Great location and concierge support. It was right on the beach and close to restaurants and bars. The only disappointment (not the owners fault) was the ocean. Several months of the year the water is murky brown because of the algae. Definitely not a place to snorkel.

The overall resort was fantastic. The grounds were immaculate, the 3bed unit has everything needed for our family of 5 adults. The location to the water and distance from town couldn't be better. Jason went out of his way at every turn to make our stay both enjoyable and memorable.

Fantastic place. Spacious comfortable accommodation, amazing views, right on the beach, gorgeous grounds, easy access to food and drinks, safe neighborhood, friendly locals, full kitchen, safe water right from the tap, awesome concierge (Jason), easy to book activities with pick up at the dock in front of the property. We were there with our family of four two young adult kids (19 and 22 years old). Family consensus was AMAZING vacation. 11 days!

Amazing all around

We take family trips often to explore new locations, and this trip to Belize (San Pedro) was ranked at the top with many of the kids. The staff, Jason and James were super cool and helpful for us. They even let us borrow their fishing pole to fish for barracuda right off the dock. The people of San Pedro were also amazing people!! Definitely will come back to this sunset Beach resort location.

Beautiful views and easy access

The views were beautiful. The access to the property was easy. Being on the first floor made it easy to walk out and sit on the porch or walk out on the dock and view the beach. The rooms were well maintained and cleaned. We enjoyed the privacy of not being in a hotel. The downsides were not being able to wash our towels or beach wear ourselves.

First time to Belize

What a wonderful place to enjoy Belize. Hard to choose our favorite excaurssion between tubing in the caves or have a boat pick us up right at our dock. Both were fantastic!

Incredible

Everything about this stay was incredible. I've never had such great communication and assistance for any stay. The property was genuinely the cleanest rental I've ever stayed in. It was much more spacious than in the photos. The pool and property were great. We saw nurse sharks and an eagle ray off the dock and were able to snorkel right offshore.

Hand Holding Amazing Vacation

The property managers and concierge were amazing. They held our hands 100% - from beginning to end - and even on our excursions. We didn't have to lift a finger. The property is amazing and beautiful. We were comfortable the entire time. San Pedro island is dirty (compared to the mainland Belize) but when you are at the resort itself you have no idea what the rest of the island looks like. I highly recommend going here!

Easy-peasy paradise

The pictures do not do it justice. Just walk out the door to put your toes in the sand! The outside areas were impeccable- the pool, sand and pier. The inside was exactly as pictured- clean, well set up and lots of room. Jason- the concierge was so helpful. The communication/instructions/suggestions were spot-on and made the trip easy to navigate. Christine booked us our hopper flights, golf cart, and excursions and all went flawlessly. I loved the info she sent with our itinerary and phone numbers for everyone. BTW- AliMermaid for the excursions were great. We did the fishing/snorkeling/BBQ beach & could not have been more satisfied with them. We even booked another day of fishing with them. Jason- the on-hand concierge was always around and helpful. 100% recommend this place (B1) and these people!

Great location, perfect condo, fabulous vacation

Our family stayed for a week and it was just fabulous. The condo had everything we needed and more. Jason the concierge was amazing. He assisted us with dinner reservations, outings and answered all my questions. Christine is the one of the best hosts we have every worked with. She set-up all of our in-country flights, arranged two trips for us and just made the entire trip easy. Highlight recommend the Mayan Ruins tour with cave tubing and the all day boating outing. Our favorite restaurants were Estel's for breakfast and Blue Water Grill for a nicer dinner. I also highly recommend just heading to town and finding a spot where the locals eat. The food is amazing. Secret Beach is a drive and is touristy but the water is truly amazing and gives you a great day at the beach. Bring more cash then you think you need. We can't wait to go back!

Great place to relax and have fun!

This condo!!!!! If your looking at this as an option for you, move forward🙂 it was a great place with an amazing view. Christine, the property manager went above and beyond. She helped us coordinate all of our necessary flights and excursions; and Jason, on the ground, was just a text away if we needed anything. They provided amazing recommendations for food as well. Our condo was close enough to the heart of San Pedro to experience the culture, yet on the outskirts of the city enough to enjoy the peace and quiet we were looking for to relax and rejuvenate. This home was our home away from home for a week…and we wish it would have been longer🙂

An Oasis in Paradise

We loved every bit of our experience staying here! The caretakers were super helpful and thoughtful, and the location was far enough from town to be quiet and peaceful but near enough to easily pop in to for food or activities via a golf cart ride. The walkable “lighthouse” down the beach served delicious drinks, and while the pricing was a bit premium at the corner store, the convenience of quickly popping in for supplies could not be beat. Wifi access was spotty inside the building we were in, but it was stable and strong in certain spots - not that we needed it with such an amazing view and beautiful weather to soak in!

Amazing accomodations

I can't decide what I loved the most. I loved that it was on the first floor and my kids could come and go from the pool/sand/yard games as they pleased. I loved the community of all the owners and renters and how we all gathered about the pool area. I loved that it was actually clean. . .I always give a little grace to vacation rentals because often they seem clean until you look under the bed or at the dishes in the back of the cabinet. . . But this was ACTUALLY clean. . . Everywhere! And considering it's right on the sandy beach that's impressive. I loved the concierge (thanks Jason!) The laundry service was perfect and the location was excellent. Far enough from town to be quiet and yet close enough that it wasn't a pain to go to town for meals. The only suggestion I can make to make this place even better would be to just update the cookware a bit. We made do with what we had, and honestly didn't cook much but Breakfast, but looking at the pots and pans ( both the hubs and I love to cook) some nice stainless cookware would really have elevated the unit to the next level. But again, it was still honestly better than most vacation rentals we've been in so this is really just me being picky about my cookware. We loved the selection of games, the information binders, bird sighting cards and all the other amenities. I would absolutely try and rent this exact unit again if/when we come back to San Pedro.

Amazing!!

Sunset Beach was an ideal spot to enjoy Ambergris Caye. The unit was lovely and spacious. The view could not be beat. The kitchen well- equipped but we did not cook much! Too many good places to try. The concierge, Jason, was very helpful & made a point of checking on us. Christine made planning our trip easy and arranged for a golf cart and flights for our family of 4. We really loved this location, far enough for town to be quiet & peaceful, but close enough to enjoy everything San Pedro has to offer. We hope to return and would definitely book this place again.

5 Stars, I would give more if possible

Our trip was delightful. The property was very clean, the bathrooms were updated and nice (a rain shower head in the master!). The beds/bedding were super comfortable. The kitchen has everything including spices and even a hot sauce selection which we enjoyed. You can bring your favorite ground coffee but there is a coffee maker and filters provided. The water is safe to drink and refill water bottles. The fridge is cold. There is a cabinet of things you didn’t even think you may need (extra sunscreen and bug spray) No details missed in this rental. The porch swing was a favorite and the multiple hammocks on the property were perfect for afternoon naps. We met some of the nicest people on the island at the pool. It was fun to sit on the pool bar stools and when we needed shade we hung out under the space at the end. Jason was on the property and available to us daily and even showed up early to introduce us to the boat captain he arranged. The unit has great air conditioning and Jason had the unit nice a cool when we arrived, and we never needed to adjust the temperature he set, it was perfect. The grounds are kept raked and we were lucky enough to have a fantastic breeze keeping mosquitoes away. The flowers are plentiful from every angle. The sargassum came and went several times. Christine and Jason were always available for us although we tried to not bug them. Jason arranged an excursion for us finding us a trip that covered all our dream list, Fishing, snorkeling, lunch on a private island (lobster, fish, rice, the most amazing potatoes EVER, and even included a special treat for my husband’s birthday (they even sang), rum punch, belekin beer and water), we even fed tarpon and had a stop at Caye Caulker. Oliver our boat captain and his son Soup were the perfect choice for us since I did not have snorkeling experience and Oliver who is a dive instructor knew how to make me feel comfortable enough to get in the water over the reef! I was a huge chicken but about 10 minutes in I was in love and found my new passion. I will admit I was the only one in our party to NOT swim with the nurse sharks, but I saw plenty in other areas. Christine helped us arrange a golf cart that was delivered right to the property before we arrived, and Jason had us covered with a taxi from the Water Taxi to the property. Jason had so many suggestions of amazing places to visit and food to try. You can’t help but love Belize, the people are so kind and genuine.

Excellent Property

We had never been to Belize so as the planner I was working hard to not be intimidated by the variables…in San Pedro, north of San Pedro, south of San Pedro. Fortunately, I made the right choice. This property is located south of San Pedro. There is a community funded security patrol that only allows those that should be south, south. There is a “grocery” store, which is more of a glorified convenience store, within 75 yards of the property. There are 2-3 eateries in close proximity too. The property is great. A good pool, a great pier where your excursions will pick you up. The condo was expansive, had all the basic tools for a home cooked meal, the internet was fast. The televisions were large, the air conditioning was really good. Christine was very responsive and coordinated a wonderful excursion (fishing, snorkeling and lunch…all day event, it was so fun, what a memory). She was communicative and kind. The concierge , Alvin, was absolutely above and beyond. On departure, on the water taxi to our next destination in Belize, my daughter realized she left her computer at the property. Alvin coordinated the return of the computer within 12 hours. I have rented many vrbo’s. Alvin is hands down the best support I have experienced. The location is chill, far enough away from San Pedro but close enough to get to town for a meal. Word to the wise when staying here, rent a golf cart. THANK YOU for a memorable stay. My family and I will remember it for the remainder of our days! Peace!

Perfect vacation rental!

We had a wonderful vacation here! The property is exactly as it is listed, and the location was wonderful. I loved sitting on the back porch swing in the mornings and watching the sunrise! A golf cart is a must, as none of the grocery stores and most of the restaurants are not walkable. The property manager, Christine, provided lots of information prior to arrival, set us up with transportation from the airport and helped us navigate all of the nuances of the Covid protocols. We would definitely stay here again!

Spring Break 2022

The Condo was really lovely. Very spacious for 6 people. It had everything we needed and the kitchen was very well equipped. We really enjoyed hanging out on the balcony (hammock included) looking at the beautiful view of the ocean and reef in the distance. The beds were very comfortable and the area so quiet which afforded a great night's sleep. Nice walks from the condo along the beach front. Great to have the small grocery store and tourist office right next door. It was nice to be in a quieter part of the island but a short golf cart right and you are in the heart of San Pedro. I would highly recommend and hope to come back soon.

This condo was exactly as advertised… right in the beach! Nice roomy ground floor unit. Great location a bit out of town in a quiet area, but close to good neighborhood restaurants and close enough to town for excursions. Hope to come back to beautiful San Pedro!
