My family and I recently had the bleesing to stay at Nautilus Del Mar in San Pedro. We were there for Christmas week 2025. The owners Mark and Carol Spencer went above and beyond to make sure our stay was comfortable and special. They were great resources for fun things to do and Carol made the best suggestions on restaurants. They both conversed with me on several occasions. Zoby the property manager was available 24/7 very friendly, professional, punctual and pleasant to deal with. She arranged our excursions, golf cart rentals and local flight details from Belize City. We were very impressed that we were picked up at the dock on the property for our excursions. Every am the staff was on the grounds cleaning the beach. They helped with our kayaks. The view from the decks and yard are amazing. I enjoyed reading, wine and even some work with the available internet service. The covered back porch is sooo relaxing with its views. We had amazing constant breeze with the palm trees offering good shade. Restaurants are within walking distance. The house is amazingly well situated with a great floor plan that offers space yet coziness. I would definitely go again and again. It was unbelizable !!!! Linda

We absolutely loved our stay at this property. The house was even better than we expected and had everything we could possibly need. Carol and Mark were wonderful to work with. They quickly answered all of our questions and gave thorough and helpful recommendations throughout the process. We greatly appreciated the special attention they give their guests! The on-site management company, concierge and staff are amazing. They booked all of our excursions, dinner reservations and reserved our golf cart. This property has been one of our favorites - fantastic owners, stunning property and extraordinary people on site. We hope to go back soon!

This rental includes help from a concierge, Zoby - she was fantastic and provided answers to all questions we had. The location can't be beat - ocean front with makes for magical mornings with coffees and beautiful evenings with a glass of wine. The house accommodated our family of five very easily with plenty of room to spread out and still a lot of common space to share.

Senior Graduation Celebration 2025

We visited Ambergris with our family of five plus one as a high school celebration in 2025. The property was clean and very well situated for access to local dives sites and several notable experiences. We went diving at the Blue Hole, snorkeling at Hol Chan, and sailing inside the reef. Secret beach was a hit with our young adult and teenage family members. The pool at the property provided a wonderful respite from the hustle and bustle of a weeklong adventure in Belize. We highly recommend this property.

A Week in Paradise

We loved the Villa. Beautiful design and very spacious. Great place for family to spend quality time together. Loved the quiet location. Pool area is beautiful. Fantastic views of the palms and the ocean. The sea breeze made the weather perfect.

Seaside Villa

Not sure where to start as every component of our stay was amazing. The house is exactly as listed, beautiful and right on the beach with great amenities. We enjoyed the pool, access to kayaks, the dock was a great place to take photos. The kitchen well stocked and plenty of space for everyone to spread out and relax. Spent many mornings enjoying the sunrise on the patio!Owners were extremely supportive and offered many suggestions to make our stay smooth and fun. Zoby the house manager was incredibly helpful and provided great referrals for our fishing trip and snorkeling trip. We had so much fun with really charismatic guides each trip. Everyone on the island was so laid back and kind, if you are reading this and you are on the fence, come stay here, you won’t regret it. Made so many memories in a perfect paradise setting! Thank you Belize, Mark, Carol and Zoby!!

Ideal setup for a cayes visit

It is hard to overstate how great this property is for a visit to Ambergris Caye. The unit itself is right on the beach, it's big and really nice. The complex is small, only six units, and well maintained. The complex staff are really helpful, they keep the grounds tidy and secure, while the onsite concierge will make your visit super easy and pleasant. The house is open to the sea, yet quite private. The location is maybe the best part, it's far enough from San Pedro to be peaceful but not so far that it feels isolated. It's just hard to find this ideal set of factors, I really couldn't say anything negative about it. Book it and you won't be disappointed.

Amazing stay right on the beach! Sunrise!

The reviews are so accurate it's hard to mention anything new except to reiterate for consistency that the owners as well as the on-site managers make an incredible team and not only do everything to ensure the needs of the guests are met but go above and beyond in terms of making suggestions and recommendations. All of the extras that you don't get at most rentals like spices, and bottom-less water jugs and coffee are awesome.The grounds are beautiful and well-maintained, but specific to Villa #6, the sunrise every morning on the front porch and then literally stepping out onto the sand on the beach is an amazing experience. Beds are super comfortable. Kitchen is fully stocked with cookware and dishware. Shampoo, conditioner and soap is provided. Housekeeping every other day unless you state otherwise.More general to the area, definitely get a rental cart. However, we walked daily on the beach and up through the resort across from Tipsy Lobster and there is a great little indoor veggie stand with all the basic fruits and vegetables, some meats, butter, and a few canned goods. Better produce than what we found at the closest grocery. The papaya was amazing!Also, at a few of the restaurants close by we were literally attacked by bugs to the point of almost not finishing our meal. Be sure and take bug spray anywhere you go outside of the Villa grounds. Another bonus, bug spray & sunscreen are available from the Villa. All in all a memorable and enjoyable vacation!

Wonderful Family Getaway!

Our stay at Seascape Villa in San Pedro was nothing short of spectacular! From the moment we booked, Spencer and Carol, the owners, were incredibly responsive and helpful, ensuring every detail of our trip was taken care of. Upon arrival, we were warmly welcomed by Zoby, the concierge, who was not only friendly but also went out of her way to assist us throughout our stay.The villa itself was perfect for our family of five—spacious, comfortable, and thoughtfully designed. The highlight, without a doubt, was the veranda. Sitting there each morning with a cup of coffee, watching the birds and taking in the breathtaking views of the water, was an experience we'll always cherish.The location is unbeatable. The villa is right on the water, making it easy to enjoy the beach and all its natural beauty. We also loved having kayaks available, which allowed us to explore the surrounding waters and add an extra layer of adventure to our trip. For exploring the area further, renting a golf cart to get into town was both convenient and fun.Seascape Villa truly felt like a slice of paradise, and the exceptional hospitality from Spencer, Carol, and Zoby made it even more memorable. We can’t wait to return! Highly recommended!

The most restful vacation we have ever had...

I want to focus this review on the house and staff. The house is well stocked if you plan to cook - some basic spices, some coffee and sugar, and lots of pots/pans/utensils/coffeemaker/toaster/etc. We made a big Thanksgiving meal (grilled the meat outside) and it went off without a hitch. The beds are a dream, and the linens are high quality - this is important to us, because I have a hard time sleeping away from home. I slept as well as I do at home in the master BR at Seascape. The bed is perfect - not too soft or too hard. The house is laid out very well for privacy - the kitchen, dining, living areas are fairly far from the bedrooms, so if you have kids (or adults) that go to bed earlier while others stay up later in the common areas then you will love the layout of this house. Beachfront location can't be beat. Our kids are 10/12/15 and so my husband and I spent a lot of time on the porch with drinks while the kids ran around on the beach or up and down the dock with each other and often with lots of other fun kids whose families were also staying in the neighborhood. Like built-in babysitters. The staff are out of this world. Zoby booked everything - Tropic Air, golf cart, restaurant reservations, excursions, and everything we did was outstanding. I did nothing and it was so great. Jonathen and the other gentlemen that maintain the grounds are wonderful - they helped us get live bait to use for fishing, helped us set up the grill, etc. The staff are a blessing.

Villa by the sea - North of town - FABULOUS

Our family of 6 absolutely loved this property! Very spacious and meticulously maintained. Plenty of room for us with room to spare. Well thought amenities like water, bug spray and coffee. The kitchen was well stocked with utensils and some condiments you don’t think about. Extremely helpful pre trip planning assistance and also during our stay. Zoby and Jonathan were just right on point. We would definitely return to this beautiful villa. Highlights: location, porch facing the sea, pier, fabulous pool, attentive local management and wonderful property owners. Also the beach is cleaned of seaweed every morning. You really can’t go wrong with this booking. Note you will need a golf cart and it is a bumpy but fun 15 mins to town. Lots of good stops to eat and Shop along the way to town. We were well pleased with our 8 nights and would definitely return.

It was so good!!!

We absolutely loved staying at Seascape Villa #6! Since we were a group of 3 couples traveling to go fishing, it was so nice to have 3 bedrooms with king beds and ensuite bathrooms, all of which were lovely. The convenience of being picked up and dropped off on the dock by our fishing guides was great! We all spent several hours enjoying the views from the deck and had plenty of space to spread out. The service provided by the staff there was always prompt and we were very satisfied with all the assistance they provided. It was so nice to not worry about arranging flights from Belize City, transportation to and from the airport, and golf cart rentals, as that was all handled by the property management. Another really nice touch is the supply of drinking water provided, no need to schlep water from the grocery store since there was a cooler with 5-gallon jugs provided. Overall, the house was beautiful and well appointed, the fishing was great, and the food was amazing! We can't wait to go back!

From the weeks leading up to our stay the owners and concierge were amazing with communication. Our trip was great, amazing location and didn’t feel too far from really anywhere. Zoby helped book excursions and dinner reservations and they owners and Zoby gave us so many recommendations before arriving. Would definitely recommend this place to friends and family and would stay again!

Truly incredible property in paradise

Pics and words do not do this property justice. From the beachfront location, incredible design and architecture, room for a family of 5 to retreat to their own spaces, high quality linens, furnishings, kitchen supplies, etc this property is 2nd to none and known to nearby locals as the nicest on the island! In addition to the property itself, the onsite managers, grounds crew, and maintenance anticipate every need and are there to help with any special requests you may have, wile somehow not even realizing they are their til you need them! First class accommodations and service all the way around, you cannot go wrong with this property!

Awesome stay in Belize!

Six of us stayed at Nautilus del Mar and we were not disappointed! The place was great- beautiful property, clean, comfortable, right on the beach. We felt very safe- private but easy to get places. Loved the dock- we often had boat service pick us up- and the pool was great! Zoby, the onsite concierge, planned activities for us, arranged pick ups, airport flights and other services- she was AMAZING! She was super helpful with last minute questions and such as well. (She got us pool floaties and anything else we needed without hesitation!) The owners also had some great recommendations for us as well. All in all, a great trip. I would definitely recommend this place and hope to stay again!

Our stay was awesome! The Villa and location was great! It was clean and safe and private! The staff was superb! So friendly and helpful with everything! Zoby, Jonathan, Kareem and Marlin! 5 star team! The owners and their communication prior and during the trip, 5 star!! All the details were handled and made easy for us. Taxi picked us up, golf cart was already at the Villa. Villa has a well stocked kitchen! Nice pool. It was a perfect way to unwind and break away from the cold in MN! Thank you!

Beautiful Villa!

The villa was beautiful and right on the beach. The water was crystal clear and calm, and the villa is close to great snorkeling! There was more than enough room for my family of 5. We enjoyed all of the comforts of home with smart/cable tvs, full kitchen and washer/dryer. The staff on site was very helpful and quickly addressed any requests. The location on the island was perfect; close to town and restaurants, and not too far from a fun, popular tourist beach with lots of amenities. A golf cart rental is a must! The concierge was very helpful with travel arrangements, restaurant and excursion reservations. The owners also had great recommendations and really cared about our overall experience at the villa. I highly recommend to anyone wanting to visit this beautiful and intriguing country!

Thanksgiving at Seascape

I stayed at the villa over the week of Thanksgiving with my husband, 2 kids(ages 10 and 12), and my parents. We had a fabulous week. The villa is spacious, clean, and extremely comfortable. It had something for everyone. I loved sitting on the patio facing the Carribean, having coffee, reading, or chatting with my family. My kids loved the pool, but their favorite activity was fishing off the end of the dock under the palapa. We all found the kitchen well equipped and easy to use, and cooked a lot of meals in. We also enjoyed some of the awesome restaurants North of town, and were so grateful for the owner’s list of favorite restaurants and grocery recommendations. We rented two golf carts for our group of six, which worked out well so we could divide and conquer when we had different agendas. The villa made the perfect home base for our week in paradise. Seascape Villas was gorgeous, well maintained, and quiet. Zoby, Maria and Johnathan were amazing hosts and took care of any need we had. Would definitely come back again to this gem of a property.

Friends Getaway

We were a party of 3 adult couples. It was the first visit to Belize for 2 of our couples. We absolutely loved the location! Perfect for visiting the reef by kayak daily. Easy to get to San Pedro or go to Secret Beach! The house was very well stocked and had plenty of space for the 6 of us. The pool was great and used every day. The staff was attentive but not intrusive. We had a great vacation and would rent again.
