Delightful condo overlooking the water

We stayed in the Belizean Reef in Ambergris Caye in San Pedro and had a wonderful time.The communication and check in process was the best of all of our travels. Kaitlyn saw us arrive and walked us to our room when we got there to be sure everything was good. She gave us tips and recommendations of things to do, where to eat etc. We we very thankful to be able to message her on Whatsapp whenever we had questions. The condo was in a great location close to everything. It was clean and well supplied. The only thing missing was a pool but that really wasn't a problem because so many of the restaurants had a pool we could enjoy while we were eating there. This was a great little find at an affordable price. It was a wonderful trip. We definitely recommend Belizean Reef.

Nice view. Overall though just OK. Ants everywhere so we didn't cook (had had to eat meals out). Linens could use an upgrade- top sheet on the king bed was a queen sheet (one set had a big hole in it), also the kinda dingy towels. A drying rack or or hooks on the porch would have been nice for wet scuba/snorkel gear. TV cable has old technology and has to be rebooted often. Although a nice spacious apartment, seems updates are needed.

Nice tucked away spot on beach

Unit was clean and the ice cold rum drink waiting in the freezer was a nice surprise. Fresh towels/ housekeeping upon request every day. Yvette Made excellent recommendations for local restaurants and they were all 10/10. My partner and I stayed in unit 3A which I would not recommend to anyone else that is reliant upon air conditioning for comfort. There is one air condition in the bedroom that cools minimally and the rest of the unit has no air-conditioning. Needless to say, it was somewhat uncomfortable. With that being said, if air-conditioning isn’t something that you require then I would absolutely recommend staying in that unit. Bottom line is… We will be back

Belizean Reef 2 week vacation

Perfect location with exceptional view. Had a great relationship with Yvette, house manager and Eramita, housekeeper. Interior was spacious and homey. Only negative would be the main roads which were riddled with potholes and speed bumps. Expenses were reasonable, restaurant food was delicious, everything was within reach. We would return.

The condo was nice size and the kitchen met our needs. The staff were very nice and responsive. we felt safe. We enjoyed the king size bed.

Warm, Friendly and Informative.

From the moment Yvette picked us up from the Tropic Air terminal our vacation was full of very pleasant surprises. Bill & Connee have created lovely accommodations which are well maintained (Daily housekeeping) and right on the ocean for fresh breezes and natural sounds. The location is superb for walking throughout downtown San Pedro with shops, restaurants, delis and adventure tour operators. Yvette, Bill and Connee are knowledgeable references for Caye activities, customs, eating, drinking and fun times. We just had happy experiences at Belezean Reef Suites.

Great experience in San Pedro!

We thoroughly enjoyed our stay in San Pedro. This condo rental was all as promised , Bill and Connee and their on-site staff were wonderful to deal with. They went out of their way to make our stay of 25 days one of our best experiences ever! From pick-up at the airport to drop-off again, they were always there to answer questions, share local knowledge and even adjust housekeeping services to fit our schedule. We would definitely recommend this rental and do it again!

Great place to stay for a couple

We stayed in the efficiency for a few days over New Years and we both agree we'll definitely be back! The Belizean Reef will be the first place we search for availability the next time we come to San Pedro. You can't beat the price or the location. You're very close to the airport, and also right on the beach. The rooms are well appointed and for a pretty small fee, you can have your laundry washed and folded by the very friendly staff. Bill and Connie were fun to hang out with and had good advice on where to go and what to see. Yvette was a fantastic point of contact and very helpful (and patient) with our arrival and departure. We would have used her more if we didn't have a Belizean with us 🙂 Thank you all for a really great experience!! See you next time! Amy and Dan

Couldn’t have had a better time! Yvette was amazing and patient with our undetermined arrival time. Bill and Connie were gracious hosts. The condo had everything we needed and more. Very clean. We’ll never forget the amazing view from the patio. Definitely hope to come back!

Spacious condo in town with ocean view!

My wife and I really enjoyed our stay at Bill and Connee's condo. The condo is spacious, well-kept, and has a wonderful ocean view, with a great breeze, comfortable furniture, a nice full kitchen, bedroom and TV. A/C is available in the Bedroom if you want it. Bill was often nearby if we had questions, and Yvette the property manager was exceptional and went out of her way to answer questions and help. There is fresh bottled water ready for you there, and laundry can be done for you any day for a small fee. The wifi was confusing at first, but we figured it out. It works fine in one part of the apt, near the TV, and not well in the rest of the apt, so we left our phones to charge there most of the time, and stood there to do our wifi things, with good results. The TV also worked fine after we learned how to use it. Water pressure in the shower is not strong but was plenty for us and allowed nice long showers. We liked the location, as it is right at the south edge of town, near some wonderful restaurants and services, but it might not be for everyone, as it is right across from the airport, so it gets noisy after 7am when the airplanes start. But we found ourselves going to bed by 11 and getting plenty of rest so we were always ready to get up by 7am. We never needed a golf cart, walked everywhere we wanted in town, until one day when we wanted to leave town and explore. We see how 4 could stay here, but 6 looks too crowded to us. It was lovely for the 2 of us! Overall, we are very pleased and thankful, and would stay there again.

As advertised, with a caveat

This property was fantastic. Great owners, property manager, and housekeeper. Clean (spotless) studio condo. Fully-equipped kitchen. Great air conditioning. Location is 1000-feet from the Tropic Air baggage claim and 750-feet from the Tropic Air check-in. (Although Yvette - property manager - picked me up and dropped me off because I had 4 pieces of luggage.) There is also a golf cart rental vendor next door. With regards to overall location, it is on the southern edge of San Pedro, on the Caribbean Sea (east side). I could walk at a leisurely pace to the bridge at the north of San Pedro in about 15 minutes. Overall a great location. When I write, 'with a caveat', this is the only unit in the building without a beach/sea view. (I made an assumption, based on VRBO filters, that this condo itself was beachfront. The building itself is beachfront.) Because I really wanted the view, I inquired with the owner as to options and a beachfront unit was available to me at a reasonable cost for the remainder of the stay.. That unit was just as nice as this one. The only negative is that the property does not have any shaded seafront spots for this particular unit. (The unit I moved to had a large shaded balcony.)

This property is exactly as it is portrayed on VRBO. The manager is the sweetest and most helpful. Wonderful views, located close to everything and we had no problem with air noise. Would definately rent this condo again!

spacious, wonderful hosts

This condo fit our family of 5 (grown kids) pretty well. The kitchen was very functional and we ate breakfast and lunch in the condo to save a bit (there is a grocery store quite close). Bill and Yvette (owner and manager) were fantastic and went out of their way to make sure every need was met even though we only stayed 3 nights. The location is perfect and the veranda and view is incredible-our friends in fancier places ended up hanging out at our place! Thanks Bill and Yvette!!

Beautiful View, Perfect Location

My husband and I came to San Pedro, Ambergris Caye to unwind, celebrate our 35th wedding anniversary, and my husband's birthday. I searched long and hard for the perfect place, and found it in Belizean Reef. The owners, Bill and Connee, responded within hours of my initial request, which always means a lot to me. Between them, and their onsite manager, Yvette, all of my questions were answered in a timely manner, very professional. Yvette met us at the airport (very nice!) and gave us a ride on the owners golf cart to the apartment which is just a couple minutes ride from the airport. Upon our arrival, we were welcomed with a chilled bottle of wine, cheese and crackers, and a card signed by everyone! The owners, and staff, are all very friendly, hospitable, and go out of their way to accommodate your every request in a very timely manner - they were excellent! The apartment was just as pictured, and the view was spectacular - you're so close to the water it feels as though your right on top of it. The bedroom is the only conditioned room, but with the wonderful ocean breezes coming through the open door/windows, and the fans, air conditioning was not necessary in the living room, kitchen area. The kitchen was fully equipped for cooking meals if you chose to do so, all appliances in working order and plenty of dishware, silver ware/utensils, pots and pans, etc. The furniture in the living room was very comfortable, and although we don't watch TV often, the TV had dozens of channels/stations to choose from, even American TV. The bathroom is sufficient, the water pressure is not real good, but what do you expect from an island off the coast of a third world country? I didn't go with high expectations, so I was not disappointed! The king size bed (a must for us) was very comfortable, there's a ton of closet space with an over abundance of hangers (very rare!). We rented a golf cart for the week, didn't end up using it a couple of days though as my husband went diving. So because of the fantastic location of this apartment, being so close to the restaurants/bars/shops (you can walk along the beach to several restaurants/shops) you may just want to rent a golf cart for days that you wish to roam the island. In short, we had the most wonderful, relaxing week in San Pedro and we totally recommend the Belizean Reef to anyone that has a lazy bone in their body, and wants to be spoiled rotten!

Quaint,we loved the veranda!

Cool 3 story building ,beach in front,main streets in back, centrally located,we walked everywhere,never rented a golf cart,you can even walk to the airport. Bill and Connee are great hosts,we will be back next year,hoping to bring the whole family.

Great Place for Vacation for Two!

We really enjoyed our stay and would definitely recommend it to others! Yvette, the property manager was at the water taxi dock to pick us up when we arrived, and made us feel immediately welcome! She showed us around town and had great suggestions for restaurants, groceries, and a snorkeling/sailing excursion for my birthday. She even helped us resolve a citation my hubby received for not having his drivers license on his person while operating a golf cart. (Word to the wise-don’t leave your room without it.) Thanks again, Yvette!! We arrived at the condo to find rum punch and chips and salsa waiting for us, such a nice touch! The owners, Bill and Connee were great hosts and responded immediately to a minor issue with the water heater and then went out of their way to accommodate us when they realized it couldn’t be resolved immediately by upgrading us to another beautiful unit across the hall. It was great getting to know you all and we will definitely be back! Thanks for being such great hosts and making our anniversary/birthday trip a memorable one!!

Great Location!

Small complex right in the heart town. Condo is well equipped with everything you would need and you cannot beat the view. If you do need anything Yvette is more welling to assist you. Only downside would be that the planes start between 6:30 and 7:00 am, so if you are a late sleeper that may bother you. This was our third time staying at Belizean Reef and for the price and the location, you cannot beat it!
