    The apartment further benefits from WiFi, central heating throughout and your own designated parking space. Bath and hand towels are provided - please provide your own towels for use with the hot tub.

    Please note that a returnable good housekeeping and damage deposit of £250 is required.

    Whether pets are accepted (and the number of pets accepted) is displayed within the property description. No other pets are permitted in the property, this includes external areas of the property.

    Terms and Conditions of Hire.

    Bookings of all holiday accommodation whether made by telephone, e-mail, in person, in writing or over the internet are accepted by Puffin Cottage Holidays acting as the agent on behalf of the Owner. The contract to occupy the property is between you and the owner.

    By making any booking with us, you confirm that you accept these terms and conditions and agree to comply with and be bound by them.

    These booking terms and conditions include a number of defined terms as follows:

    "Booking" means the legally binding reservation for use of the property, with a specified start and end date.
    "Contract of Hire" The legally binding contract between the Hirer and the Owner
    "Deposit" means a deposit of 20% of the total holiday accommodation cost (which includes any "extras" selected at the time of booking).
    "Balance" means the balance of the Total Charges payable by you after payment of the Deposit as set out in paragraph 4.
    "Website" means the booking website.
    "Lead Hirer" means the person who has booked the accommodation.
    "Guest" means you and each person staying in the property with you.
    "Owner" means the owner of the Property you book which is the subject of the Contract of Hire. We do not own the properties on our website.
    "Agent" means Puffin Cottage Holidays.
    "Property" and "Properties" means the holiday property you book or enquire about through us.
    "You" means the lead person making a booking through us.
    When you make a booking through us you are confirming that you and every Hirer understands, agrees and accepts these terms and conditions. Please read them carefully as any breach may result in the Owner (or their representative) refusing to allow you and your guests to enter and stay at the property or requiring you and your guests to leave the property before the end of the holiday period without any compensation or refund.

    1. Contract and Booking
    We act as agents for the Owner. When you make a Booking through us the holiday let contract in respect of the Property is always between you and the Owner. As Agents we accept no responsibility for an injury or damage caused as a result of the Contract.

    Bookings cannot be accepted from persons under 21 years of age.

    The Lead Hirer must be one of the Guests staying at the property and shall not part with possession of the property or share it, except with other Guests named on the booking form.

    The Properties are not intended to be reserved for the purposes of parties and group bookings, including for stag, hen dos and birthdays, may not be allowed unless explicitly agreed with the Owner. In these circumstances the Owner may impose special requirements (including the possible requirement for, but not limited to, an extra damage deposit payment)

    No Bookings are confirmed until the Deposit (or Balance and Deposit if the holiday is less than 8 weeks away) is received and written confirmation of its receipt has been sent.

    Once a booking is confirmed it cannot be changed by you, unless agreed by the Owner, or by us on the Owner's behalf. If we or the Owner agree to make requested changes to your booking (for example, amending the date or Hirer) you will be required to pay £25 amendment fee per change.

    2. Booking Fees
    A booking fee of £24.00 is payable when making a booking. This is included in the displayed price of the holiday.

    3. Deposits and Balance Payments
    Bookings made within 8 weeks of your holiday date must be paid for in full at the time of booking. For a booking made more than 8 weeks before your holiday a deposit of 20% of the total due will be paid when booking to secure the booking. The balance will be paid 8 weeks prior to your holiday. If you make a booking within 8 weeks of the start of the holiday you will be required to pay for the holiday in full at the time of booking to secure the booking. In the event that the balance payment is not received by the required date, Puffin Cottage Holidays reserves the right (on behalf of the Owner) to cancel the booking and will be under no obligation to refund any deposits previously paid.

    The booking fee and Deposit are non-refundable unless we are unable to accept the booking on behalf of the Owner, or the Property is unavailable at the time of the holiday

    4. Damage Deposits
    Some properties may require damage deposits for all bookings made. If this is required, it will be recorded in the Property Description. Any damage deposit will be due along with the final balance payment, 8 weeks prior to your holiday, or, where the booking is made within 8 weeks of your holiday, the damage deposit must be paid in full at the time of booking. The damage deposit may be held by Puffin Cottage Holidays on behalf of the Owner. Whilst we will use our reasonable endeavours to liaise between the Owner and the lead Hirer, any disputed claims must be settled between the Owner and the lead Hirer and Puffin Cottage Holidays are not liable for any disputed claims.

    5. Availability
    The Contract of Hire is made on the understanding that the property and its facilities as published will be available for the dates stated. In the unlikely event that the property is not available through events outside the Owners control the lead Hirer will be notified as soon as possible. The lead Hirer shall be offered alternative dates or, at the Owners discretion, a refund but will have no further claims against the Owner or Puffin Cottage Holidays. Puffin Cottage Holidays will not be responsible to pay any compensation or expenses as a consequence of a Property not being available in these cases. The booking fee will be non-refundable in these circumstances as we will have carried out our services for this to you at the point of booking.

    6. Guest Cancellations
    In the event of a cancellation from the lead Hirer, the deposit and booking fee will not be refunded. In the event of cancellation after payment of the balance every effort will be made to relet the property. If such reletting is possible the balance or that part thereof that is paid by another client and recouped via replacement booking will be repaid (less the deposit and booking fee).

    7. Hirers' Responsibilities
    The lead Hirer will ensure that:

    All Guests act responsibly and carefully whilst at the Property and the Property is left clean, tidy and in the same state of repair and cleanliness that it was found in, for example crockery and cutlery is washed up and put back in cupboards and refuse is disposed of. Any breakage, damage or excessive mess will be billed to, and must be paid for, by the person who booked the property.

Minor issues

Only negatives were,no welcome pack after travelling 4 hours no milk or anything.think hottub could be screened off because people walking past can see.property and location brill

Good choice, lacking a few touches for the money though.......

Great location, high tech furnishings. however owners could ( in our opinion ) do with spending some time at the property thinking about what guests can reasonably expect for the money, eg ; TV not smart enabled even though it is clearly set up to be so, advert showed a bottle of bubbly but not there on arrival, no DVD player even though the HomeAway advert listed it ( and so we took our fave disks with us to no avail ) + we had to buy dishcloths of all things ! Also no basics like a colander or a coffee maker / cafeteire !! We are probably nit picking to a degree as it was a lovely place but for the money we expected a little more in the way of luxury touches and forethought. Also the hot tub got decidedly cloudy after 4 days even though we stuck to the instructions religiously - don't see why that had to extend to us actually replacing the water !!
