We are happy to know that our dedication to work leads to good results and you are right, our Guesthouse do not provide a lift,(as clearly written on every web site where we are present). All our rooms and breakfast room are located on first floor (not on the second) Come back and visit us soon!

We are happy to know you enjoyed your stay with us Hangbo!However, we would like to remind you that,upon your arrival, the receptionist did not deny you the possibility of having breakfast, but she only correctly informed you that breakfast would not be included that day, but available paying an extra charge (breakfast is never included on arrival day, but only from the following mornings). Then you preferred not to do it!

Dear Kelly T.We are very sorry that Mr Gene Kulinovsky did not fully appreciate his stay and some of our service. All the rooms are provided with air conditioning during the entire day and it is switched off only few hours in the night (the temperature is fresh since the early evening and nobody else has claimed that point that days).We remember you too that our structure is a guest house, with no oblige to leave the A/C on for 24h and anyway the service is active and pretty good as mentioned on booking (19 hors to 24); many four stars hotels here in Rome have a temporized A/C just like our structure, but not for this reason their guests claim for refund.So we regret but no refund is allowed, as our policy.Kind regards
