Our aim is to provide all of our guests with comfort and convenience while visiting our home; however, please note this is not a hotel and certain conditions indicative of life here on the island may occur (although seldom) that are beyond our control, such as power outages, area-wide wifi outages, and possible water lock-offs. If this occurs and it is not due to the host`s negligence, no refund will be provided. We charge a much lesser rate for a property of this caliber than what the hotels would have charged. Thus, we are not able to provide the infrastructure as that of a hotel.


Failure to uphold community standards resulting in any HOA warnings or breaches will cause immediate termination of your reservations without any refunds and you will be escorted out the community by security. Kindly see rules below:

• No smoking or vaping. Smoking or vaping inside or outside the Villa or smoking materials dispersed on-site (interior) attracts a fine of $500 USD.

• No pets or animals

• No parties or events

• No aggressive behaviour.

• No drugs. No weapons. No illegal activities.

• No loud music and noise. Music should be played at an acceptable level and turned off by 9 p.m. No disturbance, noise or annoyance to the comfort and peace of the inhabitants in the immediate vicinity of the premises.

• Check-in is between 3:00 PM -6:00 P.M. If you need flexibility around the check in or check out times, please let me know in advance. If early check in or late check out can be accommodated, there is a fee. ***The main guest has to be in person for check-in to occur.*** we do not allow third party bookings

• Please note no visitors are allowed on site, only registered guests who have made payment. A maximum of SIX persons (registered paid guests) can inhabit the Property at any given time. All guests should be declared on the booking. This is a gated 24 hour security community, where secure requires ID for entry always as shown on security gate, also kindly provide your taxi driver name to us in advance (before check in) so security can be aware otherwise message us between 9 am-7 pm if the name has changed so we can update security in advance. Room access is based on guest count.

If you require a day pass at a nominal cost kindly advise

• NO overnight guests who are not a part of the approved Airbnb reservation WITHOUT PERMISSION from the Host. ***Any additional overnight guests must pay the extra person fee outlined on my Airbnb profile. As such, ensure all guests/visitors are listed on the reservation. This is a requirement.***

The rate is based on occupancy, as such all guests should be entered, number of rooms will be according to guest count.

Toiletries such as toilet paper and shower gel are provided to assist for your initial days after which feel free to visit the local grocery store if you require additional.

• Tenants/Guests are fully responsible for the actions of visitors including any damages or actions in the Villa resulting from their visit.

• Parking is only allowed on the driveway of the villa and designated parking areas by the pool and park, not on the sides of the road.

• The air conditioning (AC) units must be turned off when the windows are opened and/or when leaving the property.

• No trespassing onto other lots/property. This is a serious offence that is against the law. If you happen to have something that belongs to you end up on another lot, kindly contact us first in order to retrieve it.

• Please note exterior security cameras are on site located on the exterior of the house. They actively record once motion is detected.

• Please note towels should remain on-site. We also offer pool towels to be used by the pool and returned on site.

• Pool hours: sunrise to sunset. No lifeguard on duty at the pool; as such enter at your own risk. Children need to be accompanied by an Adult to access the pool. No alcohol, food, drinks, or glass containers permitted in the pool or on deck. No smoking allowed in or around the pool area.

• Inappropriate clothing such as wet clothes, flip-flops/sandals, bikini/bathing suits are not permitted in the gym. Make sure to wipe down gym equipment after use.

• Tenants/Guests shall use the Property for residential purposes only and in a careful manner to prevent any damage or loss to the Property and keep the Property in a clean and sanitary condition at all times. Tenants/Guests to exercise great care in utilizing furniture, utilities, electronics, appliances, and all other contents in the Villa.

• Place and store all refuse and garbage in properly covered bins or containers on the premises.

• We understand that accidents happen, but we do ask that you please let us know when they do. We will aim to fix them as effortlessly as possible which also means better chances of having your full security deposit returned.

• Please note, if you leave an item behind we will reach out to provide you with the item; however, we cannot be responsible for missing items if not found.

• This Rental Agreement is a legally binding agreement made and entered into as of the Reservation Date and between the main guest who made the booking or company ( the Guest) and the undersigned owner pursuant to which the guest has agreed to rent the residence described below ( the Property) for the duration of the Rental Term for the total rental fee and other good and valuable consideration as described herein. To use the lease premises solely as a private residence and not to use or permit the premises to be used for the purpose of a sale by auction or any illegal, immoral or offensive purpose.

• Guests cannot use the property for commercial purposes, including but not limited to photoshoots. Prior written authorization has to be given from Property Manager to use premises for photoshoot and to have additional individuals on site. Violation results in $2000 USD fee.

• The Tenant/Guests (s) agrees to follow all government COVID-19 protocols in place. This can include but not limited to: pre-testing, temperature checks, quarantine orders, isolation orders,frequent sanitization, and bearing all the costs for travel to and from the destination as well as costs while the Tenant(s) is in-country should the Tenant (s) fall ill.

• The Property Manager/owner shall not be responsible for any damage to furniture, equipment, clothing or any belonging of the Tenant which may be damaged, destroyed or otherwise by fire , explosion, storm tempest or inevitable accident or any hurt injury or otherwise to the Tenant/Guest therein.

• That the Tenant/Guest renting the premises and observing all the agreements therein contained may quietly possess and enjoy the premises during the tenancy.
