    The Space:

    Villa Arena is a beachfront studio, 1-bath ground-floor apartment just steps from the sand and water on Isla Verde Beach—one of the most stunning beaches in Puerto Rico and arguably the best urban beach in the Caribbean. From Villa Arena, you’ll have direct access to a 1.5-mile stretch of soft sand and turquoise waters, all while being just a short walk from some of the best dining, bars, and nightlife in the area.



    As part of the Marbella del Caribe community, guests enjoy access to a variety of amenities, including a swimming pool, tennis courts, basketball court, children’s park, BBQ areas, and direct beach access—perfect for enjoying both relaxation and outdoor fun throughout your stay.



    The studio features a renovated modern kitchen and bathroom, an in-unit washer and dryer, a dedicated workstation, and a covered patio ideal for enjoying the ocean breeze. The property includes parking for one vehicle and comfortably sleeps 2 adults in a queen bed.

    LIVING AREAS



    The living space at Villa Arena is thoughtfully designed to maximize comfort and functionality within a compact studio layout. The sleeping area, living and dining spaces, and dedicated workstation are seamlessly arranged to create an open, airy feel without sacrificing comfort or style. Every detail has been considered to make the most of the space, from the cozy queen bed to the inviting sitting area perfect for relaxing or catching up on work. Large sliding doors open directly onto a covered terrace with an outdoor dining table—offering the perfect setting for meals with a view, just steps from the sand and the sound of the ocean.





    SLEEPING ARRANGEMENTS



    The studio features a queen bed with views of Isla Verde Beach. There is a full bathroom with a shower head and fresh towels and essentials. Villa Arena comfortably sleeps two adults





    PACK AND PLAY (SUBJECT TO AVAILABILITY):



    We can leave a complimentary Pack and Play at the property upon request. This should be requested upon booking or no later than 5 days before arrival. Pack and Plays are subject to availability.

     



    KITCHEN



    Villa Arena has a fully stocked kitchen equipped with a stovetop, oven, toaster, fridge, microwave oven, and coffee maker. The kitchen has everything you will need for an extended stay.





    GETTING AROUND & PARKING



    We recommend moving around via Uber if staying within the general Isla Verde and San Juan area.



    If you decide to rent a car, this unit offers one (1) assigned parking spot.





    LOCATION



    Villa Arena is located on Isla Verde Beach, Puerto Rico. This is arguably the best urban beach in the Caribbean. The beach is 1.5 miles long and the Isla Verde strip has a long list of dining and nightlife options. The apartment is 5 minutes from the airport and has car rentals, supermarkets, a Walgreens, and multiple hotels and casinos within walking distance.



    There are many things to do in the surrounding areas; here are some of our favorites:



    Chill at the beach! It is one of our favorite beaches in Puerto Rico and a must-do if you are staying at Villa Arena. The apartment has beach chairs, towels, and cooler for a long day at the beach.

    Lunch or dinner at La Placita de Santurce a local market with 20+ restaurants and awesome nightlife. We love Santaella restaurant, local cuisine with a modern approach located in La Placita.

    Shop at The Mall of San Juan. This mall is a 5-minute drive from the apartment and has excellent shops and dining options.

    Explore the El Yunque Rainforest. El Yunque is an easy 30-minute drive from the property and is the only rainforest under US Flagship.

    Spend a day in Old San Juan. Villa Arena is a 10 min drive away from the oldest city in all of the US. There is a lot of history to be seen and great food and drinks to have.



    Other Things to Note:

    STARTER AMENITIES



    At West Indies Vacation Rentals, we strive to provide top-notch amenities, ensuring our guests feel at home during their stay.



    All properties come with freshly laundered bed linens and towels. We provide 2 bath towels per guest and 1 beach/pool towel per guest.



    We provide a set of disposable essentials to help you get your vacation started comfortably. These include:



    - 1 set of hotel-size soap and shampoo (per bathroom)

    - 3 garbage bags

    - 1 roll of paper towels

    - 2 rolls of toilet paper (per bathroom)

    - 1 dish soap

    - 1 dish sponge

    - A small amount of laundry detergent



    Please note that we do not provide unlimited disposable amenities. It is the guest’s responsibility to review what is included in the property and stock any additional items needed for the duration of the stay.



    Most properties also include at least 2 beach chairs and an ice cooler. You may reach out to us 5 days before arrival for confirmation.





    HOUSE RULES



    RENTAL AGREEMENT: All bookings require a signed Short-Term Rental Agreement, which will be sent upon confirmation of your reservation. Guests must upload a valid photo ID (no selfies) that matches the name on the credit card used for the booking. The agreement must be signed within 48 hours of booking or prior to entering the property, whichever comes first. Check-in instructions will not be provided until the agreement is completed.



    NO SMOKING: Smoking is not permitted anywhere on the property. A $500 smoking fee will be charged if this rule is violated.



    NO PETS: While we are pet lovers, pets are not permitted at the property at any time. A $300 fine will be charged if this rule is violated, and guests may be asked to leave the property.



    QUIET HOURS: Quiet hours are from 10:00 PM to 8:00 AM. Please be mindful of noise during these hours out of respect for nearby residents/neighbors.



    UTILITIES (WATER & ELECTRICITY): In the event of an interruption to water or electrical service, the host is not responsible for hotel, alternate lodging, or transportation expenses. If service is interrupted for more than 3 hours, guests may cancel the reservation and request a refund for unused nights only. Nights already used are non-refundable.



    MAXIMUM OCCUPANCY: The maximum occupancy is 2 adults/children at all times, including visitors.



    OCCUPANCY ENFORCEMENT: Occupancy limits are strictly enforced. Exceeding the maximum occupancy may result in immediate cancellation of the reservation or removal from the property without refund.



    TOWELS & LINENS: Towels and linens are provided for normal use only. Please do not use them for cleaning or allow them to be stained with food, grease, or other substances. Charges may apply for damaged or stained items.



    TOWEL HANGING: Please do not hang towels or any other items to dry in areas visible from outside the unit. A $100 community fine may apply if this rule is violated.



    SUBLETTING: Subletting or re-renting the property is not permitted.





    CHECK-IN / CHECK-OUT TIMES



    Check-in begins at 4:00 PM, and since this is a self-check-in unit, you can arrive anytime after that.



    If you’d like to check in earlier, please contact us the day before your arrival, and we’ll confirm availability. When possible, early check-in typically starts around 11:00 AM. Please note that early check-in is subject to availability and depends on our cleaning schedule.



    If you need a guaranteed early check-in, you will need to book from the night prior to ensure the property is ready upon your arrival.



    Check-out time is at 11:00 AM. For late check-out requests, please reach out the day before your departure, and we’ll be happy to check availability for you.





    TRAVEL INSURANCE / HURRICANE SEASON



    We strongly recommend that all guests purchase travel insurance, not only during the peak months of Hurricane Season (July to October) but also throughout the year to cover unexpected events such as travel delays, pandemics, or other unforeseen issues.



    Travel insurance is inexpensive and can reimburse travelers for most expenses associated with canceling travel outside of the cancellation window; however, coverage will depend on the policy purchased. Make sure to review and understand the options before purchase.
