    This newly remodeled house features 6 bedrooms (8 beds in total: 2 full, 5 queen, 1 king), 1 sofa bed and 4 full bathrooms, providing enough space for families and groups. This house also has 2 fully equipped kitchens with everything you need for preparing fresh meals. New appliances are also equipped in this house for better stay experience.

    You will have access to the entire house!

    The house is located in Meridian neighborhood, which is the heart of Seattle. It`s incredibly close to restaurants, grocery stores, transportations, and major attractions.

    We have security system and outside surveillance cameras that will be triggered by noise and motion. We will call Airbnb to force evacuating the party groups based on Airbnb`s policy. $300 fines will be charged for violating the rule.

    We try really hard to be clear about our expectations of our guests as well as what you can expect from our homes, and we believe most of our guests understand that and are awesome! But we did have enough trouble incidents that we have felt the need to outline in detail the guidelines we expect guests to follow, first and foremost being the quiet hours between 10pm and 8am which is really for the sake of our neighbors sanity. Really our goal is to provide the most a comfortable and clean well kept rental home, as well as, an awesome Seattle experience.

    3.【NO SMOKING】
    If any signs of smoking are detected, the guests agree to pay a $300 violation fee.

    4.【NO ANIMAL】
    Unfortunately this property is animal-free, NOT animal friendly, including service animals, because the homeowner is highly allergic to animal danders/hairs and we have exemption from Airbnb. Please DON`T book if you plan to bring an animal with you. Also note if an unauthorized animal is found in the vacation home, we will ask that it be removed immediately and a non-refundable fee of $500 (sometimes up to $1,000) will be charged.

    5. 【NO SHOES】
    We appreciate that you are helping to take care of the cleanliness of our house! Please kindly remove your shoes when you enter the house.

    6.【Self Catering】
    This is a self catering home. We will provide an initial starter supply such as toilet paper, etc. Extra supplies will need to be purchased from the store at your cost.

    7.【Early check-in】
    We’ll be happy to accommodate early check-in but there is an early check-in fee of $200. Availability is based on whether there are guests checking out on the same day as your arrival, so we can ONLY approve on a case by case basis once confirming with our cleaners that the home will be ready. Please check with us 1 day prior to your check-in date.

    8.【NO late check-out】
    Unfortunately we can`t accommodate late-check out, since we usually have same day check-in and we need to give our cleaning crew enough time to tidy up the house for the next guests.

    9.【Dispose trash in the right bins】
    Please sort out garbage and recycles and dispose those into appropriate cans. If you are not sure, please leave them inside house and let the cleaner take care of them.

    10. 【Lost & Found】
    Please take all of your personal belongings before you check out. If you forget something at the house and would like us to ship it back to you, we will charge $100 handling fee + the shipping fee (receipt will be provided).

    11. 【Long-stay Bookings】
    Note: For stays of 14 nights or longer, we require a security deposit equivalent to twice the cleaning fee. For Airbnb bookings, this will be requested through the Airbnb Resolution Center. For VRBO bookings, the deposit will be collected using the card we have on file. If no deep cleaning is required upon checkout, the deposit will be fully refundable.
    *Please be noted that driveway is not accessible - you will have to climb stairs to get to the unit and use street parkings.

    Airbnb only allows to put maximum guest number as 16 guests. If you have more than 16 guests, please be noted that we will charge extra guest fees for $25 per extra guest/per night to cover accommodation cost. For example, if you have 20 guests and you are staying with us for 3 nights, you will need to pay $25*4 extra guests*3 nights=$300.

Few Sandwiches Short of a Picnic

This is an interesting VRBO. On the one hand, the location is excellent being right across from the lake and in close walking distance to shops and restaurants. It's also recently renovated. However, there are issues. First, the exterior of the property screams deferred maintenance. Decaying crab apples were left all over the lawn and exterior stairwell, peeling exterior paint gave the entrance a "projects" look, a broken downstairs window, and a gutter that leaked onto your head as you entered the main floor front door. On the inside, you can tell the bare minimum was done to make sure the property looked good on the surface. Yet if you look closely there are again problems. In one area the new plastic wood floorboard has a large gap. In another, you notice that there was no HVAC system installed and instead on cold Seattle winter nights, you're relying on multiple cheap small space heaters installed into the walls that can struggle to keep up. The kitchen island is new, but the trim facing the lake is already falling off. Then there's the fact that we rented the whole house, which was a good price, but didn't find out until we got there that half of the house is downstairs through a separate entrance in the back rear of the home. This meant that since this was winter, the downstairs was too big a pain in the neck to practically use. In the final analysis, would we stay there again? The reality is the location is good enough that if there was nothing else available we would
