NOT fully renovated

Let me start by saying it was a very nice house that could accommodate a lot of people. It was not too far from Hot Springs and was very enjoyable overall. However, there were LOTS of problems. To start, the check in process was not how the website said. I had to call the owner in order to get into the house. He said I should have gotten an email with updated instructions, but I never did. The house smelled like it had been closed up for a long time and the floors were super dusty and dirty. The Master Bedroom has a lot of light switches and I couldn’t find a single one that actually turned on a light in there. There was a large hole in the wall that someone had tried to patch up, but never repainted. There are 2 bathrooms. The front one clogged up within a few uses and we could not use it again. The owner repeatedly assured me someone was coming to fix it and no one ever did - so the bathroom was unusable. Therefore my other guests had to come into the master bedroom during the night to use the bathroom which caused issues with our 1 year old sleeping in our room. Other issues include there’s no glass turning plate in the microwave, so it was basically impossible to use. There was no oven mitt to take food out (I went buy one so there is one there now). The grill didn’t work after we bought stuff to grill. The faucet in the master bathroom was not hooked up right. The coffee pot constantly dumped coffee grinds into the pot - honestly have no idea how this happened, but it

Back patio view

The star of this property is the view of the Oauchita River or possibly Lake Hamilton. Not completely sure what body of water but whatever it is the view from the back patio is stunning. The body of water is framed by the North Arkansas mountains. I can't say enough about the view. The house is tucked back into the property and while we drove the short secluded road leading to the house, the deer were scrambling. The house is nice and had the feeling of a castle with a huge wooden door and old European accents on the interior. Fun modern accents added unique charm. Only criticism is a single TV in the entire house and the satellite tv service was very poor. We brought our own hotspot and were able to enjoy movies and the Mavericks Finals against Boston. Honestly, who cares about TV when you have a million dollar view from your back porch!

Loved but major safety concerns

Pros: Absolutely loved the home and location! The back porch was enjoyable with great sites of the river, house was welcoming, neighborhood was quiet so it was easy to relax and pet friendly. Getting to town or a store was not far and surrounding area had plenty of things to go do. Bed was comfy, plenty of space, and clean. Cons: The big issue is safety. The back door would not latch/lock so the solution the owners had was to put a small sliding latch lock on it, the sliding door in the master bedroom leading to the back porch would not lock. Only reason we felt somewhat secure while sleeping is we had our dogs with us who would alert had someone come through the doors. In the check-in message we were notified of the WiFi being limited and to limit video usage (not a problem), however, I wish there would have been an alternative of a dvd player, local channels or something. (It was Christmas Eve, weather was cold & rainy so there was not much to do besides being inside.) Overall the experience was good. A little TLC needed in the home to fix small issues and door locks would make it perfect.

Family birthday trip

As we arrived we were in love, beautiful property, beautiful scenery. As we entered the home we found it to also be beautiful, but poorly maintained. I did an initial walk through video on arrival because it looked so beautiful. We found patio door knob broken and the door won't shut completely, master bdrm door handle broken and door won't shut completely, poorly stocked, spider webs throughout inside and outside, yard a little overthrown and could use a mowing, faucet in kitchen broken and barely trickles out. And, to use the patio at night you are agreeing to sleep with Millions of bugs due to the lights and the patio door not shutting completely. We were charged a substantial pet fee for a 5lb dog which we were not infirmed of until she was seen on the front camera. We did notice a camera on the back patio also, which we feel is a little creepy due to the fact the property was rented out and people are trying to have a relaxing vacation and they are being watched from another location..I feel this is a bit of an invasion of privacy and again very creepy. We have used VRBO several times and this would be our worst experience yet.

Was a good time.

We take an annual trip each year for friend/family time. This house was just outside hot springs away from other tourists but the drive is about 20 minutes. The only thing was the air conditioning going on and off randomly. July is hot so that’s mostly why we noticed. Would stay there again for sure. Check out was easy as well.

FILTHY - UNKEPT PROPERTY - BUG RIDDEN

The house looked beautiful in the photos. The kitchen was really gorgeous - the view was spectacular. We walked up the sidewalk and the front entrance was infested with caterpillars. The code would not work to enter - thankfully they had a lockbox with a key. The house was filthy - the floors, the bedrooms, etc. The door to the deck had a chair propped against it and the doorknob was broken as was the master bedroom doorknob. The deck was infested with thousands of caterpillars - it took us over an hour to sweep them off but they kept coming for the 2 days we were there. They were climbing up all the walls. Inside the house, the window sills were full of bugs. The sheets in one bedroom had hair all over them and were not washed. The bbq was rusty and no propane was not provided. There were no washcloths, hand towels, kitchen towels, sponges, etc. There were bath towels in the bathrooms. The house is filthy and unkempt. The grass was infested with caterpillars so beware if you bring pets. Also, the mirror in the small bathroom was in the sink. We tried to contact the "House Manager" Nick, He did not get in touch with us. We have photos.

Finish the property…

As others have said, there are a TON of loose ends with this home. From arrival, the digital keypad deadbolt did not work. We had to sit in the car and wait for a return call from the host to tell us where a key was in a manual lockbox. To his credit, he returned the message fairly quickly. Inside, there are lights that don’t work / missing bulbs, unpainted sheetrock patches, painter’s plastic hanging from the chain of the chandelier in the primary bedroom closet (check the owner’s own listing photo to see for yourself), no landscaping and torn / exposed plastic weed barrier all around home, a sliding door in the primary bedroom that doesn’t lock, the door from the living room to the deck that doesn’t even latch, much less lock (there was a chair propped under it on arrival), no smoke detectors installed on the electrical ceiling boxes in all of the bedrooms, construction debris on both sides of the home, and on and on…. In addition, very little is provided. There were bath towels, no other towels - no hand towels, no kitchen towels, no wash cloths. There was minimal toilet paper, paper towels and literally two trash bags. Finally, there is NO access to the water or shoreline. In the owner’s defense, none is shown or implied in the listing, but I mistakenly assumed we would at least be able to walk down to the water since it is a waterfront lot. The rear “yard” from the house to the lake is steep and fully brush covered. There are no steps down from the rear deck. My low cleanliness of property rating is due to the condition of the exterior. Bottles and cans in yard around home, previously mentioned construction debris on the sides of the home, and severe mildew on the siding on the rear of the home. The inside of the home was clean. The property is nice and has a ton of potential, but it needs a lot of work.

Relaxation and beauty.

Beautiful hone . The description of the property - privacy , water views and the photos of the property lived up to their promises . Lovely open floor plan with very nice kitchen feature stunning views of the water . Big back deck partially covered is the perfect place to unwind and watch the boaters on the lake. Will definitely rent again.

Beautiful views

The property was lovely and the views were beautiful. We saw deer every day of our stay. Some drawbacks were that the kitchen was not well supplied/stocked with basics, the dryer was not connected to the exhaust (so we had to do it ourselves), many windows did not have coverings (even though I asked about this when I booked), the internet was spotty (so streaming a movie was impossible) and some details around the house were unfinished (like door jams, missing door knob, lack of side tables in bedrooms). However, the positives outweighed these in my opinion.

Quiet and Peaceful

The property is beautiful and well maintained. The view from the deck is amazing. It was so relaxing sitting out in the evenings and watching the river. We were visited by a doe and her twin fawns... Adorable. Nick, the property manager was very responsive.

Anniversary/Mother's Day get away

This is our second time staying at this property. The last time Suzonna still owned it and we fell in love with it. However, after this stay with the new paint & updates. We were even more in love. My husband and I spent most of our time on the deck until Saturday when our kids came to spend the day and night with us for Mother's Day. We all had an amazing time. Our kids are all teens and older and our grandson is 8 months old. The house couldn't have been more perfect. We loved watching the deer, there were so many this time. This is most absolutely our property of choice for any and all future trips to the Hot Springs area. Thank you Nick for the amazing get away.

Hideaway

This property was amazing. The kitchen was second to none and spacious bedrooms with privacy if needed. The majority of our time was spent on the balcony listening to music and enjoying the scene.

Lake Hamilton private tree house

Top notch property all to yourself. Wonderful deck with amazing view. We got snowed in so we stayed a few extra days. Top notch open kitchen for group gatherings for a meal. Communication was instant and all our needs were met above our expectations. Highly recommend

Property manager was amazing and replied when we needed anything. The house was amazing and peaceful. The neighborhood was quite and the view from the deck was breathless. Will be planning more trips here soon!

Potentially nice property needing some improvement.

Property still seems to be undergoing renovation throughout the house which was not fully communicated in the listing or ahead of time. We specifically asked about presence of window coverings/shades for the bedrooms and were misled prior to booking the rental. Wifi is Satellite internet which does not allow for streaming video to devices. However, the property manager was readily available and did try to make up for these shortcomings and accommodate us during our stay. Location is secluded, quiet, and with a picturesque view, however there is no direct lake access if that is what you are looking for.
