20 years of hard work and also with a lot of satisfaction given to me by my Guests.

You will find yourself in an elegant atmosphere right in front of the Vatican City walls.

This is a small, ancient building that was owned by the Vatican until 1958. Pope Pius XII in 1946 used to go there to enjoy privacy and spend quiet moments with his family.

The apartment is located in an ancient two-storey Art Nouveau building and is completely renovated and furnished with elegance.

-large living room equipped with 3 large windows, with dining area with glass table and elegant padded velvet chairs, a large corner sofa and a large wall-mounted smart TV

-double bedroom (king size bed), a functional and modern wardrobe with wall-mounted smart TV

-fully equipped kitchen (fridge/freezer, washing machine, dishwasher, iron and ironing board, microwave) Nespresso coffee machine and American coffee and a moka machine and everything you need for a breakfast.

-The bathroom is not very large,but is well organized and fully equipped with everything you may need.

Staying here means having all of Rome at your fingertips. Our property is perfectly situated for those who wish to explore the city both on foot and by public transport:

Vatican Museums at your doorstep: The museum entrance is located right on Viale Vaticano.
The bus line 49 (stop: V.le Vaticano/Musei Vaticani) is just steps away, providing a comfortable direct connection to the historic center (Piazza Cavour).

Metro (Line A): A short 10-minute walk takes you to either Ottaviano or Cipro stations. From there, you can reach Rome’s iconic landmarks in just a few stops:

Spanish Steps / Piazza di Spagna (5 mins)
Trevi Fountain / Barberini (7 mins)
Termini Central Station (12 mins)

Exploring the City Center: Just a stroll away, at Piazza del Risorgimento and Via Leone IV, you’ll find several bus hubs (lines 23, 81, 492) and the Tram 19. These are perfect for reaching Trastevere, the Pantheon, or Villa Borghese while enjoying a scenic route through Rome's most beautiful neighborhoods.

Taxi Service: An official taxi stand is located right by the Vatican Museums entrance, available 24/7.

Guest Tip: The area is exceptionally well-served at night. Night buses follow the same route as the Metro, giving you total freedom to enjoy late-night dinners in the city center without worrying about the commute back.

Vatican: Just a short walk from Prati, the Vatican is easily accessible on foot. You can visit St. Peter's Basilica and the Vatican Museums without needing public transport.

Castel Sant'Angelo: Located nearby, it can be reached on foot in about 10 minutes. It’s a pleasant walk along the Tiber River.

Piazza del Popolo and Villa Borghese: You can take the metro (Line A) from the Ottaviano or Lepanto stations, which will take you to Flaminio in just a 3 minutes. From there, you can explore Piazza del Popolo and continue to Villa Borghese.

Historic Center:
Prati is well-connected to the historic center.
In about 15 minutes will get you to Piazza Navona, the Pantheon, and Campo de' Fiori. Additionally,
there are several bus stops that connect Prati to these areas.

Trastevere: To reach Trastevere, you can take a bus (like the 23 or 280) that will take you directly to this charming neighborhood.

Colosseum and Roman Forum: From Prati, you can take the metro (Line A) to Termini station, and then switch to Line B, which will take you directly to the Colosseum.

Fiumicino and Ciampino Airports: For the airports, you can take the train from Termini station or a shuttle bus, both of which are easily accessible from Prati.







Upon request I can provide a private transfer with driver and private car from the airport to the apartment for 60 euros.















Behaviour: Guests are expected to be have in a civil manner, in the respect of the whole building and neighborhood, avoiding loud noise, and any other behaviour which may disturb or damage.
No noise is allowed after 22 hr.
The property is destined only to the agreed people; nobody else has the right to be there.

No smoking, and unfortunately due to various allergies of the guests ,I have always been forced to say no to pets.
