    WHAT TO EXPECT
    -Arrival and Departure
    -Check-in is at 4 PM and Check-out is at 11 AM.
    -Early check-ins and Late check-outs are subject to availability.
    -A Digital Guidebook is provided before arrival.
    -Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
    -All interactions are virtual, but our office team and ground crew are available for assistance.

    Occupancy and Pets
    -The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
    -Dogs are allowed. (Maximum of 3 dogs, other pets subject to approval, all pets subject to a Pet Fee including ESAs.)
    -Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

    Amenities
    -Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, coffee filters, etc. -Guests are responsible for providing additional supplies as needed during their stay.
    -Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival.
    -There is a Smart TV in the Living Room that provides guests access to Streaming Apps. Guests will need to provide their own login credentials. Cable TV is not provided.
    -The fireplace is wood burning. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!
    -There are two AC window units; one in the dining/living room area and one in the primary bedroom with the Queen bed.
    -This unit has a washer and dryer.
    -This unit has a propane grill; propane is supplied.
    -This unit has a firepit. Firewood is not provided but can be purchased on our website.
    -No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

    Driving Access, Parking, and Entryway
    -Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
    -Parking is limited to 2 cars.
    -Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
    -Access from parking to the front door requires climbing 3 steps.
    -The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.

    Trash and Recycling
    -You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

    Disclosures
    -A signed rental agreement is required for all reservations.
    -Cancellation policies are followed strictly to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
    -Please Note: Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats, and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter may find its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open space which could attract rodents and/or insects.

    Our House Rules are designed to promote responsible behavior and respect for others. While we want to keep rules minimal, setting clear expectations is essential. We kindly ask that all guests adhere to all rules to ensure a positive experience for everyone.

The cottage was cozy and perfect as a home base for skiing, hiking, and seeing the ice castles. Beautiful view and had everything we needed. Be able to bring our dog was essential and worked out perfectly too.

Great Location, Great View

We loved this little cabin. Nice and clean with plenty of space and nicely equipped for 5 people to spend some time together and enjoy mountain area exploration . Would be great spot for people who love to ski as the ski areas are very close. We checked out local points of interest and downtown Littleton. Went over to North Conway for a day to hike and shop. Sat out on the lovely screen porch and watched the stars. Looking forward to coming again for a longer stay to do more in the area.
