Perfect Getaway & Awesome Host!!
My wife & I really enjoyed our weekend celebrating our first wedding anniversary at the boathouse! Everything was exactly as described in the listing and more. Mark met us at the parking lot when we arrived & gave us a tour around the marina before taking us to the boathouse. He was sure to let us know that he is always available if we had any questions or needed anything. Everyone around was very friendly as well. We seen turtles, gators, and even caught some fish! It was a great trip to say the least!!! Mark is an outstanding host!!!

Absolutely amazing
Everything was great! The host was amazing and meets you at the property to give you a tour so you can enjoy everything available to you. It is the perfect location. The boat is the the end lot so you can see and enjoy the river from all sides of the boat. Extremely peaceful and beautiful. We did purchase our own pillows and a sheet to be more comfortable. There were two smaller pillows and a decorative quilt like cover on the bed but no sheet. Absolutely recommend going to the deli- amazing real people. Will 100% be back. This will be our new spot!

Excellent celebration
My husband and I came to celebrate his birthday. Mark was very hospitable and set the entire weekend up for success. We brought our own jetski and per Mark's reference, Boat Tree Marina launched and retrieved it for us. We were able to see sunrise and sunset and enjoy the beauty of the area. The bed was comfortable. The accommodations were excellent. I would return!

Very Pleased!
I travel to the area often for business and wanted to mix it up. Mark is great! My flight was delayed and he met me at 1 am. I am also a life long boater. The property was exactly as described, no issues at all, and Mark made the experience better. He is available 24/7 and a wonderful man. Thanks for everything Mark.

What an amazing experience!
What an amazing experience! We wanted to do something different … so we stayed at Mark’s houseboat and it was nothing short of a great relaxing adventure! His houseboat is super super clean, he’s an awesome communicator as a host and the houseboat has everything we needed. The Marina has a great restaurant with music and they had entertainment on our first night there. The cafe has the best breakfast! We saw alligators, turtles, fish, birds and met some nice people. I highly recommend that you stay here if you’re looking for something different and to create memories!

A Week on the River
We spent a full week at this property, and we really enjoyed the novelty of the boat! Mark exceeded every expectation as a host, and the boat was immaculately clean, as well as being well stocked. The best part of being on the river was that we never felt hot, even though we were in Florida in the heat of the summer! We enjoyed the walk back to the boat looking for turtles and gators. The only thing I'd change is that I'm an "unpacker", so I would have loved more dresser space, but that's personal preference! ***HIGHLY RECOMMEND***

Great host
Mark was a really nice guy and he showed us all the Amenities the property had to offer was way more than expected. A pool, tiki bar and live bands at the marina. we had a minor maintenance issue with the shower door screw came loose and he was there within five minutes to fix it for us. It was a good deal with lots of space on the boat for family. I would definitely do it again!

Perfect getaway!
We were contacted by Marla around noon of the day we would check in. He said he would call me when it was ready if I wanted to check in earlier. We had lunch bought some groceries and mark called so we met him at the marina. The whole checking in was so easy and the host mark is amazing. He helped us to the river boat . The whole experience of waking up on a boat and watching the sun rise , drinking coffee and catching fish was priceless. We will definitely do this again!

Fabulous houseboat with a wonderful host
Wanted a new experience so rented this houseboat for spring break with my sister and 10 year old nephew. I can't begin to tell you what a wonderful time we had. Out of the gate Mark the owner could not have made us feel more welcome. The place was immaculate. You will not want for anything. Time and effort had been taken to make sure your stay is comfortable and relaxing. Mark was attentive and accommodating throughout our 5 day stay. The highlight of our trip was going on his sunset boat ride. Saw the most amazing sunset and full moon all at the same time. Lots of beautiful wildlife and Downtown Sanford is historical and quaint. Make sure you take the commuter train to Winter Park. We had a wonderful time and are already planning to go back!

The property was just as nice as in pictures. Everything you need was there. Mark greeted us and showed us around the boat and marina. He checked on us to make sure we were happy and enjoying our stay. Everything was perfect. We very much enjoyed our time there.

Exceptional property and gracious host. Wish we could have stayed longer. Definitely recommend renting a pontoon. Weather didn't cooperate for us but I bet the river would have been beautiful. Lots of wildlife at the marina made it special for our kiddos.

Peaceful retreat
Birthday celebration on the St. John was perfect thanks to the help of Marc & his awesome houseboat. The boat is kept at the end of the dock and the views are beautiful! Quiet and calm you never felt the houseboat rock even with wake. It’s centrally located near several fresh water springs too. Great for family or couples.

We are sorry to hear that you feel our cleaning fees in your opinion are excessive. We strive to offer our guest nothing but a five star experience and from all recipes prior to yours we have been proven by all of our guests that this is exactly what we have delivered... As far as you giving us a three star rating when you did nothing but boast of how wonderful and beautiful everything was as you were being shown around the marina as well as the houseboat we find that to be very confusing..... As far as the cleaning fees are concerned all fees are itemized on the booking site you saw everything prior to booking if you felt that our cleaning fees was excessive you certainly had the option not to book your stay with us.... Your review of or property to be frank is insulting to us especially when we go above and beyond to ensure that our guests have a great experience.... We wish you well in your future stays however they will definitely not be with us again.....

Perfect mini-vacation!
We really enjoyed our stay. Mark and Dawn were great hosts. The houseboat was nicely furnished and equipped, and very comfortable for my husband and me. The aft deck was perfect for coffee in the mornings We, and the foredeck was perfect in the late afternoons/early evenings. We had adult kids and grandkids visit one of our days and were able to go on their boat to Blue Springs and back. The Deli at the marina was a great place for breakfast or lunch, and there were excellent options in Sanford for dinners. We hope to stay here again in the future.

In love with water lovers!
There is so much to love about this rental. First, location, location, location! It was so nice being on the river and still having access to all the amenities of the marina. The food at Connie’s diner is excellent. The marina is within minutes of several restaurants and grocery stores. It was exactly what we wanted. Second the boat is beautiful and immaculately clean. The furniture is comfortable, especially the bed. The kitchen was well stocked with anything we needed. We absolutely loved being on the boat. Last but not least, our host Mark was amazing!! He thought of everything and gave us a wonderful tour and tutorial upon check in. Mark is extremely responsive and professional. He went above and beyond to ensure our stay was as relaxing and enjoyable as possible. My only complaint is our time at Water Lovers went by way too fast. We will definitely be back!

River and nature lovers retreat
Loved staying on the houseboat for over a week. Fun to observe the daily rhythms of the river and wildlife. So nice and convenient to be able to cook and grill own food. Mark was so attentive to every need. The pontoon boat we rented from him was luxurious and so much fun.

Beautiful houseboat escape
We didn't know what to expect but nothing could prepare us for this gem. Mark made us feel so welcome and did a great job of introducing us to houseboat living. We were able to view both sunrises and sunsets from our private forward and aft decks. The interior was spacious, comfortable and beautifully furnished. Hope to be able to return in the future.

Renter Beware !! Full Disclosure - Please Read - 5 star reviews are misleading .
Pros: The houseboat is nice inside. The communication with owner and wife was excellent. Cons: The Central A/C inlet filters ( 2 ) on the boat were beyond filthy !! Very bad, especially during times of COVID. Contacted owner to replace them, which he did. Boat Tree Marina is located across from a hugh power plant that can be noisy and stays brightly illuminated at night. Noise from 2 nearby major highways (17/92 and I-4 ) and elevated railroad tracks ( Local commuter trains run frequently as well as Amtrak ( Sanford is a terminus for Lorton, VA to Sanford, FL - Disney Auto Train ) can be annoying and disturbing. The marina has a bar / restaurant that is noisy and with a particular clientele that may not be " inviting / appealing " to all renters. The F dock, which you must travel on, every time you go to and from the boat is " scary / depressing ". It consists of a floating dock at some points ( some may find it uncomfortable to walk on ). Many of the boats that have slips on the dock are " floating coffins" - an expression that one resident uses for boats that will never leave their slip due to the poor condition of the boat ( mechanical, structural defects, etc. ). Many residents are living full-time on these boats, in various stages of disrepair. Albeit, most of the residents were friendly. All of your possessions must be " carted " the length of F dock using the marina's cart or the owner's cart ( with one of 4 tires that is flat !! ) Enough said ! I wanted to provide full disclosure ! The above are the facts. My wife and I still can not understand why other reviewers failed to mention any of the above and gave all " 5 star " reviews . ??? No Comment - But I have my thoughts as to why .. : > (

To everyone reading this review.... Please be advised the tenant who we had the unfortunate experience to host is nothing less then a mental case from what we can only assume..... Our experience with him was absolutely horrendous.... When booking his stay he seemed like a peass

Close to work and peaceful on the water. Sorry we missed sunset cruise with Mark, but, lightning storms were about 5 or 6 pm every day. Will try again another time for that. Loved dinner at the German restaurant downtown. Great food. Thanks Mark and Dawn for making our work week restful!

OUTSTANDING!!
I had an Awesome experience At the Boathouse! Everything was emmaculate, Very clean. Mark was exceptional, he is Very informative and hands on, anything you need he will come quickly to your rescue and at the same time make sure he don't invade your space and give you your privacy. If you love boats and water, this place is for you
Just got home from a 3-night stay at "Water Lover's Retreat" and it was fantastic. Highly recommended! If you want something more interesting than a humdrum stay in a motel by the highway, you're in the right place. The view is great, with lots of wildlife swimming around in your backyard like gators, turtles, and cranes. Not to worry, the gators are relatively small and can't get up onto the dock or boat ;). Inside is updated and nice, and most importantly the air conditioning works perfectly. Super comfortable. The owner is very responsive and friendly. Be sure to rent one of his pontoon boats, that will make your stay all the more memorable. Fair warning, the walk on the dock to the boat is very long and parts of it are along a floating dock that wobbles slightly.

Relaxing and Wonderful
This houseboat stay was one of the most relaxing get always we have had. The boat is lovely and decorated like a “home”. Mark, the property owner is super and very gracious. The scenery is great. There are restaurants right at the marina as well as in the nearby historic section of Sanford that we found delicious. I’d recommend this if you are looking for a relaxing few days.

The houseboat is very nicely remodeled! It’s super clean and located at the end of a long dock overlooking the St John’s river with a great view. Mark the owner was informative and showed us the marina layout for convenience and that helped a lot. We will return for a longer stay!

Location, Location, Location
The houseboat is at the end of a long pier of boats in a marina., on a river. From the front covered deck you can see both ways on the river and whatever movement there is of boats coming in and out of the marina.. There is always something interesting taking place. This is a unique property. Also important is that the owner, Mark, is very responsive to communication by phone and text messages, both before arriving and during the stay. He is style and detail oriented.

The wildlife along the dock is so amazing!! The views from the decks of the houseboat are great, especially at night. It is so calm and peaceful. The grill on the front deck is great and super easy to use. mark keeps everything well stocked and close at hand. He also has two pontoon boats that he rents. I highly suggest you go up the river in one of them. It is so peaceful and relaxing you won't want to get off of them. really easy to take a lunch along with and eat it on the lake when you get there.
