You will have access to the 2nd floor of the house since 1st floor is a separate unit, which is NOT included in this listing.

2.【QUIET HOURS 10PM-8AM】 We try really hard to be clear about our expectations of our guests as well as what you can expect from our homes, and we believe most of our guests understand that and are awesome! But we did have enough trouble incidents that we have felt the need to outline in detail the guidelines we expect guests to follow, first and foremost being the quiet hours between 10pm and 8am which is really for the sake of our neighbors sanity. Really our goal is to provide the most a comfortable and clean well kept rental home, as well as, an awesome Seattle experience.
3.【NO SMOKING】 If any signs of smoking are detected, the guests agree to pay a $300 violation fee.
4.【NO ANIMAL】 Unfortunately this property is animal-free, NOT animal friendly because the homeowner is highly allergic to animal danders/hairs. Please DON`T book if you plan to bring an animal with you. Also note if an unauthorized animal is found in the vacation home, we will ask that it be removed immediately and a non-refundable fee of $500 (sometimes up to $1,000) will be charged.
5. 【NO SHOES】 We appreciate that you are helping to take care of the cleanliness of our house! Please kindly remove your shoes when you enter the house.
6.【Self Catering】 This is a self catering home. We will provide an initial starter supply such as toilet paper, etc. Extra supplies will need to be purchased from the store at your cost.
7.【Early check-in】 We’ll be happy to accommodate early check-in but there is an early check-in fee of $200. Availability is based on whether there are guests checking out on the same day as your arrival, so we can ONLY approve on a case by case basis once confirming with our cleaners that the home will be ready. Please check with us 1 day prior to your check-in date.
8.【NO late check-out】 Unfortunately we can`t accommodate late-check out, since we usually have same day check-in and we need to give our cleaning crew enough time to tidy up the house for the next guests.
9.【Dispose trash in the right bins】 Please sort out garbage and recycles and dispose those into appropriate cans. If you are not sure, please leave them inside house and let the cleaner take care of them.
10. 【Lost & Found】 Please take all of your personal belongings before you check out. If you forget something at the house and would like us to ship it back to you, we will charge $100 handling fee + the shipping fee (receipt will be provided).
11. 【Long-stay Bookings】 Note: For stays of 14 nights or longer, we require a security deposit equivalent to twice the cleaning fee. For Airbnb bookings, this will be requested through the Airbnb Resolution Center. For VRBO bookings, the deposit will be collected using the card we have on file. If no deep cleaning is required upon checkout, the deposit will be fully refundable. *Please be noted that driveway is not accessible - you will have to climb stairs to get to the unit and use street parkings.

9. 🚮【Dispose trash in the right bins】 Please sort out garbage and recycles and dispose those into appropriate cans. If you are not sure, please leave them inside house and our cleaning crew will take care of them.
10. 📮【Lost & Found】 Please take all of your personal belongings before you check out. We are NOT responsible for any lost or missing personal belongings left by the guests on the property. If you forget something at the house and would like us to ship it back to you, we will charge $50 handling fee along with the actual shipping fee (receipt will be provided).
11. 🙋【Extra guest fee】 Airbnb only allows to put maximum guest number as 16 guests. If you have more than 16 guests, please be noted that we will charge extra guest fees for $25 per extra guest/per night to cover accommodation cost. For example, if you have 20 guests and you are staying with us for 3 nights, you will need to pay $25*4 extra guests*3 nights=$300.

The location, space and comfort of the house were all fantastic. We particularly loved being in walking distance of shops and restaurants as well as the unbelievable view of Green Lake, including a giant cherry tree in bloom!

Nice place with hidden access
The house is wonderful. The view of Green Lake is beautiful and being able to access the lake with so many options, swimming, boating, etc was great. Nice shops in walking distance and nice evening relaxation on the porch. The access was difficult with unmarked (wrong address) to the steps leading to the house from Green Lake side and a complete inaccessible parking and walkway due to large construction job blocking everything on the East side Woodland Ave side. No warning about this difficulty so it was hard to locate the house. Once in, however, it was wonderful. I am sure once the construction is done, it will be accessible once again.

Superb location; property nice but not at premium end
We loved Green Lake - it’s a great location for a few days/week in Seattle. The lake itself is fantastic for running, walking, boating and this property could not be better located. Also there are plenty of nice cafes and restaurants nearby.
It was a pity that the professional manager appointed to liaise with guests and manage the property seems uninterested (polite, yes, but not engaged).
Communication was a big issue - we sent a few messages after booking which did not receive a reply. The check-in was messy and the manager noted that they were not used to the VRBO platform.
Also, the manager does not appear to know that some items need to be addressed - taken individually none of them are big issues but collectively they give the impression that they are cutting corners to maximise rental yield - there’s nothing wrong with wanting to earn a return on a holiday rental but it is a problem when a property is advertised as a premium holiday letting but it is not managed as such.
One issue worth mentioning, as it might be of interest to other potential guests, is the fact that (in summer) it’s broad daylight in the bedrooms from 6 am as the blinds installed are pretty cheap and ineffective in keeping the sun out. This may not be an issue for some visitors….
That said, it wouldn’t take much to address the issues we ran into.
