From renewing our vows on the beach to sharing Belize’s underwater beauty with our entire family, Villa Mandevilla made this trip unforgettable.Our stay at Villa Mandevilla in Belize was incredible. The beachfront villa is beautiful, comfortable, and the perfect setting for a family vacation or special celebration. It was the ideal location for our vow renewal.Cora was amazing and made everything seamless. She coordinated our Belize City to island flights and arranged golf carts for our entire group, even with people arriving and leaving at different times. Her organization made the whole trip stress-free.We visited during sargassum season, but the crew cleared the beach quickly each day so it still looked beautiful for our ceremony photos.Owner Patrick was incredibly kind and helpful when we had a small travel hiccup, and he recommended a fantastic private chef who prepared an unforgettable dinner for our vow renewal evening.Cora’s husband Johnny runs an outstanding Belize scuba diving operation. He organized incredible reef dives, lobster hunting, and beach barbecues. The best part was that our whole family could participate — including my mother-in-law who hadn’t dived in 20 years and our son Jonah, who finally discovered why his mom loves the ocean so much.Villa Mandevilla was the perfect place for some of the most meaningful family memories we’ve ever shared. We can’t recommend it highly enough.

This property is exactly as advertised. Location is amazing - far enough out of town to feel a little secluded but still easy access to restaurants, stores etc. The private beach is amazing!!! Access to paddle board and kayak right out the back door was really great. Property management was excellent - very responsive - highly recommend doing the day snorkelling tour with Johnny it was the highlight of our trip!

We stayed at the Villa Mandevilla a week in February. We were very pleased with the cleanliness and location of the house(definitely need the golf carts). There were 6 couples and the house provide us a great amount of space for everyone. We spent the mornings down in the Pallapa area having coffee and watching the waters. During the day we utilized the pool area (the pool isn't large but worked well for our group) and spent the evenings on the roof top. Cora, Jorge and Johnny were awesome to work with. We had a few very minor issues at the house and the response time was amazing. We can't say enough good things about how Cora helped us plan our arrival, excursions and departure. She is very personable and we felt like she could have fit right in with our group. Jorge was so sweet making sure the pool, outdoor areas on the house and beach were clean. We had lots of laughs on our golf cart rides to and from town. It is a bumpy road but if you turn it into an adventure it is very entertaining. We did utilize the chef 3 times during our stay. It was nice the 1st night and 1st morning not having to worry about cooking. We were able to taste and enjoy the cultural foods of Belize. She even made a birthday cake for one of our crews 60 birthday. There are several restaurants close to the house that we visited and really enjoyed. We would definitely rent this house again...

Everything you need for a great get-a-way for a large group!

-Great communication with the owner, the Caretaker, Cora & the tour guide Johnny. Cora helped navigate transfers, arranged golf cart rentals, got our initial groceries delivered and made great recommendations.-Beautifully maintained grounds by Jorge. He rakes the sand, removes the seaweed, and keeps the place as bug free as possible. -Pool, dock, palapa, dining table, kitchen all wonderful. Bedrooms were comfortable and bathrooms plentiful. -We only used the chef the first night for a traditional Belizean meal so we would have food upon our evening arrival and it was good. Just so many good restaurants in town to try we didn't book any other meals with her. -Nice that the boat tours picked up right at our dock. -Great to have a basic supply of groceries arranged to be at the house already including the local rums and beer.-Further south and on other side of the island is a fun place called We Jammin' boat bar which we enjoyed for a few hours a couple of the days(10min walk or 3 min drive). Try the Captain's Tea and the Purple Shark drinks.-It is a long bumpy ride to town but kinda fun and it works out just fine. Always felt very safe. -There is a house adjacent being built very slowly. It didn't bother us, but occasionally you would hear them start work at 8am. It was the birds that would wake us up more than the workers.

Christmas with the family

Beautiful large house with large comfortable room for 12 or more, nice entertaining areas, enchanting beach and pier with some wildlife, many possibility of tours locally or in the mainland with ferry or (maybe easier) by commuter flights. Locally, by boat from the house you can reach incredible places on the coral reef or enjoy a few hours of fishing. Cora and Jonny manage the house and are always available for any need and for efficient organization of tours. It was a very pleasant vacation with my kids and grankids!

Great pool and holiday

We had a great holiday. The house was lovely and the pool was amazing with 4 young children. Non of us enjoyed the sand fleas although who would? They were nasty and uncomfortable. The weather was great until it wasn't and Tropical Sara unfortunately made the trip end badly, but the house, the Cook and the pool were great.

Large group? You NEED to stay here!! AMAZING!!

Our large family group stayed at this beautiful house 6/4/24-6/12/24. 14 of us ranging in age from 10yr to 70yr. traveled to Belize to celebrate my parents 50th wedding Anniversary and had an AMAZING vacation with everything we needed. Cora and Jorge were responsive to our needs and questions, Johnny and his crew were knowledgable, creative and fun snorkel/fishing guides. SO IMPORTANT - I must also mention that one of our family members had a medical emergency while out fishing with Johnny and Victor. These 2 men acted so calm, quickly and appropriately, notifying Cora (who is the nurse manager at the San Pedro hospital) to arrange emergency transportation and further medical care. Cora went above and beyond at the hospital to take care of and ensure that our family member was treated effeciently. Couldn't have asked for a better team of people in a scary situation!! Perfect house for a large group with AMAZING house manager and team - you NEED to stay here!!

Perfect Pick for Large Family

We have a family of 10, all adult couples. (Waiting on the grandchildren some day) So when I say family I can't comment on the stay with small children, but the cdhildrens room, which we didn't even use, was nicely appointed. The home is large, the outdorr showers and rooftop were super cool, the pool area is private and the beachfront was nicely manicured. There is a dock which I was told is shared with the houses on the driveway up to the house. I only mention this becuase we had an ackward moment when those guests showed up and situated themselves in the charis on the beach which belong to the house we were renting. It was a simple misunderstnading, which the manager addressed promptly. The only criticisms I would offer is; the distance from from town, the golf cart ride is a bit rough, the house is somewhat dated and there is construction going on next door. The noise was not bad at all, and there was a nice privacy construction wall inplace. It was very nice to have the mantenance man at the ready, and the house managers were so accomodating. The excursions we took advantage while there were the Beach BBQ, spearfishing, and scuba diving. It was super convenient that we could get picked up at the onsite dock! All around beautiful location!

Great place!

We stayed with 7 adults and utilized every bedroom. Communication and instructions prior to the visit were helpful and accurate. Great place for family or friends in a quiet area. Cora (property mgr) booked flights from BZE, groceries for the first day, golf carts & snorkel with Johnny Airport Transfers & golf cart pickup were smooth and helpful. Rooms are spacious, clean and AC worked great. Having a bathroom to each room was a positive. Kitchen worked well to cook for the group and the full size fridge was nice to hold food and beverages for a large group. Pool and beach were awesome and we used the paddle boards and kayaks daily. The roof top terrace was a great place to have morning coffee or a sunset happy hour. There is some construction next door but the crews were respectable of our privacy and the noise didn’t bother us. The house is somewhat of a long drive from town, but we like the adventure of making it an outing when we went. This may bother some, but again, we enjoyed stopping at the many small roadside stands, bars and restaurant's along the way. There are some great local restaurants nearby (stax (Robin is the best!), someplace south, happy’s taquilara) as well as a small C-store about 10min away that always had cold beer, water and ice as well as a few quick staples to save you some time driving all the way to town. We utilized a couple road side fruit and vegetable stands that had great produce, as well as tortilla and breads from local vendors.

Perfect Get-Away for the Family

We thoroughly enjoyed our stay! There was 6 adults and 2 kiddos (age 4 and 6). We loved the paddle boards and kayaks used them to explore. There were a few sting rays that we got to see from the paddle board and deck. We took advantage of using Johnny to take us on tours. He is super knowledgeable and a great guide. We went reef fishing one morning, scuba diving ( the reef is unbelievable and the second dive we saw plenty of reef sharks which was very cool!) we did group snorkeling and saw so many varieties of fish. Then we went to snorkel with the nurse sharks, which was a very cool experience. Even my 6 year old got in with us! We ate the fish that we caught. Johnny made us conch ceviche after our snorkeling trip. Our girls loved the swimming pool. The roof top has amazing views and perfect for star-gazing. Cora was awesome with communication and getting everything set us for our trip! We would definitely come back

Beautiful Location, Tons of Room

We stayed at the Villa with 10 adults and really enjoyed our time. The pool, shaded beach area, and kayaks were definitely the highlight of the property. There is also a dock that is mostly completed and not on the listing yet which was a huge bonus. If you haven't been to Belize before, don't expect a perfect sandy beach that you can wade into, they are very rare and most hotels have seawalls for this reason. The house is massive and every room is large and unique. The roof deck could hold a hundred people and has beautiful views all around. The house is built at a Belize level of craftsmanship (some cabinets drag on the floor, some windows don't function properly, plumbing fixtures are loose or installed wrong) but overall it functions really well for large groups. Communication leading up to our stay was challenging as there was often a 12 - 24 hr response time so start communicating early. That being said, Cora did a ton of organizing rides, golf carts, groceries, and a couple outings with Johnny which we really appreciated. You should also be aware that the 4 miles of road south of San Pedro to the Villa can be extremely rough. One of our carts broke an axle (luckily one of Johnny's cousins was cruising by and lent a hand). We are used to rough roads so didn't mind it but some of our family had a hard time on the commutes. I also want to note that they started construction on a house next door during our stay so be prepared for some noise during the day.

Beautiful and peaceful seclusion

3 couples enjoyed our stay at Villa Mandevilla immensely for my husbands 40th. I scoured the listings for reviews and read them all, and I must say, other reviews have not done this place justice. We had absolutely no issues with our stay. Everything was accurately reflected in the descriptions and in our communication with the managers. And we had the best time. While it is a bit of a bumpy trek to get to the house the seclusion you get is top notch. It was like we had the whole ocean to ourselves. Beautiful views, comfortable accommodations, and amazing adventures were had by all. Highly recommend booking a tour or two with Johnny. He’s and incredible guide and made our trip that much more special. We enjoyed two meals cooked for us while we were there as well. Highly recommend Alex’s dinner. Was the cherry on top of a great trip. It was incredibly easy to communicate with Cora, she was welcoming and helpful! Loved the amenities and highly recommend you take the paddle boards out to watch the sunset nightly. A very special trip was made even more special by our stay at Villa Mandevilla!

You need to stay here!

Our family of 8 (adult children and spouses) had more than enough room (and bathrooms!). The villa is private, secluded and so peaceful. The property, with its private beach, is absolutely beautiful. It's a bit of a long, bumpy ride to San Pedro, but that's a small trade-off to have accommodations like this. I can't say enough about Cora, Johnny and Jorge. They are incredible! They arranged everything for us - taxis, golf carts, snorkeling, cave tubing, a Mayan temple tour, flights to the mainland, groceries, etc. If you need a guide for anything on the mainland, ask for Said. Cora sent him to us, he's the BEST! Snorkeling with Johnny was a lot of fun, I'm told. (I don't snorkel 😁) We had some flight cancelations due to weather in the US. Cora

Lots of space

The property manager was very nice and helpful. It’s about 30 minutes to the airport and downtown. There are a few places to eat that are closer, about 5 minutes. It’s secluded and peaceful.

Just perfect

Simply put, it was the best trip we've ever been on. Cora and Johnny are fantastic, the weather was perfect, the house is beautiful with little live geckos all over in the house, the food is amazing, and every activity we did was top notch. The only issue we had was bugs, but that's living on a tropical island. Go fishing/snorkling/ziplining and all that with Johnny's tours, and you will have a great time. They have the best guides you could ask for. Make sure you get Johnny to make some guacamole (it's literally the best I've eaten) for when he bbqs your fishing catch, and when you order meals, order extra. You'll eat it all. Thank you for an amazing vacation from all 13 of us!

Family reunion

The house was a great space for our family of 14. We could not use the beach due to the seaweed issues but the pool got lots of use. Had to ask for sheets and blanket for the pull out couch but they were quickly brought.

Cora was great. the property was great. If you are looking for things to do while there just ask Cora and she will set it all up!!!

Absolutely Amazing!

Our group of 12 adult friends spent an INCREDIBLE week at Mandevilla! We could not have had a more relaxing, adventurous, rejuvenating trip. Cora was sure that every detail was taken care of and was always responsive within minutes to any of our questions or requests. The day we spent on the boat with Johnny was one we will never forget! Jorge was there everyday and made sure the pool area and the beach were spectacular. I really can’t say enough about how much we enjoyed every aspect of this property. Do it!! You won’t regret it!

HIGHLY RECOMMEND this Incredible Villa & additional Casita for your next group trip on San Pedro!

Our adult group of friends and family stayed at Villa Mandevilla & Hollow Tree Casita 2/10/23-2/19/23 for my husband's 50th birthday bash! Patrick, Cora & Johnny were a pleasure to work with leading up to our arrival and departure. The Villa is super spacious, with an inviting layout, most rooms are a King suite with ensuite bathrooms was a perfect fit for our group. Due to size of our group, we also booked the Hollow Tree Casita container house to host a few more guests. This little gem is deceiving in ammenities! I almost did not book this villa thinking the pool was too small for our group of 13 but it was absolute PERFECTION! Villa Mandevilla's groundskeeper and care taker Jorge is a machine! This man does not stop all day working the lagoon and is there in minutes if you need anything. I cannot recommend this highly enough! We will be back!

Phenomenal

I honestly can not say enough about the property. WOW is all I can say. Absolutely beautiful and amazing. What really made our stay even more amazing was Cora. She arranged everything for us. She and her husband Johnny were fantastic to work with. I actually miss them already. I highly recommend doing excursions with Johnny. We had the best time on the two we did. It was a trip of a lifetime.
