    The Barn at Rainsbury House, is a spacious countryside retreat for up to 13 guests; the beautifully converted barns are actually two interlinked properties - perfect place for families and groups to relax, reconnect and explore the best of Exmoor and the surrounding area, each with their own space.

    Main Description
    The Barn at Rainsbury House is a stone built barn conversion, offering a blend of traditional and contemporary on the inside, giving it a modern feel that is cosy and inviting; it is centrally heated throughout. Set within 16 acres of rolling hills and private woodland right beside Wimbleball Lake, it comfortably sleeps up to 13 guests across two interlinked wings. This layout offers plenty of space and flexibility, with two well-equipped kitchens, multiple living areas, and seven bedrooms in total. Two cots, high chairs, booster seats, plus stair gates, are available to make family holidays easier. There is also a detached games room which is fully heated, with table tennis, darts, table football, plus numerous toys for younger children.

    One 'half' of the property has four bedrooms and three bathrooms (sleeps 8) and a large family kitchen with breakfast table, and a spacious living area with seating and a solid oak dining table seating thirteen. There is a wood burner and barn doors open out into the private, fully enclosed, garden.

    The ground floor consists of:

    Large bedroom with king-sized zip lock bed (offering flexibility to create a twin bedroom on request)
    Double bedroom with en-suite comprising bath with shower over, heated towel rail
    Large twin bedroom
    Large shower room with walk-in shower, WC, basin, under floor heating, heated towel rail
    Drying Room/Boot Room

    The first floor consists of:
    Carpeted stairs leading to a 'bridge' landing that looks down to the hall below.
    There's a stair gate at the entrance to the kitchen/dining room.
    Master bedroom with Velux window, double bed, spacious en-suite comprising bath, walk-in shower, toilet, under floor heating, heated towel rail
    Spacious well-equipped contemporary family kitchen-dining room with breakfast table ceramic hob, electric oven, microwave, fridge-freezer
    Utility room containing washing machine, tumble dryer, dishwasher and door to west-facing patio area and private garden
    Separate WC
    Magnificent sitting room with wood burning stove, views in every direction, flat screen Smart TV

    The other 'half' is a single-storey barn conversion, sleeping up to 5 guests in one double, one twin room, and a single bedroom. There is a second, smaller, garden area, ideal for letting the dogs out.

    This wing consists of:
    Ground level entrance to a tiled hall

    Twin bedroom
    Bathroom with bath with shower-over, toilet, basin
    Steps up to open-plan sitting room, kitchen and dining area with Smart TV
    The well-equipped kitchen/dining room has ceramic hob, electric cooker, microwave, dishwasher, fridge-freezer.

    Shower room with WC and basis, has a large cupboard housing a washing machine
    Boot room/drying room

    The two wings are connected by an internal door, so you can move between the two with ease or close it if you wish.

    Free WiFi is available in the property.

    Dogs welcome; up to 2 dogs for no extra charge. Additional £50 payable for 3 dogs.

    The entire property is centrally heated via an eco-friendly wood pellet biomass boiler, and there's a log burner in the main sitting room for extra cosiness (logs included). Each bedroom has a hairdryer.

    Outside the main house, there's a large private garden with outdoor seating and a barbecue (charcoal supplied to get you going), with a smaller outside area accessible via the boot room (suitable for letting dogs out during the evening). Both are enclosed.

    There is a dedicated path from the main garden to the large securely fenced dog walking field.

    Sheep and lambs often graze in the surrounding fields - usually a real hit with younger guests.

    Wander straight from the door into peaceful fields, along wooded trails, and beside the lake. Keep your eyes peeled for deer, badgers, otters and an abundance of birdlife, this is a haven for nature lovers.

    Due to the rural setting of the property with livestock in the nearby vicinity, fireworks are not allowed at any time of the year.

    No stag or hen parties allowed, this is not a party destination.

    Outdoor Description
    The Barn at Rainsbury House has a large private, enclosed garden with outside table and chairs plus a smaller outside area at the rear of the boot room. The wider land around the property is 16 private acres including picturesque woodland which adjoins nearby Wimbleball Lake. The Haddeo River runs through one of the privately owned fields and into the lake. There is direct access from the land to the paths through the wooded hills that bound the 'Upton Arm' of Wimbleball Lake. Guests are free to roam the land and the woods around the lake. Deer thrive in the woodland and can be seen daily around the lake; they are frequent visitors in the fields and gardens too. The landscape around the property is breathtaking and is a haven for walkers and cyclists as well as for artists and photographers.

    For cyclists, there is a dry storage area and a convenient bike-wash area with hose facilities. And, for cyclists and walkers we have a drying/boot room in which to dry out your kit.

    The owners live in the farmhouse nearby.

    There is ample parking on the drive beside the property.

    Pets Description
    Up to 2 well-behaved dogs welcome for no extra charge. If you wish to bring 3 dogs, this is fine but a charge of £50 will be added. There is a dedicated path from the main garden to a large securely fenced dog walking field.

    Restricted mobility
    Due to the nature of the accommodation being an old barn conversion, we are unable to state that this is property is suitable for those with restricted mobility or who require the use of a wheelchair.

    Exit in case of emergency
    A Fire Exit Plan will be available upon arrival.

    Christmas / New Year
    A decorated Christmas Tree will be provided for Christmas and New Year if required. We are happy to provide more decorations on request. Please feel free to bring your own if you prefer.

    The region

    Brushford is a peaceful village on the southern edge of Exmoor National Park in Somerset, just two miles from the market town of Dulverton.



    The village sits where the rivers Barle and Exe converge in a beautiful wooded valley. The parish church of St Nicholas dates from the 15th century and includes the Herbert memorial chapel designed by Sir Edwin Lutyens. Brushford has a village hall, playground, and a friendly community of families and retirees -- a tranquil base from which to explore all that Exmoor has to offer.



    Dulverton, a short stroll or two-minute drive away, is known as the 'southern gateway to Exmoor' and provides an excellent range of amenities. You will find independent shops, a late-opening supermarket, butcher, greengrocer, post office, chemist, and a cash machine. There are award-winning restaurants, traditional pubs, tea rooms, and a fish and chip shop. Exmoor House -- the headquarters of the Exmoor National Park Authority -- is in Dulverton and features exhibitions and a gallery.



    The Guildhall Heritage and Arts Centre in Dulverton is well worth a visit, with free admission and fascinating exhibitions on local history including a working model of the original Dulverton railway station. The town sits between the rivers Barle and Exe, and the stunning Tarr Steps ancient clapper bridge is just five miles to the northwest -- one of the most popular and iconic landmarks in the whole of Exmoor.
