Walk down to the beach for a swim in the bay. At home, the backyard has it all: large dock, fire pit, swing/playset, hammock, grill, & oversized deck to take in the views. Surrounded by nature and water, you are just minutes from restaurants and shopping in Southampton Village &Sag Harbor.

INDOORS
The home has two levels that are connected by an interior staircase. Each floor also has a separate entrance for privacy and easy accessibility. The upper level, with the entrance at the front of the home, features a living room, kitchen, and formal dining room. This open-concept space offers views of the water through double slide doors that lead onto an oversized deck, great for grilling and dining. The dining room offers panoramic water views of the ever-changing four seasons and a Baldwin upright piano to entertain guests. Three bedrooms (king, queen, and full-size beds) and a full bathroom are down the hallway. The lower level, down an interior staircase, also has a separate private entrance from the garden. It features a master king bedroom en suite with an adjacent kids’ playroom. The open living room, kitchenette, and Florida room on the lower level also offer views of the water through oversized slide doors and a professional Kettler ping pong table. The laundry room houses an industrial washer and dryer, dry rack, ironing board, and clothes steamer.

OUTDOORS
The house sits on approximately half an acre of waterfront land in the Southampton Cove community. Entertain, dine, or just relax on the expansive deck where spectacular sunsets embellish the sky. The backyard offers multiple spaces to entertain and play; including a fire-pit area with Adirondack chairs and a kids' playground (swings, rock climber, and slide) right next to a hammock for parents. Where the backyard ends, your 50 feet of water frontage begins: it features a large private dock that illuminates at night. The dock offers seating around a patio table with an umbrella, which is great for waterside dining al fresco. The large floating dock affords plenty of space to launch kayaks or paddleboards, keep your boat, or dip your feet into the water while soaking up the sun. The garage stores all of the extras available to guests during your stay: deep freezer, beach chairs/umbrellas, two kayaks, paddleboard, boogie board, bicycle, cornhole set, and much more.

Please note some of the patio furniture from the backyard is stored in the garage (and screened porch) during the off-season/winter. This is to avoid exposure and potential damage by inclement weather. However, guests can remove and use any of the patio furniture during their off-season stay anytime. Please just put it back where you found it before checking out.

FAMILY-FRIENDLY
The home offers everything a family traveling with kids may need. Guests with children will have access to a pack-n-play, high-chair, kid’s bathtub, step stool, two potties (stand-alone and over-the-toilet), infant rubber seat, books, and toys for all ages. The garage houses all the outdoor toys, including an electric ride-on remote-controlled kids’ car, tricycle, scooter, inflatable playhouse, plastic sandbox, play kitchen, and more. The outlets and kitchen cabinets are childproofed. The interior staircase on the upper landing is protected by a baby gate. The lower landing can be child-protected using the kid's playpen gate assembly stored in the laundry room. The yard is surrounded by a low-lying garden fence to keep little ones from getting too close to the water.

SMART HOME
Nestled in the serene nature of the Southampton Cove community, the home offers modern amenities and the latest smart home technology inside. High-speed Wi-Fi is accessible throughout the property (indoor and outdoor) via a 3-point Nest mesh network. Smart flat-screen televisions located in the living rooms are connected to the home network and ready to access your favorite streaming content (i.e. Amazon Prime Video). Nest thermostats on both levels control the central heating, cooling, and dehumidification systems. Lutron smart switches throughout the home offer seamlessly integrated control of all the lighting fixtures, indoors and outdoors, including dimmers to set the right mood. Smart home speakers located in all of the living spaces and bedrooms throughout the home allow access to the Smart Home Assistant to stream your favorite music. The Nest doorbell at the front door allows for virtual check-in and integration with the smart home speakers alerts you when visitors arrive, no matter where you are in the home. The front door Nest x Yale smart passcode lock provides you with tailored guest access for ease of ingress without having to worry about the key or locking yourself out.

Throughout your stay, we are on call for our guests 24/7. Ask any questions, any time, with immediate responses. In advance of your stay, you will also receive a home manual that details all of the amenities and features. It also provides local recommendations for beaches, restaurants, and shopping.

Guest access
Guests have access to the entire property, inside and outdoors. Since the home is located within the Southampton Cove community, guests have access to a nearby waterside pavilion and a private marina to launch their boats.
Via water, from the house, starting at our private dock, you can paddle or boat around Fish Cove, which leads into the North Sea Harbor, Lower Peconic Bay, and out into the Atlantic Ocean.

Other things to note
Misc
The boat at the dock depicted in the photos is stored on the driveway outside of boating season. Notwithstanding, the double-wide driveway offers ample space for parking multiple vehicles.

LEGAL / LIABILITY WAIVER
You understand that swimming and the use of kayaks and paddleboards is at your own risk and that special risks may be involved with swimming, and using the kayaks and paddleboards. You accept full responsibility for any bodily injury arising from swimming, and use of the kayaks and paddleboards and hold the property owners harmless. You understand there are potential dangers that swimming and the use of kayaks and paddleboards may present to children who are not carefully supervised, as well as the danger to any person swimming, or using the kayaks and paddleboards if a person has health risks, or if a person swims, or uses the kayaks and paddleboards while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against the owners for accidents or claims arising from swimming, hiking, or using the kayaks. All guests in my group acknowledge and agree that they have read and understood this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Guests and Host/Owners.
