Beautiful property...worth the cost. Minor adjustments will make it an overall 'Five Star' Rental. Solidly built, large rooms with bath for each...provides total privacy for all. We would rent all over again!

This guest did have a couple minor things that were not perfect and if you knew hard this team strives for perfection - you would understand how upset I am that we fell short. I personally text/ email every guest to be sure there isn't anything that needs improvement the morning after arrival, and did not hear about this imperfection until shortly before the group left . The maid had not cleaned the crumbs out from the toaster oven and also did not thoroughly clean the coffee maker. I am 100% sure that problem would have been fixed immediately if I was informed.

A Great Stay
This is a great place to stay in Punta Cana, The Villa is safe and clean and on a great property. The beach is close by and everything else is a short Uber away. The property manager is responsive if you need anything and fortunately for us we did not have any issues with the house. I would highly recommend this property to anyone who would like to stay

Nice property; late check-in and long water outage
1. House is as described and on a prime location. 2. Electricity is not included in the rental charge – buried in fine print instead of up front. 3. Late check-in. We were let in after 5pm instead of 3pm. Reason: prior guests checked out late. No apology was offered. 4. Long water outage. Water went out after 9pm, we went to bed after 10pm, I rose at 4am to find the taps dry, and they remained dry until we left at 8:30. No chance to shower before retiring, dishes left dirty overnight and barely enough to use for breakfast, dirty toilets, we headed out the next morning still unwashed. Pat was very attentive before our stay. After we got in, she quickly had a broken shower and hinges fixed. But her handling of #3 and 4 left us dissatisfied. The water outage was beyond her control, but her response was a plain "Sorry for the inconvenience". A true 5-star host would have offered something in return, before the guest even asks, and not necessarily a monetary rebate. Simple gestures go a long way: like sending a bottle of wine or fruit basket or sending someone to do the dishes and clean the toilets after the water returned. Instead, when we asked for compensation, what ensued was a long string of messages bragging about how good a host Pat is, how much money she’s spent to upgrade the property, what a great deal we got for renting this home, and basically making us sound whiny and unreasonable for seeking compensation for a service we’d paid for that was not delivered.

2. Electricity is NOT buried in the fine print. It is in the listing. It is in the rental contract, and it is also in the acceptance letter. ALL the big Villas like ours charge for electricity in this area because there is too much of a disparity between the usage of electricity between various VRBO groups (size of group< time of year, air conditioning temperature desired).

Perfect location
Perfect location close to everything need for our stay host was great with communication from the moment we book until we checked out she went above and beyond to ensure the safety of my family that was traveling from different airport. And ensure we had everything we needed to be comfortable for our stay we where a group of 12 and it didn’t feel crowded house is very spacious the top deck was my favorite to sit and enjoy the evening breeze and a cocktail we will definitely recommend this property and will revisit.

I care about my guests vacations. I want everyone to have a really good time. So I am personally involved from the time you book to the time you depart. I work with our Villa manager, cleaning staff , driver team to help every group have the best vacation possible. I needed to help this group because they were arriving from both the Punta Cana airport as well as the Santo Domingo airport which is 3 hours away. Driving in the Dominican Republic can be very dangerous because local drivers especially motor cyclist pass both on the right and on the left even if you are turning. YOU NEED TO BE VERY CAREFUL WHEN TURNING.

Great Beach Get Away
We had such a wonderful time at this Villa, in Los Corales and the DR. This was our first visit to this part of the Island and it did not disappoint. The water is crystal clear. The Villa is the perfect location for beach and pool with all the amenities. Pat is a perfect hostess and her tips of what to do and see we’re spot on. Greg, the property manager, was there at check in to welcome and to make sure we had the most enjoyable time. Highly recommend a visit to this Villa and the DR. Thanks Pat for opening your lovely home to us!

I believe that it is the responsibility of the host/hostess to help the guests to have a wonderful time. Doesn't matter if the guest is my best friend or someone I never met. That's why I wrote the 50 page hospitality booklet.The house, location, beach and amenities certainly help as does the team of property manager, driver, chef, cleaning staff all work together as a team to create this vacation.

Punta cana
Awesome time condo is in a perfect location with restaurants and shops in walking distance. Beach is beautiful. You'll need to travel outside the neighborhood if your looking for cheaper restaurants and stores. Greg the manager took care of all the small problems that happened when we were there . Ac breaker broke but was fixed in about 2 hours. They have some construction going on and the water was on off the first couple days but it t was resolved quickly. Great place for groups or a couple families.

We maintain a crew that consists of a Villa manager- Greg , a repair staff headed up by Marcos , A cleaning team headed up by Estafany, a driving team headed up by Cesar and an excursion office which is conveniently located 75 yards from the house. We do that so that we can maintain really high standrads for keeping everything well maintained and fixing anything that needs to be fixed asap. I am the owner and I am in touch with every group of guests from the time they make an inquiry to the time they get on their departure airplane. I care deeply about YOUR vacation being wonderful and work with each group to make sure they attain that.

Family fun
This house was everything we wanted for our family of 6 (3 couples). It was one of several houses in a beautiful community of large spanish style villas. The immediate area was like a dream and very close to the beach(5 minute walk) Seaweed was a bit much, but I got used to it. We built precious memories.

Great cozy home!
This is a valued home for big groups! It is not perfect but spacious and with everything needed to make a trip memorable! Walking distance to beach. Owner is on top of things. She will guide you all the way and make sure you are treated well. Even at the beach they already had my name and were waiting for me. This is a great budget home that offers a lot of home comforts. Specially for those who don't enjoy the craziness of hotels and having to park with a valet or far from the room as well as to adhere to eating within a certain window. By the way if you come you need to go to Coco Bongos! The place is amazing. But make sure to get the VIP table to really get the complete experience!

This gentleman had the wonderful experience of sharing 2 birthday birthdays in the same week, and had the time of their lives parting with them at Coco Bongo, doing excursions. They certainly had a great time and I am very thankful to have been a tiny part of that. Yes, this is a BIG house with 5 bedrooms- all with attached baths and 4 large furnished decks - the price can be very afordable especially in the summer months.

Relaxing
This was a great vacation. Pat was very good at keeping us updated as to the check in process and telling us great places to go and explore. Check in was super easy. We had Rafael prepare dinner each night and it was so nice to eat dinner together “at home.” We sat around the table and enjoyed great food and company. Rafael and his beautiful wife even did the dishes. We highly recommend them. This vacation home was in a safe community. You could walk downtown safely. For anyone who questions an all inclusive wrests a VRBO…give this a try. Cesar is the driver and he takes you places that you wouldn’t know otherwise. House was fabulous and spacious. We loved it!!! Pat was fabulous!

All I can say is that I really enjoy having these wonderful guests who seem to have wonderful vacations. I really enjoy connecting my guests with a numnber of resources that we have - chef, cleaners, house manager, excursions, wedding companies, even a party store for Baloons or incredibly delicious birthday cakes. It's all part of creating great vacations and I absolutely love being a part of it.!

Beautiful home that exceeded expectations
Pat is an amazing host. Of all the rental properties I’ve ever stayed in, I’ve never had someone so quick and thorough with their responses. We did have one issue though, the dishwasher was not working, BUT, Pat came through like a champ sent someone out (on her dime) twice to clean our dishes. We felt safe the entire time and the gated community was beautiful. I could not recommend this house enough. Thank you Pat :)

Thanks. I really enjoy hosting, helping my guests have a really great experience here in Punta Cana. I have additional resources that I can connect you with to make this a very special trip: a chef, a villa manager, an excursion office , a private driver - and a hospitality book that ties the whole vacation together and gives you the information about the private beach, the pool, the house itself, restaurants, and excursions – even tipping customs and where to find the ATM. We hired a new cleaning team and are experimenting with additional cleaning packages which will also be available in the soon future. About that dishwasher - We have had to hire a technician that works 3 hours away in Santo Domingo. He arrives Monday – July 22,2022. Dishwashers are extremely rare in the Punta Cana area and none of the big appliance stores here have anyone who can service them. BUT we are looking forward to its repair on Mopnday!

The owner was very good at responding to any and all questions or complications. 5 ladies enjoying a birthday celebration. The driver Cesar was absolutely the best ever. He was available to us every time we called. And great with helping us with trips throughout the vacation.

5 ladies celebrating a special birthday - each with their own private bedroom suite. Nice! a driver who took them practically every day to a new adventure. We interviewed extensively to find the cleaning company that has really high quality standards. We have a really great chef who seems to make very Yummy meals available - as long as he is booked ahead of time . Gregory is the Villa manager who is backed by a great repair team if needed. First trip to Punta Cana
This was our first trip to Punta Cana and it was amazing. Pat was very easy to work with and was very responsive to any questions. Her hospitality guide was a fantastic guide to use before and during the trip. I wish I would have realized there were not many beach towels because I would have brought more, but I likely missed that detail in her guide. Citrus and Wacomole were our favorite restaurants. Mackenzie (beach attendant) was awesome. He was very welcoming when we went to the beach and made sure we had everything we needed (Pat’s advice on tipping probably helped as well!) We even booked an excursion to Saona Island through Mackenzie and it was amazing. We were pleasantly surprised when he contacted us the next day and told us he had change to give us. Another must see is Montana Redonda!

Thanks. It is very important to me that our guests have a wonderful vacation. To that end we employ a team of cleaners, a property manager, a team of drivers. In addition there is a chef who cooks wonderful food reasonably. I am a premiere partner of VRBO because of the excellent standards that I maintain. I am available as well as the on site property manager to answer questions or handle any concerns. I try to go " above and Beyond" by providing the hospitality book to all of our guests. It has a wealth of informmation about the house, the pool , the beach, restaurants, even photos and menus. It ties it all together so you have a great reference source. When you are happy, I am happy. Thats how it works.

Disappointed & Needs a lot of work.
So I’m use to staying in 4&5 star rentals and unfortunately this place was a 1.The Bathrooms were dirty , the mirror in my bathroom(the Master bedroom)was dirty. All the bathroom faucets and shower fixtures were old&green & dirty. The owner stated that she only provides 1 roll of toilet paper per bathroom for her guests and that this was not a hotel and I had to buy toilet paper when we ran out. Actually there was no paper towels at the house we got there so we had to buy that ourselves. The 5days that we stayed there included a weekend that rained 2days during the weekend in April and I had to request blankets from the owner because all the beds only have a sheet on them. Pat the owner stated it’s not a custom for her to supply her guests with blankets in the spring , summer and fall months. I told her that I’ve stayed in plenty rentals and her home is the 1st one that didn’t have blankets on the bed or in the closets for your house guests. We used the deck a lot to gather together and when it was raining while we on the deck we wanted blankets to put over us because it was damp & chilly while it was raining. In addition there was a large puddle of water that accumulated on the kitchen floor that we had to mop up because the concrete around the window is broken up and crumbling to pieces. The window is in need of major repair. Also in the master bedroom there is a balcony you can go out to and because it was raining so hard there was water coming into the bedroom from the balcony. The drain on the balcony is not pushing the water off the house, the drain is bringing the water into the house and caused a puddle of water in the bedroom on the floor. The 3rd deck on top of the villa is nice but the plastic covers on the deck furniture is all ripped up and I feel something like that is an easy fix, but I guess the owner nor her property manager think so. I guess I expected too much. I expressed to Pat that her villa needs a lot of work done to it. Pat said that she hasn’t had anyone be so critical of her home in years, like myself but then she said that every few years she gets a group like mine whom is unhappy from the minute they arrive until they leave. That says to me that she is not interested in trying to fix the things her guests have complained about, nor is she interested in doing any upgrades to her villa. FYI…Rafael the Chef was outstanding and Cesar the driver was great.

Understandably, it is very disheartening to get this review. There is a lot of factually incorrect information expressed by this guest - it is only fair to correct. This reply is based on my knowledge – I was there March 31, 2022 & I spoke with the property manager, Gregory, the Driver, Cesar and the Chef, Rafael . I am an owner who cares deeply about my guests having a truly great vacation. We are continually repairing & improving this house. Every year we put a minimum of $10,000 into the house for routine maintenance issues, replacing/ buying new furniture/appliances etc. We have already invested over $100,000 since 2012 in improvements and plan to spend another $20,000 minimum in 2023 to remodel the kitchen which has already started with taking out a wall & adding a dishwasher FYI - 99% of rentals in this area do not have dishwashers. We spent $40,000 USD upgrading the Villa from a 3 bedroom to a 5 bedroom during the pandemic – all bedrooms have private attached baths. 2 of them are fully tiled marble. I also added a large sun deck which is 20’ x 20’. This major renovation was completed in June of 2021. I think the kitchen is a little bit outdated also. It is very functional and accurately shown in the photos. The kitchen is 17 years old like the rest of the house. This was considered to be very stylish in 2012 when I bought the house. I started updating it during the pandemic also by adding the dishwasher. We have blocked off rentals for the3.5 month high season of 2023 in order to completely renovate the kitchen. Cost estimates are approximately $20,000. All but 2 windows of the original wooden windows have now been replaced. The window that this young lady complained about what VERY recently installed - less than a month old. Unfortunately, it only has a temporary screen – supply problem. So the exterior ledge of that window is rough looking. As soon as the window vender gets that part, he will complete this job. Then the concrete vender will be able to complete the temporarily rough exterior. My apologies if the exterior window frame looks rough.- it’s a temporary problem. We also put in a brand new shower in the black and white marble bathroom in March 2022. So 3 of the 5 Bathroom fixtures are less than a year old. I was there until Mar 31 2022 so I admit 2 of the 5 showers have MINOR oxidation problems. My apologies , but in fairness this is VERY exaggerated in the review of this young lady. We routinely replace shower fixtures every 2 -3 years at maximum. The sea salt is very corrosive to anything metal. We also replaced the wooden stair treds to the 3rd floor sky deck which we created. That sky deck is a real favorite with everyone. We bought a new outdoor furniture set in early February 2022 to add to the lounge chairs & rocking chairs already there. I’ll add a photo to the photo gallery here later today. We have gotten a lot of nice reviews about that deck particularly since we added that new 6 piece sofa 2 chair and cocktail table set. Unfortunately, The SUN has damaged the covers in only 3 months of use! This is the first I have heard of it. So we are researching the local availability of solar resistant fabric to be able to repair that sofa covering as soon as possible. – it is the fabric used by boats where the fabric is constantly exposed to sun and weather. My apology for any temporary inconvenience. Should be done within a week or so. Cleaning issues: I have a full page sheet available which explains my detailed expectations to the cleaning team regarding cleaning for every room and every balcony line by line – available upon request. My policy is that if any guest tells us of any cleaning problem, we send the cleaning team in asap to remedy the situation. This young lady communicated a problem. Then shortly after refused extra cleaning help when the cleaning team reached out to her because she said it was not necessary. Blankets: In Punta Cana – the temperature range was between 74degrees to 88 degrees during the time of this young ladies stay. This is very typical weather at this time. Owners generally supply lightweight duvets for blankets. Duvets are 2 heavy weight sheets sewn together. This is generally more than adequate in this hot climate. This young lady texted a request to me for heavy weight blankets at 10:48 PM on April 30. I saw that text at 9 am the next morning and she received the blankets by 12:30 PM that day. Rain: It is very unusual to have 2 rainy days but it can happen. Apparently, the brand new window in the kitchen left a puddle of water on the floor in the kitchen. Gregory, the property manager will look at adding temporarily additional caulking until the part comes in to complete the installation and new window ledge restoration. I admit the window ledge looks shabby and as soon as that part comes in- it will be fixed. Sorry for the temporary inconvenience. The upstairs master bedroom that was referred to - has a small 4th balcony off of it. Gregory looked into it and there was a small 12“tree growing from the drain pipe which was greatly reducing the draining of water. It was easily repaired once we were found the problem. I realize that a 5-day vacation can be completely miserable if it rains for 2 of those days. You really only get 4 full days of vacation with arrival partial day and departure partial day. These 5 young ladies were extraordinarily miserable during their stay with us. They took their exasperation with the weather out on the staff relentlessly They were miserable because of the rain. Their attitudes suffered. I received complaints about the way they were being treated from the property manage, the driver, and the chef. NONE of the team has ever complained about ANY guest So I got more involved. The ladies complained multiple times a day because they insisted things were broken and the property manager drove there multiple times a day calming them down and showing them how to operate the things that they thought were broken but were operating perfectly. This young lady had a lot of questions/ concerns/ and needs for additional information. She sent me a total of 55 Emails/text messages and phone calls prior to her stay and another 33 text messages/emails during her stay. She needed a tremendous amount of hand holding. We have had MANY people who have been guests in our house that have a 5 star experience. That is why I have earned “premier partner status”. Most people really appreciate the 5 master suites with gorgeously tile marble baths, the 3 very large well furnished balconies, the location and proximity to the “world famous” beach, and the many great restaurants that are right outside of the gates of the community. Most people appreciate the hospitality booklet that gives you all of the information needed to plan a truly great vacation. Most people appreciate being able to work directly with an owner. Believe me, Ill move heaven and earth to resolve a problem if ever there is one. But This young lady didn’t see all of these great things. All she saw was a string of small problems . . . sad. Should you decide to rent this house, you will experience a very caring owner who is committed to your group having a wonderful vacation. I am available before and during your stay to answer any question or concern during your stay here. If you are ever unhappy about anything, I will personally work diligently to remedy the situation asap.

I take a lot of pride in managing this property myself. It is unusual to be able to deal directly with an owner of the property on these sites. The benefit is that the guests get better attention, more information as requested and a better vacation. I contact every rental several times after they book and before they arrive to give them a hospitality book that is designed to exponentially increase the great time that I expect ALL of my guests to have when visiting. I also check in with my guests the morning after arrival, once during their stay and another time to arrange for transportation to return to the airport . I always ask “how’s it going? Anything I can help you with?” I expect if there is any problem, it will be communicated and fixed. To that end, Gregory – the onsite property manager is available and can resolve any perceived difficulty. Honestly almost all of the perceived difficulties – turn out to be operational issues. We have a repair staff ready to help if there is any real problem. We have a cleaning staff if there is a cleaning problem. I am fully committed to our guests having an incredibly fine time while staying at our house. In this case, there was NEVER any dissatisfaction with anything mentioned during the time the guests were there. I feel really badly about guests who were unhappy but never gave us the chance to make it right for them. Btw, the house was built in 2005 – its not that old. The kitchen will be remodeled this upcoming winter. Notice the calendar is blocked for 3.5 months so this can happen. If anything was not cleaned properly, all they needed to do was inform us and it would have been corrected. Yes. the house is a short walk to the beach. people often come back and forth during the day. The beach has 3 great restaurants with servers who will keep your glasses full or alternatively BYOB is quite OK. There are 2 restaurants within the gates of our community ( los Corales' signature community) plus 20+ restaurants outside the gates. I send a 50 page hospitality document plus a restaurant guide with menues and photos for ambience to reduce your learning curve before your visit and amplify you incredibly fine vacation.

Wonderful retreat, old world charm
This large upper house was wonderful for our 12 day stay. 630 steps from Los Corales Beach, this little enclave is sheltered from noise and activity of bustling plaza and night life just blocks away. It's convenient to grocery stores and dining. The house was clean and well kept. Five bedrooms each with it's own bath was wonderful. Dishwasher and washer and dryer a plus. Pat Faye, the owner, was steps away and very responsive to any questions or needs. She has researched and documented all needs in a hospitality guide. She went above and beyond! This is our third trip to Los Corrales. We would definitely rent here again.

My family loved the place! It was very clean and well equipped. House is located in an area where you can find everything you need. Communicating with Pat was always quick. She was very thoughtful of my requests and always gave tips about the area, house, outdoors, restaurants, etc. Overall, hospitality 10/10, cleanliness 10/10, area 10/10, and communication 100/10. Comfortable villa well located
My friends and I very much enjoyed our time on the beach here. The villa is spacious and we loved hanging out on the covered deck. It’s close to nice local restaurants and all the beach activities. Be aware you will need to pay $10/day for sun beds.

Oh Julie, I am so sorry that you paid $10 a day. The sun beds are free - although I do recommend giving the beach attendants $1. a day per person becuase especially in the winter months - the beach attendants will make sure they get you a palapa with sun beds - just tell them you are Guests of J2. The hospitality document explains all of thei and even gives you a picture of the beach attendants and myself so they know you are a guest of my house.

What a great villa!
My husband and I traveled with a group of friends to DR, there was 7 of us in total. The pictures on this property listing does not do the house justice. The villa is large and has multiple living areas. We really felt like we could spread out. The beds are comfortable (not too soft) and each bedroom has its own bathroom with shower. (That was a little confusing to us by the post and we were happily surprised upon arrival.) There is also a half bath adjacent to a common living space. The only minor difference we found between the posting and the house itself is the absence of the hot tub.... which we really didn't need. It's hot outside. :) The unit was within walking distance from all of the restaurants in the area, the beach, and had access to 2 markets (not just one). It's also within a 5 min walking distance from Flavio Acuna Spa...where we found that treatments were relatively affordable. As with most villas in the area, you have to pay for electricity. This wasn't a problem, and as we were mindful of turning off the AC units and fans when not in use, our bill for 1 week was $123... And that's with having ran the washer/dryer and dish washer for 3 cycles while we were there. So affordable! Pat made this process really easy as well. (I paid her via Venmo upon our departure.) Pat and Greg were really quick to answer any questions or concerns we had, and had really great feedback for anything we needed to have clarified. I'm sad that I forgot to write in the guest book before leaving. We also were able to utilize Caesar, the property's driver for errands and transportation to and from the airport. It was so easy to schedule! There is a rooftop patio above the patio with the bar. We found it to be the best part of the house to view the sunrise. Thanks again, Pat!

Thanks Lolita, it is a little confusing about the 5 bedrooms each with an en suite bath. We just completed a renovation in June 2021 which added that extra space along with The Sky deck which is an iawesome place to be at sunrise or at sunset. I will take pictures of the new bedrooms and skydeck in Dec 2021 when I come to check the house. And I agree about the hot tub. It was removed for that big renovation but honestly since we built the pool right in front of the house last winter no one was using the hot tub anyway. I am really glad to clear up any confusion about that and I had already taken out all photos of the hot tub. Admittedly, there are references about the hot tub in some of the older reviews. Anyway, I am super happy that you had a really great time. Gregory( property manager) and Cesar ( driver) and the entire cleaning team will all be thrilled!!

Property is in a great location! Close to the beach, shops and restaurants. Pat was wonderful to deal with and was close by when we hit a few snags caused by the Corona virus. Plenty of room for 7 people, with terraces to spread out and enjoy the breeze. Only 2 restaurants were open but the food was great!

Update May 2022 - Randi IS coming back. The restaurants are totally open . The house has been expended to a 5 bedroom - all with attached baths. This is the way to travel! A happy ending is in store for a group that left their vacation early due to the pandemic. ... and our new SKY deck is waiting with inspiring views!

Great House for Family and Friends
We recently stayed here and had an amazing time. Except for diving and going on a catamaran, we never once hopped in a cab because there were so many bars and restaurants walking distance. We had nine in our group and it never felt crowded because there was there was much space. We loved the many patios too! Pat was a great host and was available whenever we needed her and had lots of recommendations. We'd certainly stay here again.

Beach and location is great
Pictures are very well done of this property, it is comparable to others in the area, but def far off from US standards so keep that in mind. If you like the your US amenities, having someone clean up after you daily, fresh towels, clean water out of the tap and don't want to search for where you are going to eat each day then pay the extra money and stay all-inclusive. I get that I am traveling internationally, and I have always stayed at all inclusives, so that this experience would be different. I will start with the cons: Water was stinky and left a rust film around all of our fingernails. Although the property manager was very attentive and called the filtration company and also put in a new carbon filter, it still was not something you want to have to deal with on vacation. We never used the hot tub mostly because we didn't want to spend the electricity to heat it, but also again standards are different and it's not up to US codes. The thatched roof fell down one night which we were very fortunate that no one was up there. It consumed most of my father's day to coordinate and stay back from the beach to make sure this was resolved. Again, property manager was very attentive and gave us 3 bottles of large waters for the inconvenience. WI-FI is sporadic at best, it is nothing like the US. Unless you don't mind using the same bath towel for the entire week you will have to do laundry. There must have been cracks and open areas in where our kids were all sleeping because they would wake up each morning peppered with bug bites. I would literally put bug spray on them before they would climb in bed at night. My parents found a pair of dirty underwear in one of the dresser drawers when we arrived. The bath rugs/mats are just shaken off, because of how filthy they are we assume they are not washed in between guests?! We never got a property tour when we arrived and so finding the beach was a bit of a challenge initially. Pros: Beach is beautiful and close by, plenty of space for large families to come. Having the pool close by is nice. Our driver Yves to/from the airport was on time and we felt safe. Lots of nearby restaurant options (although very expensive for families to eat at each night).

I am the owner/property manager responsible for this home. As a premiere partner of VRBO, what I can do is to be 110% attentive to the needs of my guests I am told by this rental platform that my house is one of the most popular rentals in Punta Cana. We want every guest to have an incredibly fine vacation with their family and friends while at my house. In pursuit of this goal, I had 14 communications with this guest before they arrived, and communicated daily with this group of 6 adults and 5 children while they were in my house. Some groups need more attention than other groups and I am committed to that high level of service that really supports the needs of each group. Previous to their arrival, I gave them a restaurant guide that I recently had created that details 30 nearby restaurants with photos and menus and a 100-page hospitality book that explains everything you need to know to have a fabulous time here ( info on beach, community, house, excursions, maps, tipping policies, transportation,) I tell all of my guests before they arrive that if they have a question or a concern – contact me immediately and I will fix the problem. IT IS NOT AN ALL INCLUSIVE. But if you want a daily chef and maid – that can be arranged at a cost dramatically less than an all-inclusive. The all inclusives that are on the same gorgeous world-renown beach were charging $175 daily per child and $225 daily per adult that week for a suite that is located furthest from the beach which takes a jitney to get to the beach in 15 minutes. That equates to $15,575 plus 28% tax = $19,936 as an alternative for 11 people staying for a week. Let's address specifics: WiFI – my house has extraordinarily good wifi. 25mbps dedicated service to my house alone. There are 4 extenders within the concrete walls of my home that you need to connect to in order to get wifi reception. The dad had mentioned he had a problem with wifi during the week. I reminded him to connect to all of the extenders. Problem solved. We then added a Google ORBI system which does not require additional sign ins. The answer was in the hospitality book as well. Bug bites – No issue of bug bites was ever reported during their stay. If they had reported it, I would have reminded them that Children sometimes forget to close the screen doors to the house which will invite mosquitos. Currently, there is another group of 10 people at my house and 4 children sleeping in the same room. They are not having any problems at all with bug bites. Water issues: I have the most expensive/ advanced water filtration system in the entire area. It is a quadruple system which cleans and purifies the tap water by using chlorine, sand, salt, and carbon filters sequentially. I received a complaint about the water quality on Sunday afternoon and immediately went to the house and changed the whole house carbon filter, and scheduled maintenance for 9 o'clock the next morning. Maintenance came and removed the water heater from the house and rinsed it out before replacing it, and serviced the system. The thatched roof did not collapse. One bolt became dislodged from the connection to the main roof, and the roof drooped in one corner. It was reported at 10:30 one morning and I immediately got a repair crew within the hour and stayed at the house until 4 pm the same day when the roof was completely repaired. Dad was interested in the repair, but it was not in any way necessary for him to stay at the house that day. No one was inconvenienced in any way. While I was at the house, I noticed that the guests had already used up the 20 gallons of bottled drinking water that I had given them so I paid for another delivery of 4 more 5-gallon bottles as a courtesy. Jacuzzi – I request that everyone especially children rinse off with a garden hose that I supply before going in the Jacuzzi. Otherwise, the Jacuzzi gets sandy. Bath Mats/Towels – I have a big plastic container full of bath mats. They are cleaned and rotated in between every rental. Every adult is given 2 Bath towels and 1 Beach Towel upon arriving. Children are given 1 Bath towel and 1 beach towel. A HUGE washing machine and dryer are supplied to wash towels should you desire clean ones. Something left in a dresser drawer – absolutely inexcusable.! No one ever mentioned this to me while they were there. I spoke to the maids about it. They will be more attentive in the future. Finding the beach – as I explained and showed the group from the balcony of the house – the beach is directly in front of the house. If anyone feels that they would like me to walk them down to the beach, I will be happy to do so. No one has ever had a problem finding the beach before. But when they called me from a beach that was ½ mile away, I helped them find the correct beach and straightened it out. Expensive comments regarding restaurants. Given the fact that there is more than a $17,000 difference in the cost of renting my home for a week for 11 people and the cost of an all-inclusive for this size group – it would be nearly impossible to spend that amount of money on food, restaurants, excursions maids and chefs. On my restaurant guide are the prices for platters. You can easily see that there are many restaurants with dinner platters that cost $7 - $10. I usually eat dinner out every night. I sometimes eat at the most expensive restaurants and sometimes I eat specials at some of my favorite inexpensive restaurants. I have had really great chicken breast on the grill at Kioskos for $4.80 complete meal. I ate dinner last night at Goss’ and had fabulous Mediterranean fish complete tax and tip for $15. – that is a fair range. If you want to eat very well here for VERY inexpensive – ask me. I am happy to share how it is exactly done. I believe that when I have guests in my home , it is my responsibility to do everything I can to help them have an extraordinarily good vacation. We have a world-renown beach with our own attendants, lounge chairs and palapas for shade,. We have a very large house with a great pool beside it with 5 balconies ( 3 of which are very large and furnished), and 3 master suites, and a 4th bedroom, half bath. We have 5 restaurants within our gated community and on the beach. We have 30 restaurants which have great food and nightly entertainment within the walking community just beyond the gates and 3 supermarkets, pharmacy. Also, a full-time maintenance crew that works 6 days a week I can't guarantee that nothing will ever go wrong. All I can do is to do everything I can to help keep my house in great condition and to have something fixed asap if anything is reported that it doesn’t work. Pat Fahy - owner/ property manager

There were a few initial minor things not working on arrival which were promptly dealt with by the property manager. A good stay for our family of 6 adults and 4 children. Baby catered for with pack and play.

Wij verbleven hier 2 weken in november 2019, 2 volwassenen en onze 4 kinderen (12, 14, 16 en 17). Het appartement staat op een net, kleinschalig park. Binnen 100 meter zijn er leuke restaurants en het strand is 3 minuten lopen. Alles was netjes en schoon, genoeg borden, handdoeken etc. Erg prettig dat er een waterkoeler staat met genoeg water. De bedden waren goed en de terrassen fijn om te zitten. De vaatwasser en jacuzzi deden het niet naar behoren maar Pat heeft super haar best gedaan om dit in orde te maken voor ons. Pat is een superhost! Het hospitality document is niet meer up to date, veel restaurants zijn gesloten of verhuisd. Wij aten graag ontbij bij Joy (alles vers en zelf gemaakt), 100 meter van het appartement. Lunch is heerlijk bij Soles op het strand (rechts), ook voor diner en cocktails. We raden ook zeker de foodtrucks aan, 10 minuten lopen, veel keus, ook gezonde keuzes. Taino, 5 minuten lopen, iets duurder maar prachtige ambiance en heerlijk eten. Citrus , 7 minuten lopen, voor sushi op vrijdag maar zeker ook door de weeks, erg lekker eten en veel keus. Tijdens ons verblijf was het zwembad voor de deur bijna af, ik denk dat er vanaf december gebruik van gemaakt kan worden. Verder hebben wij een boottocht naar Saona island geboekt, gewoon via de jongens op het strand. Zij rekenen normale prijzen, goedkoper dan de prijzen die we verder gezien hebben.Leuk om te doen maar wel erg massaal, zelfs buiten het hoogseizoen. Ook hebben wij een rit op Buggy’s gedaan, betaalbaar en erg leuk. Kortom, tophuis, super locatie, super host! Wij zouden zeker weer bij Pat boeken.

Jacuzzi has a leak that is scheduled for repair shortly. translation: Top location and plenty to do! We stayed here for 2 weeks in November 2019, 2 adults and our 4 children (12, 14, 16 and 17). The apartment is in a neat, small-scale park. There are nice restaurants within 100 meters and the beach is a 3-minute walk away. Everything was neat and clean, enough plates, towels, etc. Very nice that there is a water cooler with enough water. The beds were good and the terraces nice to sit. The dishwasher and jacuzzi didn't work properly, but Pat did a great job making this right for us. Pat is a super host! The hospitality document is no longer up to date, many restaurants have been closed or moved. We happily ate breakfast at Joy (everything fresh and home-made), 100 meters from the apartment. Lunch is delicious at Soles on the beach (right), also for dinner and cocktails. We definitely recommend the food trucks, a 10-minute walk, lots of choices, including healthy choices. Taino, 5 minutes walk, slightly more expensive but beautiful ambiance and great food. Citrus, 7 minutes walk, for sushi on Friday but also during the week, very tasty food and lots of choice. During our stay the pool in front of the door was almost finished, I think it can be used from December. We have also booked a boat trip to Saona island, just through the boys on the beach. They charge normal prices, cheaper than the prices that we have seen further. Fun to do but very massive, even outside the high season. We have also done a ride on Buggies, affordable and a lot of fun. In short, top house, super location, super host! We would definitely book with Pat again

Los Corrales Experience June 2019
I would like to start off by acknowledging the property owner Pat; excellent and ongoing communication, was approachable and very flexible to our needs. 24/7 communication. The property was walking distance to the beach. It accommodated our large group of 8 (4 bedrooms, 3.5 bathroom and nice patio and hot tub. There were 5 restaurants within the village, Joy was our favorite. I always felt safe in this complex. There is security posted outside the Los Corrales village. Pat did a great job at preparing us for the trip by providing relevant information about DR.

You won't be disappointed!
Before we booked the villa we sent a message to the owner through VRBO to inquire about a few questions we had about the villa. The owner responded really fast and answered all of our questions. Months before our trip the owner sent us a vacation guide which included pictures, restaurants, shopping, excursions, and other recommendations along with information on the house and stores. She also put us in touch with our driver (Yves), a massage therapist (Maria), and a chef (Rafael). Any issues that came up we were able to message the owner and she provided assistance as quickly as she could. The owner puts her guests first as she truly wants her guests to have a wonderful experience. The villa is beautiful, we didn’t know this when we booked it, but the villa starts on the second floor of the house, it has its own stairway entrance. We could not hear the people staying below us so it was like we had our own house The patio when you first enter the house is big and comfortable with shades that can be pulled down for privacy (this is where we had our massages). There is two kitchen tables, one on the patio and one inside the house, both are huge and beautiful. The kitchen didn’t have a lot of storage for left overs so we suggest picking up Ziploc’s or something to put any extra food in. There are three bedrooms on this floor, two are master bedrooms with their own bathrooms with walk in showers. The third bedroom is perfect for kids with a half bath right outside the bedroom. On the second level you have another master bedroom with another bathroom, this one has an actual bathtub with shower. Also on this level is another patio which has the Jacuzzi, bar, patio table/chairs, washer/dryer, and sun loungers. ANOTHER level up is a smaller patio with patio table/chairs, two sun loungers, and line to hang your clothes to dry. It’s all beautifully decorated and comfortable. The owner has put a lot of love and work into the villa.

We loved our stay, and were treated exceptionally well!
Pat Fahy and her team took care of us exceptionally well. The house was just what we needed, and its location was simply charming (quiet and beautiful, and right in a circle of beautiful homes, restaurants, and coffee shops), safe (carefully guarded and secure), and a 2-minute stroll to a paradise-like beach. Pat's driver, Yves, took care of us wonderfully, including a day-excursion to Isla Saona (island beach), and all our other transport needs. We loved dining at Soles Chill-Out Bar on the beach (great breakfasts, awesome service, and delicious coffee), Citrus Restaurant (world class chef), Chilanguito Banda Mexican Restaurant (yummy ... and 50 yards from our home), and so much more. As a part of the Los Corales villa, we had private access to beautiful, beach-front palapas each day, and the beach staff staked out our site with beach chairs they provided each morning when we set up on the sand. Well done, Pat! It was a wonderful 10 days ... and we hope to come back!

Wonderful experience! Eves is Totally Awesome and made our vacation!!! Never was able to get hot water in kitchen sink or washing machine. Garvino at the beach was disinterested and rude at the beach. We stayed right out at end of beach and paid for our chairs after two frustrating encounters with him. Had loads of fun on Flintstone buggy ride. The tour in countryside and cave swim with Eves was Great and wonderful memories. We and our two kids in their twenties had a wonderful vacation and will recommend your home!! Thank you. Thank you!!!

Yves is our driver and also the property manager in the summer months. He has some great inexpensive excursions that everyone seems to really enjoy. Saona island is another favorite- its the same Saona Island excursion that the big buses go on - the differerence is that He takes you directly to and from the island. The other excursions take you to a lot of all inclusives first to pick up/ drop off other guests. I e mailed you and called you on whats App to see if there were any questions. The use of the beach lounge chairs and Palapas are included in the rental. I really wish that you had returned my call. I wish you had asked me about the hot water for the kitchen sink. There is a special hot water tank under the sink and a switch turns it on.

Nice house but needs maintenance
House is nice but the maintenance state is not good. Not really a villa since the ground level was a separate apartment. Kitchen outdated and some of the toilet flushes need special treatment. Furthermore the advertisements promised facilities of the resorts were limited. The advertisements suggests the use of swimming pool in the video. The Jacuzzi is degraded to a big bathtub also due to lack of maintenance. Promised free sunbeds on the beach were not available anymore. Have to organize yourself. Location related to the beach is very nice. And the beach is also very nice. But we had just bad luck with the huge amount of seaweed on the beach this year.

I have booked a flight to Punta Cana asap to verify the state of maintenance at my house. Sometimes guests have complaints but actually it is an operational problem. The property manager is telling me that everything is in working order but if it is not 100% perfect – I will attend to it immediately. VRBO has elevated my listing to PREMIERE PARTNER. I really do care about all of my guests having a wonderful time when at my 3200 square foot house. I have never advertised that any guest has free usage of the facilities at any of the all inclusive resorts. The community pool is closed temporarily for repairs. It will re open shortly.

Great Host, Unfortunate Stay
Our group consisted of 5 adults and 4 kids (under 5). One family from the United States and the other from England. We were suppose to stay here for 10 days but due to some unforeseen issues we moved. Unfortunately, Mother Nature was not on our side as the seaweed issue was really bad and didn’t allow us to use the beach/ocean. Our back up plan was the pool but it and the surrounding area hadn’t been touched in months and eventually closed. DiAngelos was not open. We contacted Pat via email after our first night to express some of the concerns. We spoke on the phone early the next morning at 8 am and we gave her some time to find a solution. At 3:00 pm we followed up as our group felt like we needed to make a decision on whether we would move or stay if a pool option was provided. Pat did not have an option for a pool so we let her know at 5:00 pm we had moved out to a property. Pat refunded us for all the nights we stayed except for one. She was very responsive and professional. She was shocked by what we were experiencing as I had sent pictures so she could better understand. The house itself was reflected well in the pictures and videos provided. I don’t think the property had been used in a couple of months as the electricity was off when we arrived and the toilets continuously ran. The WiFi wasn’t as accessible as described as it often went on and off even when connecting to the boosters. The two nights we stayed were fine and we ran the AC at night to keep cool. We had an electricity bill of $22 for two full day/nights and we tried not to run it a lot. The kids enjoyed the small spa since they weren’t able to use the pool or ocean. The bedroom/restrooms were a good size. The individual AC units worked well and got the rooms as cold as you would want. We ate out so we didn’t really use the kitchen at all. Our favorite space was the outside patio on the main floor. It was a great space for the kids to play. We loved going to Joy for breakfast and Kate’s for breakfast/lunch/dinner. Yves the property manager and driver was phenomenal. The pickup from the airport went really smooth. He would have done anything under his control to make sure our stay was enjoyable. Overall, there is a lot of potential for this property. I’m not sure if the area is slowly declining or if it was because we went in the off-season but I’m hoping the latter. It is a step below a resort but you get to experience the city and culture better.

The entire Caribbean has had a problem with excessive seaweed this past summer (2018). It was at its worse when this group was here. The seaweed is starting to clear up now. It is a phenomena called Sargassum, and it happens every once in a while in the summer. It usually completely dissipates by October and we return to normal. Unfortunately, our community pool also closed during this time BUT it recently reopened. Normally hardly anyone uses the pool because the beach is world famous as one of the top 20 beaches in the world ( Bavaro Beach) . I did not include a pool in my listings during this time so this group was aware of this when they rented. This group had a total of 9 people and used all 4 air conditioners in the house. $22. For 2 nights stay is about average for summer usage if you use all 4 air conditoners in the summer. I have a standard document which I send to every rental group to explain how to cool the house naturally by opening up all of the windows and letting the sea breeze through. This works well in the spring, fall and winter Regarding the WIFI – it is very important if you want the wifi to work seamlessly throughout the house that you log in the password on your electronic device with all 4 internet extenders. This is a BIG vacation house made of concrete block. The wifi only works throughout the house if you enter the password for all 4 extenders. The WIFI is dedicated service for this house alone which is very unusual in this area. It is 25MBPS service which is the exact same service I have in the USA. It is blazingly fast! Our WIFI is the best/fastest service available. It powers the 4 smart Tvs and the internet throughout the house. I felt very badly for this group so I refunded their entire rental amount except for the 2 nights they stayed. I felt given the circumstances – it was the best thing to do. I really do care about my guests having a great vacation while they stay at my house. Yves, our property manager deserves some credit here as he really helped them by driving them everywhere to child centered activities during this difficult time.

Stay in Los Corales Villa was wonderful!
The property is in a nice gated community, very quiet and beautify kept. Close to a wonderful beach and all the walk to restaurants we ate at were good. The community pool was never packed and a nice alternative to the beach. The house was spacious for the 6 adults in our group. The kitchen could use some updating, but we didn't go there to cook. We followed Pat's recommendation for keeping the house cool and only used the air conditioner a few times keeping our electric bill down. Pat, the owner was very helpful from the time we reserved her house to check out. Yves the driver she recommended was the best. All of the people we interacted with were helpful and friendly. I would stay here again if I come back to the DR.

The Kitchen did need some updating and we already replaced the refrigerator and next we plan on replacing the stove. It is fully functional but not as aethetically pleasing as we would like. Toaster Oven/Convection oven Coffe pot, microwave all work fine. we painted. I am alwys happy to answer questions before during and after your vacation. to me being a host is more than giving you access to a lovely spacious house in a wonderrful location on a great beach. It really is about helping you to plan to have an incredible vacation with your family and friends and create wonderful memories.

Nice Big house in a perfect location
We ( 3 adults & 3 kids) had a lovely stay at Pats House in Los Corales. Very nice and safe area with the nice Bavaro-Beach, restaurants and small grocerystores in walkingdistance. Pat is a very serviceminded host, who listens to your questions/complains and tries to fix it right away. We can only recommend her 😊.

Oui, le nouvel accès à la plage rend encore plus facile de se promener à la plage pour le déjeuner, les boissons et le nouveau bar de la plage. Je suis heureux d'avoir pu résoudre le problème avec la machine à glaçons et le distributeur d'eau froide, et nous avons pu le réparer rapidement.

Perfect for our family wedding!
We had 3 adult couples plus 2 adult children staying for the week and this rental was perfect! We had about 25 people over for a catered rehearsal dinner comfortably. The area is safe and walkable. Restaurants and small mercados were abundant. The Jellyfish Restaurant is close and offers a perfect wedding venue. We had ours at Dreams and wish we had learned about the Jellyfish first! Platinum Shuttled (Henry and Claudio) helped transport people at other resorts to us. Beach is close and beautiful! The unit isn't pretentious but comfortable. Pat is the consummate hostess as well. Loved our time and was sad to say goodbye. Things were very walkable but we did enjoy having a rental car to explore beyond the resort area. We did Saona Island (Living Punta Cana Tours-Salvadore was awesome!). We also had a phenomenal trail ride at Gabi's Ranch. She rides on the beach and a mountain ride. The mountains were gorgeous! Enjoy!

That's the goal - to deliver a fantastic vacation experience. Its a big spacious house in a fabulous location is a quiet safe beachfront community with 5 restaurants within the community. 2 beach bars/restaurants, a lovely pool and 20+ restaurants just beyond the gates of our community along with some really great nightly entertainment from the competing restaurants.

Oh I feel really badly about this. I texted you on the very first day of your vacation to assure your satisfaction but did not hear back. I wish you had replied and told me . I would have talked you through how to fix it. Perhaps you only logged into 1 wifi system- there are 3 extenders for the wifi because of the concrete walls which are typical of Caribbean housing– instead of logging in separately to all 4 wifi extenders – that instruction is in the hospitality document. I feel really bad about this because My house has 25MBPS dedicated wifi. I have never heard of anyone who has wifi that is dedicated to their house alone with speeds anywhere near that - most rentals here in Punta Cana share their wifi with the entire community and the speed is ridiculously slow . My WIFI IS ONE OF MY MAJOR SELLING ADVANTAGES Also everyone else has only 1 TV with all Spanish programs and I have 4 smart TVs which allow you to get English programming from the USA. I take pride in offering a far superior rental experience and I was there at the house just before you arrived and everything was working perfectly. I feel really badly that your experience was not absolutely perfect. I am going to buy another smart TV to put in the 4th bedroom so ever bedroom has a smart TV, It will be installed shortly Pat Fahy - owner

Great family vacation!
The information packet that Pat provided was great! Eugenie was very prompt responding to questions and minor issues and very helpful. We are a family of 7 adults and 3 children. The villa was perfect for our family. It was great that each family had their own bathroom. We loved that it was close to the beach and also close to many restaurants. D'Angelos Pizzeria is steps away and delicious! We ate there 2 nights. We enjoyed several nights up on the rooftop deck and the view of the stars was superb! If you are a big group planning a trip to Punta Cana, this villa is a great place to stay. I would recommend the Dolphin Encounter, the Sea Pro snorkeling excursion that goes to the nurse shark and stingray exhibit, and Monkeyland. All were well worth the money! Thanks Pat and Eugenie for a very memorable vacation!

Thanks. I, along with my entire team of driver, repair staff, chef, masseuse, cleaning staff all work diligently to provide an incredible vacation. We add to that a hospitality book which ties it all together giving each group of guests all of the information necessary to create a most memorable vacation for each group. This document is very well organisded with a table of contents and gives detail information on more than 20 nearby restaurants in our walk around community, info on excursions, the community itself, the house itself, exchange rates, tipping policies - its all there. - even transportation options.

Plenty of room and great location!
The house was spacious. Everyone had there own room and space to spread out. Local people were very helpful and restaurants and stores were plentiful. Beach was stunning and a very short walk. We will return.

It's not what it seems
Let me begin by saying the weather and the beach in Punta Cana were phenomenal. Our party of 5 enjoyed those very much. The house? Not so much. To begin, the driver from the airport overcharged us by $10. When we arrived, around 6:30 p.m., the cleaning had not been finished and the crew had to come back the next day. The appliances, including numerous fans, were very used, and in some cases, didn't work at all. We ran out of gas for the cook stove the first day there (a Saturday) and the tank was not filled until Monday. We could only get 1 burner of the stove to work. The rooftop deck could have been nice, but there were no working lights to get up there and the stair treads were set at different heights. One tread was broken. Wireless internet was intermittent in the house, not available everywhere, despite claims on the website to the contrary. We were told we would have to pay for electricity at the end of the stay (separate from rent) and that the previous tenants had paid $42 for a similar length stay. We were told the air conditioning units (mostly in the bedrooms) used a lot of power, so don't run them during the day, which we didn't. We only turned the hot water heater on twice and did not use the hot tub. Because of the heat we had to use bedroom air conditioners at night. So imagine our surprise when we were hit with a $294 bill for electricity for 8 days, payable before we left. Beware of this, renters. I feel this was false advertising on this unit, and though I have tried to get clarification and some satisfaction from the owner, she is unresponsive. So if you see her little video about the charm of her place. let the buyer beware. We won't be returning to this rental.

Let’s get to the bottom of this electricity issue: Electricity must be charged separately in any of the larger Villas in Punta Cana. The reason is simple. There is far too much variance in the possible electric charge to include it. Variance because of the time of year and the number of people using the Villa and the use of air conditioning. There are 4 air conditioners at my Villa. We must encourage our guests to conserve electricity because it is far more expensive in Punta Cana than in the Unites States. A few days before occupancy, I send out a standard letter explaining the costs and the need to conserve electricity. I remind my guests to KEEP the bedroom and adjoining bathroom door shut, and to CLOSE the windows when using air. If you do this and only use the air conditioners at night when you are there – the electric bills are normally approximately $10 a day for a group of 6 people. The house does get a lovely gentle ocean breeze all day. I have had groups who did not use the air conditioning at all and only used $4. A day. This particular group used more electricity than any other rental group to date and we have had 46 rental groups as of this writing. Interestingly enough, this group never complained about anything during the rental week. They paid the electric bill when they left without compliant. It was only afterwards that he contacted me to complain about the electric and that was the first time that I heard about any other complaints as well. Everything he brought to our attention was immediately looked into and resolved immediately. Except for the electricity. He wanted a huge rebate. BUT as I explained to him several times. They used the electricity. I even checked the local electricity office and verified the usage for the days they had rented. Trust me: I feel really bad for their carelessness. BUT that is exactly why electricity MUST be charged separately. I could never charge the very competitive rental rates that I do if I had to pay for electricity because generally speaking people are far more conservative in the use of electricity when they are paying for it than when they are not. It is my way of keeping the rates down and passing that savings on to the guests who choose to be conservative in their usage of electricity. . I will happily verify this to anyone who is interested by e mailing an electric bill which shows the usage and costs of electricity for the last 12 mo. My house is about 90% rented yearly

Our stay was wonderful!
My family of 8 had a wonderful vacation in Punta Cana and at Pat Fahey's villa. The villa very comfortably fit all 8 of us and we enjoyed using all the space: the indoor living, the open front porch w/ comfortable seating, and the two upper level decks. We have pretty views from all locations. We had a wonderful dinner (take-out from nearby D'Angelo's Restaurant) which we enjoyed at the dining table on the open porch. The wifi at the villa allowed everyone to use their iphones and to hook up to our Verizon account so that the guys could still watch the basketball games on tv. We were comfortable in the villa without using an air conditioner--the multiple ceiling fans throughout kept the place cool. We would have liked to use the Jacuzzi more but it was a bit inconvenient that it would take so long to warm up--but we sat on the sides and turned it on to relax with the jets at our legs & feet. The villa is very conveniently located: we walked to all the restaurants and easily walked to our meeting place to catch the bus for our Scape Park excursion (which we loved). We also arranged for a snorkeling excursion right from our own beach. We recommend Wacamole Restaurant, which was my family's favorite meal of the week. Our only trouble was running out of drinking water, and the local store made it tricky to get replacement bottles; Pat took care of this but we recommend making sure there is a spare water bottle when you arrive. Pat Fahey quickly answered all our questions/concerns both in the planning process and once we arrived in Punta Cana--she made our trip run smoothly and efficiently. We highly recommend this villa!

That's what it is all about. Creating magical memories for every group of guests that stay here. As well as being prepared to handle every possible problem that can possibly arise quickly and well. Its more than a great big house in a private gated beachfront community with a world famous beach with beach attendants, lounge chairs and palaps for shade. Its the community with its many restaurants and nightly entertainment and grocery stores that cater to international visitors. Its about tying it all together with lots of help along the way to create that magical vacation. This is my goal with every group that stays at my home.

Nice Place, but issues
Loved the villa. All in all we were pleased, but certainly were not without issues. 2 of the 3 toilets on the main floor were inoperative upon arrival. One was fixed the next day, the other in 3 days. That was a communication error on our part. One bathroom did not get hot water until Wednesday. Water was not frigid, but certainly not hot. Water lines in kitchen broke and flooded the kitchen. Our group of 6 spent 4 hours getting messed cleaned up and towels washed and dried. Not a great use of our vacation time. Next day we returned to a flooded kitchen again because line was loose. Another 4 hours of laundry. No ones fault, but we expected to be compensated somehow. Hot tub made a loud popping noise and shot out sparks. Because of other issues with unit and because it happened late in the trip we did not even request to get it fixed. Scary moment for the ladies. Toilet paper was an issue as well. We were told there would be one roll in each bathroom. We did not expect that to mean only the roll on the holder and no spare. Until we bought more, there was sharing going on between bathrooms. Electricity. Not sure I understand why we have to pay extra. The house document states $10 a day is included in the rent as reported in the VRBO listing for short term rentals and when we checked out we were asked for $60 in overage on electricity when were told we only used $60 worth for the week. Not sure how we went over if $10/Day was included. We did get a break on that because of the hassle for the broken pipes, broken toilets, lack of hot water, but I felt we shouldn't be paying for any electricty and should have been monetarily compensated for the cleanup of the broken pipes and lost time from our vacation. Honestly, the villa would be worth another $100/week and just include the electricity. Felt like I was being nickle and dimed. All in all we were very pleased. I would rate it higher had it not been for all the issues. The unit is a villa and not in a resort so not a lot of time for repairs between rentals. If I were to return to Punta Cana I would certainly consider it again, but would prefer something closer to the beach, which is fantastic.

This is the Dominican Republic. I can’t tell you that nothing will ever go wrong What I can tell you is that I take great pride in providing the best vacation experience possible. I can also tell you that if you report a problem- I will go the extra mile to get it remedied ASAP. We have had over 40 groups of VERY satisfied customers over the 2 years that I have rented my Villa. Not just satisfied with the home BUT also satisfied with the whole experience. I provide a 100 page guide book that gives you information on how you can plan and execute a most memorable vacation with your family or friends. We provide tons of information on restaurants menus , specials, entertainment ( what/where) excursions – everything! We can provide a Dominican cook who everyone seems to really love. We can provide a driver to be sure your transportation to/from the local airport is stress free. He even stops at the HUGE grocery store en route if you like. We can provide very professional massage packages at the house on a professional massage table for $25. Here is what happened. This group arrived late Friday night. They reported a problem with hot water in 1 bathroom Monday morning. I had the plumber there within the hour. They then told me about a toilet that was running. It needed a new toilet kit which was fixed later that day. Then then told me that they made a mistake and actually had a problem with a different toilet. It needed a part which was fixed the next morning. I credited practically their entire electric bill which they said was more than fair to compensate them for their inconvenience. As for the electric – ALL of the documentation in VRBO and my hospitality guide stipulates that electricity is extra. This is a 3200 sq. ft. home, and ALL of the big villas in Punta Cana need to charge extra for electricity because electricity in Punta Cana costs $.30 per kwh it is highly dependent upon the use of the air conditioners.. My documentation correctly states that most groups are using between $10 - $15 a day in electricity. I think we had communication issues.The husband was communicating with me and he kept telling me that everything is great and thanks for the quick response. Apparently, the writer of this E mail was not happy, greatly exaggerated the facts and never spoke up. All I can say is that I will go the extra mile to help you have the most incredible vacation ever. I honestly appreciate it if there is any problem that you let me know asap.

Amazing time at Los Corales
Our family of two adults and four teenage boys had a wonderful and memorable stay at the Villas. The accommodations were as advertised and gave us plenty of room to spread out and enjoy this idyllic location. Obviously it was hot and very humid in the middle of August, but with the proper warning about air conditioning usage, we had a very comfortable stay at the unit. The outdoor space provided ample room to eat breakfast, lunch and even one home cooked, authentic Dominican meal amid the beauty of the grounds (which we totally recommend - cost as much, if not less than eating out with plenty of leftovers and simply amazing food). We enjoyed the 5 min. max walk to the beach and never had any trouble getting seats on the beautiful white sand beach, which seems to stretch on and on for miles in either direction. The ocean was very inviting and my boys and I spent hours swimming in the gentle surf. It was also extremely easy to walk to the local restaurants and small convenience stores that are just around the corner from the complex. Because we were only able to stay 4 nights, we did not go to the big supermarket - but the local stores, and the fruit truck at the main entrance, were totally sufficient for a short stay. We ate at two of the three restaurants that are effectively on the grounds and they were both very good. Eugenie was awesome and was extremely helpful. In addition to showing us around, she had a lot of helpful tips and was available whenever we had a question or needed some assistance. Equally, Pat is a great owner and has put in a lot of time and energy to assemble her guide book, which contained a lot of helpful information. She was very responsive to all of our questions going into this amazing vacation and she is right about the location. Sandwiched between a number of all inclusive resorts, the Villas are a welcome reprieve to those wanting to be a little more off the grid. We had an amazing time and were saddened that our stay had to end.
