A Home to Relax and Unwind
The balcony is the heart of this place. It runs along the front above the river, so you fall asleep to the water and wake to the valley and peaks beyond, and there is a gas barbecue out there for evenings outside. Inside, the open lounge sits under the original beams with the kitchen at one end, so the group stays together while someone cooks, and the smart TV is set up for a Netflix night when the weather turns.

• Kitchen: well equipped with butcher block worktops, deep sink, oven and a dining table for the group.

• Bedroom 3: pine bunk beds built for adults as well as kids, sleeps 2.

• Bathrooms: en-suite off Bedroom 1 with a walk-in shower and a deep soaking tub; a second shower room off the living space.

• Utility room: washing machine, microwave and storage for ski boots and kit.

• Balcony: timber deck with table and chairs, sun loungers and the gas barbecue, overlooking the river and mountains.

Location
Saint-Jean-d`Aulps is a working alpine village in the Haute-Savoie, set along the river with mountains rising on every side. The bakery is round the corner for a breakfast baguette, and you can reach the village restaurants and bars on foot. The valley is known for skiing and hiking, and Morzine is about 10 minutes by car.

Good to Know Before You Book
This is the top floor, reached by an external wooden staircase from the balcony, so there are stairs to climb and no lift. Several bedrooms sit under sloping beamed ceilings, so head height is lower in places. The ground-floor garage used for ski and bike storage is shared with the couple living in the flat below. The balcony is wood and the gas barbecue should be used with care. Shoes off inside please, and avoid heels as they mark the oak floors. Check-in is self check-in via a lockbox at the end of the balcony, with full instructions sent on the day of arrival.

Extra charges
Pets are allowed at an extra charge of £50 per pet per stay, up to a maximum of 2; please include any pets when booking. Early check-in or late check-out can be requested at £20 per hour, up to 2 hours, subject to availability and arranged after booking through a secure third-party platform.

Booking policy
Guests are required to pay a security deposit of £200 prior to their stay. This is fully refundable pending no damages or excess cleaning being required. This will be a pre-authorisation hold on the card taken at least 24 hours before you check in, and is automatically released within 3 days after check out.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.
