Please be respectful of the neighbors. The home is in a very respectable and quiet neighborhood.

By completing your reservation, you acknowledge that you have read, understood, and agree to comply with all stated house rules and property policies, and that any violation may result in cancellation of your stay without refund and/or additional fees as permitted under the booking terms.

No pet allowed.
No parties, events, birthdays, bachelor or bachelorette stays. Right to cancel reservation without refund and a minimum fine of $1000 will be imposed if evidence is detected.
No Smoking of any kind anywhere on the property (inside or outside). This includes the home, backyard, patio, driveway, and surrounding areas. A $1000 fee will be applied if any evidence of smoking is detected to cover air treatment, deep cleaning, and remediation.
No Extra / Overnight Guests (having more guests than stated in your reservation or if the number does not match, we reserve the right to cancel your reservation)
Adult supervision of children on the property at all times.
No Pre-Checking Bag Storage (Only possible when available, upon request, and for a fee)
Hot hub use is at your own risk — please enjoy responsibly. Our hot hub is professionally cleaned and maintained every week. However, we do not offer refunds for sightings of bugs or animals. A friendly reminder that Sedona is the high desert and spiders, scorpions, bugs, Javelinas and wild animals are a part of this world.
Quiet hours: 8:00 PM – 8:00 AM.
Our neighborhood is peaceful—please keep noise at a respectful level at all times. Loud music, shouting, or disruptive behavior is not permitted and may result in cancellation without refund.

Property Care Agreements

Do not move or rearrange furniture.
Do not unplug smart devices or electronics.
Please unplug unused appliances, hair tools, and laptop chargers when leaving. Ensure the stove, oven, and AC/heater are turned off.
Do not disturb, pick, trim, or damage any plants, landscaping, trees, or outdoor decor on or around the property.
No digging holes or altering the ground in any area of the property.
Any damage to landscaping or outdoor areas will result in additional charges.
No littering anywhere on the property, including cigarette butts, cigars, ashes, bottles, cans, food waste, pet waste/poop—indoors or outdoors. Any evidence of littering will result in a minimum $500 fine for cleaning, odor removal, and repairs. Additional charges may apply if damages exceed this amount.
There is one exterior security camera overlooking the front door and one exterior security camera overlooking the backyard, and one positioned outside the garage overlooking the garage entrance area. There are no cameras inside the garage or inside the home. For insurance and liability purposes, cameras must not be covered, blocked, or tampered with.
Please keep all doors closed at all times to help prevent insects and wildlife from entering the home. Sedona is located in the high desert, and occasional sightings of spiders, scorpions, bugs, javelinas, and other wildlife are a natural part of the environment. Refunds will not be provided for wildlife or insect sightings.
No eating or drinking in the hot tub. Food, beverages, sand, dirt, oils, baby oil, lubricant, lotion, or any other contaminants can affect water quality and require additional maintenance. Guests will be responsible for any cleaning, water replacement, or service costs resulting from misuse of the hot tub or contamination of the water.



Logistics & Convenience

Check-in: 4:00 PM | Check-out: 10:00 AM
Park only in designated spaces provided during check-in.
No Mail / Packages Delivered to the property. Please send it to a nearby pick up.

Note : Trash Schedule: Trash is collected every Monday. Guests are required to place the bins at the curb on Sunday evening and return them to their spot by the garage after pickup. Detailed instructions will be given on Sunday. Refusing to do so may result in a $100 fee.

We reserve the right to cancel reservations or enforce fines for any rule violations.

These guidelines allow us to maintain the highest standards for all guests.
