Loaded with breathtaking panoramic Lake Washington view, this house has a lot to offer! This unit can host up to 16 guests, featuring 4 bedrooms with 8 beds, 2 bathrooms, a fully equipped kitchen, big living space, laundry, and anything that you can think of. This kind of space and gorgeous view is definitely a rare find!
**You will have the entire upper unit with a private entrance. Please note that there`s another unit on the 1st floor, which is not included in this listing.
**You will need to walk 30+ stairs.
**Please only park 3 cars on Arrowsmith Ave S and park half on curb to make sure the road is not blocked. If you drive more than 3 cars, please find parkings on other streets. If violated, a $200 will be posed and your cars might be towed at your own expense.
This house features 4 bedrooms (with 6 queen size beds, a full over full bunk bed), a sofa bed, 2 full bathrooms, a well-equipped kitchen with oven, refrigerator, dishwasher, and microwave, and full washer & dryer with detergent, providing enough space for families and groups. Smart TV and portable ACs are also equipped in this house for better stay experience.
You will have access to the entire space except for the storage rooms on the 2nd floor and the attic area on the 3rd floor.
【PARKING】 There is no designated parking for the house, but there is plenty of free street parking available.

Our house is located in the quiet and charming neighborhood of Rainier Beach and you will get to enjoy the spectacular views over Lake Washington. Ideal setup for a family vacation or a weekend getaway.
This house is located in South Seattle, which is close to transportations and major attractions.
*Driving distance - 3 mins to Chinook Beach Park - 4 mins to Safeway - 5 mins to Pritchard Island Beach - 15 mins to downtown Seattle - 15 mins to airport - 20 mins to Bellevue - 10 mins to Renton

1.【NO PARTY OR EVENT】 We have security system and outside surveillance cameras that will be triggered by noise and motion. We will call Airbnb to force evacuating the party groups based on Airbnb`s policy. $300 fines will be charged for violating the rule.
2.【QUIET HOURS 10PM-8AM】 We try really hard to be clear about our expectations of our guests as well as what you can expect from our homes, and we believe most of our guests understand that and are awesome! But we did have enough trouble incidents that we have felt the need to outline in detail the guidelines we expect guests to follow, first and foremost being the quiet hours between 10pm and 8am which is really for the sake of our neighbors sanity. Really our goal is to provide the most a comfortable and clean well kept rental home, as well as, an awesome Seattle experience.
3.【NO SMOKING】 If any signs of smoking are detected, the guests agree to pay a $300 violation fee.
4.【NO ANIMAL】 Unfortunately this property is animal-free, NOT animal friendly because the homeowner is highly allergic to animal danders/hairs. Please DON`T book if you plan to bring an animal with you. Also note if an unauthorized animal is found in the vacation home, we will ask that it be removed immediately and a non-refundable fee of $500 (sometimes up to $1,000) will be charged.
5. 【NO SHOES】 We appreciate that you are helping to take care of the cleanliness of our house! Please kindly remove your shoes when you enter the house.
6.【Self Catering】 This is a self catering home. We will provide an initial starter supply such as toilet paper, etc. Extra supplies will need to be purchased from the store at your cost.
7.【Early check-in】 We’ll be happy to accommodate early check-in but there is an early check-in fee of $200. Availability is based on whether there are guests checking out on the same day as your arrival, so we can ONLY approve on a case by case basis once confirming with our cleaners that the home will be ready. Please check with us 1 day prior to your check-in date.
8.【NO late check-out】 Unfortunately we can`t accommodate late-check out, since we usually have same day check-in and we need to give our cleaning crew enough time to tidy up the house for the next guests.
9.【Dispose trash in the right bins】 Please sort out garbage and recycles and dispose those into appropriate cans. If you are not sure, please leave them inside house and let the cleaner take care of them.
10. 【Stairs】 Please be noted that you will need to walk about 30 stairs to the house.
11. 【Lost & Found】 Please take all of your personal belongings before you check out. If you forget something at the house and would like us to ship it back to you, we will charge $100 handling fee + the shipping fee (receipt will be provided).
12. 【Long-stay Bookings】 Note: For stays of 14 nights or longer, we require a security deposit equivalent to twice the cleaning fee. For Airbnb bookings, this will be requested through the Airbnb Resolution Center. For VRBO bookings, the deposit will be collected using the card we have on file. Vrbo with a lot of sleeping options, double queens in each of the 4 rooms but the family room had very little comfortable furniture.

Great property for a group
Very comfortable spot with tons of beds and good size living area. Only change I would want to see is some more seating in the living area. Other than that, it was great!

Seattle stay
Clean house. Nothing extra. No extra blankets, no mirrors except in bathroom. Not enough furniture for all of us to sit, no pillows for floor. We had trouble getting into house & I texted both numbers that I had & no one responded.
Weeds all over outside.
Beds almost in floor. No top sheets on beds & im sure comforters are not washed each time.
