Excellent stay in a wonderful house

Gaetano and Clara have a wonderful property and a very beautiful house. We enjoyed our stay and both the indoor and outdoor areas are perfect. Very helpful hosts that showed us the best local stores and restaurant when we arrived. Definitely a place to visit again.

Séjour idyllique dans la très belle maison de Gaetano et Clara. La maison est spacieuse, très propre et dispose de tout le confort pour passer des vacances parfaites. Gaetano et Clara sont aux petits soins pour nous renseigner sur la région, les restaurants et les commerces à proximité. La vue depuis la maison est magnifique. La piscine est grande, très bien entretenue et dispose de suffisamment de transats pour chacun. Nos vacances ont été parfaites.

La nostra vacanza è stata molto piacevole, grazie anche alla posizione della struttura, che oltre ad avere una vista stupenda, è facile da raggiungere e godi di una posizione comoda. Struttura accogliente ben tenuta e molto ben pulita. Il Sig. Gaetano e la Sig. Clara, presenti in modo discreto nella proprietà, sono stati sempre disponibili ed accurati nelle indicazioni fornite. Un posto che sicuramente consiglierei.

Lovely italian home

We had a lovely time. The property is as described and the kitchen is very well stocked, making meal preparation easy. Views from the property and particularly the balconies are lovely. The pool is a great size, especially if you have older children. Geatano was very helpful including showing us the best restaurants and take aways in town. The ravioli from the fresh pasta shop he took us to was outstanding.

Amazing villa with lovely hosts

We had a fantastic week in Gaetano’s home, the villa is very comfortable, the pool is amazing and it’s a great location. The air con is a godsend and the house is really well appointed-we loved playing billiards, table tennis and table football! Gaetano speak fantastic English and was really helpful with recommendations etc. He and his wife stay in a smaller property on the same site but this did not bother us at all as they left us to have the run of the villa and complete peace. I can highly recommend staying here

We loved our stay here, the large private pool, beautiful grounds and the views across the valley from both the garden and our bedroom terraces make this large, immaculately maintained country house really special. The setting is remote and tranquil but Marsciano is only a short drive and has a number of good shops, supermarkets and restaurants. Gaetano speaks excellent English and was always on hand to help with recommendations and bookings as well as making sure we had directions to find the villa after we landed at Rome. We really enjoyed getting to know owners Gaetano and Clara, who built the house and who live in the smaller house in the grounds. Our only regret was that we couldn’t stay another week. Highly recommended.

We had an absolutely lovely stay at Pian del Rocchio. The house and pool area are wonderful, nothing is missing and it is obvious that there has been put a great effort into making it feel like home. My husband already miss the collection of LP’s and the game room was a big hit and hosted many family evenings during our stay. Gaetano was the perfect host. We were very touched that he took time to instruct our son in the archery, which was a very special moment for him. There are many things to see in the area Assisi, Orvieto, Todi the waterfalls in Terni I can keep on going… Gaetano gave us recommendations on where to eat in Marsciano and we specially enjoyed Mattta. We would love to come back another time grazie Mille Gaetano

Fabulous Villa

The villa was perfect for us, the pool was lovely and the house very practical for 2 families. Gaetano was on hand for any questions we had - he stayed in a little house to the side of the villa within the garden, with his wife Clara who we didn't get to meet. This is very much a family home with personal items around the house and the layout is good. Understandably the billiard table is not for use by children. The garden is a good size and allows plenty of room for the kids to run around - it is fully fenced and well kept. Gaetano was extremely generous with his time and recommendations and looked out for the kids. We had a fabulous week and I'd fully recommend a stay here.

Alle luxe, alle ruimte, echt genieten

Wat een prachtige plek! Het huis en de tuin bieden weids uitzicht. Je bent echt van de wereld en toch ben je met tien minuten rijden bij winkels en restaurants. Een paar prachtige steden binnen een uur rijafstand maken de locatie compleet. De tuin is mooi ruim, het zwembad is opvallend groot, je kunt altijd ergens zon of schaduw vinden. Het huis zelf is riant en het ontbreekt aan vrijwel niets; we hebben hier zelf ook veel gekookt en gebakken en altijd buiten gegeten. Huis en tuin worden supergoed bijgehouden, ook tijdens de vakantie, en de eigenaar is goed aanspreekbaar. Dit waren twee zalige weken!

Fantastic house with plenty of space for 10 persons. Very well equiped.

Fantastic place with a wonderful view over the Umbria landscape. We really enjoyed every day of our 2 weeks stay. Very nice and big pool with plenty of sunbeds and umbrellas. Beautiful garden where you could find calm places and shadow. Several places for eating outside. You find many small nice towns close to the house and it was a big challenge to ride our racing bikes when you come from a flat country like Denmark. It was the second time my son and his family stayed here and the first time for me and my wife. And we are convinced that we will be back later. The host family Zapulla took care of everything in the garden and pool - and all kind of request we had were immediately answered. If you want to enjoy Umbria we strongly recommend you to take a stay at Pian del Rocchio into consideration. Bjørn Larsen, Denmark

Fantastic villa, beautiful location, lovely hosts

Wonderful villa, with everything you could possibly want, with 5 children between 2 families, bordem was not on the menu. A fab swimming pool, table tennis, billiards table and beautiful gardens what more could you ask for. Clara and Gaetano were wonderful hosts, and even when our flights were cancelled and we arrived early hours of the morning at the wrong airport Gaetano offered to pick us up. And even supplied us with breakfast the next morning. Nothing was too much trouble. People return year after year and I can see why. Would recommend to all my friends and will hopefully return again ourselves. Thank you Clara and Gaetano for a wonderful holiday 👍😀

GREAT HOLIDAY – AGAIN – IN VILLA PIAN DEL ROCCHIO

We spent again a great holiday (2 weeks) in Villa Pian del Rocchio which doesn't let you down. Villa is in very good condition, householder is taking very good care of it. Facilities are on the special level with a proper pool and all other activities (billiards, card and board games, table tennis, table soccer etc.), good kitchen and the garden with wonderful view to the valley. We are family with three teenagers and also grandparents joined us this time so the privacy was also appreciated every now and then which was available when enough room and especially private toilets/showers are success. Location is good: peaceful place in the country side but in ten minutes you are by car in near small city Marsciano were all the basics are available, especially Monday market can be recommended for everybody to visit in Marsciano. There are also nice small villages Collelungo and Rotecastello in walking distance if you doesn't scare a little exercise....we had daily walks enjoying views. Location is also overall very good for longer daily trips by car, quite central to visit in many interesting places of Umbria like Terni and waterfalls, Perugia, Orvieto, Assisi. We will remember these weeks forever and the hospitality of family Zappulla...waiting to visit Villa again in future. Absolutely recommended for everybody!

Beautiful property with fantastic hosts

Absolutely wonderful stay. Villa was superb and Gaetano and Clara were fantastic hosts. Nothing was too much trouble and they even came out to meet us at 1am after our flight was cancelled. Location is beautiful and so peaceful. The villa had everything you could possibly need and the pool is huge. Children loved it and kept them entertained for hours. Gaetano was so helpful, recommending places of interest nearby. Assisi and Orvieto well worth a visit. I will definitely recommend this villa to my friends and family and hopefully will return in the future. Thank you for a fabulous holiday.

Magnifique villa au coeur de l'Ombrie

Nous avons passé deux très belles semaines dans une villa où tout est d'une qualité et d'une propreté incroyable. Pour les amoureux de nature , c'est l'endroit idéal. La villa est de tout confort , billard,baby-foot et pour les amateurs de charcuterie Italienne , vous trouverez même une trancheuse professionnelle. Services irréprochables. Nous remercions le propriétaire et son épouse(Gaetano et Clara) qui nous ont fait découvrir l'Ombrie et ses environs et avec qui nous avons passé une soirée inoubliable . Un tout grand merci et à bientôt.

Beyond Expectation!!

Our family just completed 4 weeks at Villa Pian Del Rocchio. Our stay, thanks to the accomodations and owners, was incredible. We were a party of up to 9 at times (including two 3 year olds). The villa offers great gathering space both inside and out and is also very accomodating for those times when one wants to be alone for a while. The facilities and amenities were in perfect condition having been impeccably maintained. As described, the views from the Villa and grounds were breathtaking. We really enjoyed the flower gardens, fruit trees and vegetable garden on the property. The outside space and pool provided constant entertainment possibilities or wonderful relaxing areas depending on your need at a particular moment. As far as the owners, Gaetano and Clara, I can't say enough. From our landing at Rome airport to our depature 4 weeks later, Gaetano and Clara were extremely helpful, informative and available as needed. We honestly felt that we were treated like family. They were an encyclopedia of information and recommendations for all thing Umbria. Their advice was always right on as far as restaurant recommendations, shopping locations, driving directions, vineyard advice and must see sights and towns of Umbria. When we left the Villa for the last time on June 27, 2015 we left good friends. We look forward to seeing Gaetano and Clara again. We would highly recommend Villa Pian Del Rocchio. It will not disappoint!!!

Beautiful villa

The villa is fantastic and so is Umbrie! We enjoyed our holidays very much. We have visited Rome, Assisi, Marmore (waterfalls), Orvieto and Florence: beautiful cities and surroundings. The villa has everything you want, is very clean and well equiped and has a perfect swimmingpool and a stunning view. The owners are very welcoming and helpfull. We can recommand this villa!

Pian del Rocchio - A Place To Visit Again And Again!

Differences of opinion create healthy discourse. However, in this day of social media we all need to avoid frivolous conversations that can do damage to another's reputation. With this being said, I rarely write a second or third review about an accommodation. But, I was so shocked to read the review indicating that the host of Pian del Rocchio was less than excellent in his hospitality towards his guests that I felt compelled to do so. I have not been requested to do this by the owner. In fact, he is able to defend himself without my aid. But, as a person who retired out of the hospitality industry, I know how much damage one poor review can create. Here is what I have to say. We have visited Pian del Rocchio in 2005, 2006, 2008, 2010 and just recently September 2012. Our first visit in 2005 was the most complicated as it included a large group of people coming from various directions. Everyone needed assistance of some sort.....limos, buses, car rentals, train schedules....all arriving at different times and on different days. On top of that I requested that the host find a suitable restaurant to celebrate a 60th birthday party with musical entertainment. No task that I asked was too difficult for the owner. During our month long stay a multitude of requests were made of the host and never once did he hesitate to fulfill our requests or attend to our needs with the upmost grace and charm. He went out of his way to ensure that we were familiar with everything in the house as well as taking us on a tour of all the local points of interest including cantina, grocery stores, post office, restaurants, etc. On all future visits we have experienced this same high level of hospitality. When I make recommendations to my friends (2 groups have since stayed at Pian del Rocchio based on my recommendations), the accommodations have to meet 2 criteria: the host/hostess have to make the stay as comfortable and enjoyable as possible; and the accommodation has to be one that I would stay in again and again. The owner on each on the 5 years we have visited Pian del Rocchio has exceeded all my expectations. It is only natural that there are regulations regarding a stay in a vacation rental. It is the responsibility of the guest to comply. I can see from reading other reviews that the host has consistently received 5 star reviews. I trust that those reviewing Pian del Rochhio will recognize the 5 star reviews are reliable reviews.

Extremely disappointing, beautiful villa but only go if you can guarantee you will be there on time!

Have read the other reviews on a number of websites and feel that we have to put our experience to give a fair appraisal of this villa. Firstly the positives, it is quite simply a beautiful location and the villa itself was beautiful and clean with the most outstanding views of the countryside. You can literally see for miles. HOWEVER we were late arriving in Italy due to plane delays. When we phoned to let the owner know we were running later than anticipated, we were greeted by a torrent of abuse. Not what you expect when you have paid a considerable amount, are tired from delays, have two babies with you and are on HOLIDAY. Granted he came out to meet us (shouted down the phone to tell us to stay where we were) but when he got out of his car, immediately started shouting again, he called us "stupido people", asked us how old we were saying "you should know better" and told us that we were very rude for interrupting his family dinner and that the least we could of done was called (he said he had been trying to call us repeatedly - turned out he had been calling the UK landline). He threatened to not let us have the villa and then said that he would, but only because of the bambino's got in his car shouted at us to follow and drove off at speed around the twisting hills. I am a psychologist and so would like to think that I am quite calm in my approach, therefore knowing that the only way we were likely to have a roof above our heads, would be if we managed to calm him down. Therefore when we arrived he got out of the car and stood there not saying anything, so I thanked him and continued to apologise as we had been doing. He responded by getting up close to my face & shouting "you think you say sorry and it all be ok, it's not ok I am very angry..." After much apologising for our 'rudeness' he finally let us in. He then showed us around the villa. I would like to say this was as the other reviewers have described, but to say he was pedantic would be an understatement. He clearly thought they've wasted my time, I'll waste theirs. He showed us how to turn on & off every light switch, every hob on the cooker, showed us the contents of every cupboard ("in here pans, in here nothing, in here nothing, in here glasses" etc you get the idea!). The owners live on site & throughout the stay he kept walking in (let a sky man in to do the sky - it wasn't broken) and kept telling us we were using too much electricity! So a beautiful place thoroughly spoilt!
