This is a great property in perfect condition. Very modern with all the conveniences and luxuries you expect for a relaxing break and enjoyable time on the water very well managed and well equipped for all water activities.

We had a great time staying as an extended family to celebrate a special birthday. The property manager, Col was fabulous and met us at the marina and spent time with us to show us around the property and explain how everything works- he’s a real gem! We had a great lunch at Peats Bite restaurant and their boat picked us up right out front of the property. Our kids enjoyed fishing and swimming off the dock and everyone enjoyed the spa. It was a lovely stay.

NINE was a wonderful weekend away for our family. Despite being in the winter, the home is warm, and full of charm. We immensely enjoyed the SUPs, tinny, hot tub and wonderful recommendations of host, Elly. She went above and beyond to accommodate our family, and we are most grateful for her communication and thoughtfulness. We’ll hope to return in the future! Thank you!

This break was a great opportunity to unwind and relax as a family. We spent most of our time on the top deck admiring the view. Our teenagers enjoyed fishing, kayaking and the enormous milkshakes from water vista cafe. We hired a bbq boat from the marina during our stay and cruised up river, I would recommend doing that if you have more than 4 people staying. The spa was a great way to end each day!

Our group had a lovely relaxing weekend at Berowra Waters. We enjoyed the kayaks, standup paddle boards and fishing. The property was spacious, clean and comfortable and the view was magical. We can’t wait to have another visit!

Beautiful house and river setting. Fun and unique to arrive by boat. Rented a bbq boat from the marina for a day exploring the river. Highly recommend this property for a family getaway.

The house is beautifully located on the river with an amazing view. The house is very nicely renovated with a spacious kitchen and an amazing deck... Downstairs is a perfect teenage retreat and as we had 4 kids (aged 10, 12, 14 & 17) all of them had a wonderful time. Having use of the fishing and water toys was great, although we found a hole in one of the kayaks. Overall, it's a perfect weekend getaway for a medium to large sized family. Elizabeth was very friendly and easy to communicate with.

Elly is a wonderful host. The house was immaculate upon arrival and everything is in place for your stay. It’s exactly as you see it in the photos. It’s a big spacious house and the views are gorgeous. The boat service provided by Col is timed to perfection. All I would say is a weekend here is not enough here!

Location, Location, Location! Nine at Berowra Waters is a literal GET AWAY being accessible only by boat and absolute water frontage, you feel yourself slipping away from your everyday life from the moment you are greeted at the pontoon to be transported across the river. The accommodation itself is spacious with two living areas both extended with large comfortably furnished balconies boasting stunning unobstructed water views. There are four bedrooms, two with ensuites plus an additional bathroom. The heated outdoor spa, the wood burning fire, the sunny balconies along with the use of a small motorboat and fishing gear make this property an excellent choice for a winter escape. We found Nine at Berowra Waters to be immaculately clean, and thoughtfully appointed. The decor is eclectic but comfortable and all of our guests enjoyed peaceful nights sleeping. Elly is a courteous, considerate and communicative host genuinely invested in ensuring your time at this charming property exceeds your expectations. Thank you Elly!

Everything worked like a dream from our initial booking to information on arrival and being greeted by the delightful Col. And assistance to check out at the end of our stay. As soon as we arrived, we started relaxing in this truly beautiful location. The scenery is spectacular. We were lucky to have an extended stay (7 days) which we filled with fishing from the pontoon very successfully, kayaking and visiting nearby locations, games, reading, yoga and meditation. We were supplied with a boat which was easy to operate and Col was wonderful to send us helpful bits of information throughout about weather and tips. Thank you so much Elly for sharing your lovely home with us, we will definitely be back.

Gorgeous big house on the beautiful Hawkesbury river. Communication with Elly was great and collection from the wharf was all as planned so the weekend was lovely. The house is really well stocked whether its access to kayaks or kitchen equipment. My only criticism is that it doesn't seem the cleaners have not been doing their job - I wont go into details here - instead take up with the owner directly so she is aware and can address.

Great house with everything you need inside and everything you need outside to enjoy the location right on the water. So exciting arriving by boat and being able to explore the river in the boat provided or kayaks. Kitchen has everything you need. Bedrooms and bathrooms are great. Deck is huge and so relaxing to sit on the lounge. Will be back.

Spectacular views. Waterfront with private jetty gave us time for Fishing, kayaking, paddle boarding and so much more activities on the property. Family age range from 21 to 78 all had a fantastic time. Highly recommended.

We loved our stay at Bewowra Waters such a unique and beautiful place to stay. Elly's communication excellent. The house had everything that you need and more. Such a great place to stay. Colin was great. Only issue we had was our pick up from bewowra waters inn, confusion on where we were. They didn't know where NINE was, kept going to No. 9. Would suggest to book under the house No. Very minor issue. We actually think it's one of the most stunning areas we've ever been to. Would definitely recommend this accommodation.

Absolutely loved our 3 day stay. Plenty of room for our party of 8, the house was amazing and really well provisioned. Elly was so easy to communicate with and helpful with instructions and recommendations The location is just amazing and we would definitely stay here again
