The condo is on an excellent location. The view of the bay is incredible. I noticed pros and cons of the property.Pros: the location is great and well kept facilities. The kitchen has everything you need if you want to cook anything (like we did a couple days).the complex is next door to a shopping mall with high end stores (who wants to go to the beach to spend the day shopping?) not me .Cons: the access to the pool and beach is only allowed for all inclusive guests. You need to purchase the pass for access to use the pool or beach for 107.00 dollars a day. We had the option to buy daily pass if you want to have breakfast/lunch/dinner. Also the all inclusive will give you the right to use their parking lot if you are driving like we did.The A/C of the condo could be better. The distribution of the air is not evenly provided. In summer time it will be hot.Overall is not a bad choice.

Valve for dollar was okay but don’t plan on cooking much unless you bring a clean cutting board and all your own spices. You may also have the dishes as many were left dirty. Also the fridge was leaking. The property management office took a picture but on day 12 no one had come up to fix it. The tv internet kept going out so called property office numerous times but no answer as it was the weekend so went to front desk and they said to contact owner. We did and I feel his reply was very rude.

The last time that we stayed in this Condo rentals the complex was owned by Holiday Inn. Now with the new owners "Sunscape" we have seen a lot of changes.Firstly the rental team gave us excellent service. They helped us with many needs we had in our apartment and helped us to operate the TV and toaster oven.But the main problem that we had with the new ownership was not allowing the apartment people to walk through the pool complex to go to the beach. We had to walk quite a long walk to the public beach access, even though the owner of our place said that it is an easy 10 minute walk. This is no true, especially for senior aged people, because we had to walk back to the main road from the complex and along very busy Main Street sidewalk with many people and then a long path back to the beach. There were beach chairs and an umbrella in our apartment, but we could not have carried this things on that long walk to the beach.We would have gladly paid a little more in our rental fees just to walk through the "all inclusive" pool to the beach. We did not want to use the pool, we only wanted to go to the beach by an easy access way.Also we have noticed that buildings have not been kept up in good condition or even no improvements done in the last 10 years.We will not be coming back to this location again.

Gary was very responsive to enquiries, etc. The unit was clean, comfortable and equipped well enough to suit what we required for a short stay. The view from the balcony was mesmerizing and spectacular, day and night. We were kept busy whale watching pretty much every day. Staff were quick to assist with TV issues, caused mainly by batteries in the remote. All fixed to our satisfaction. Water delivery was also handled very quicklly. Overall a good stay!

The view from this condo are amazing. We saw whales breeching. It's a 4 min. walk to the bus stop. Great restaurants are near. Great location. Owner was responsive when needed.

Amazing views and perfect !Has a kitchen and a fridge as well !Close to everything and excellent doormen and security team !Only downfall you have to walk to head to the beach .I got mixed messages because I swim in the ocean and I had pools and chlorine .Maximillian and security Ana didn't have a problem for me going straight down to the beach from the condo but other people didn't like it .I told them it's a public beach and we came to an agreement!I'm a people person and I talk commen sense !The place is perfect to relax and enjoy the view !!!Thanks again Gary!!!

You will not be disappointed if you rent this condo! The view from the balcony is amazing, waking up every day and looking out was a dream. Gary was great throughout the whole process, super helpful, always responded to my questions very quick, just perfect communication from beginning to end, he gives you all the instructions to make sure your stay is as you expect. There is a safety box, if you need one. If you pay the fee to have access to the all inclusive amenities is perfect, otherwise get ready to walk a good 12-15 minutes to the beach, Gary provides umbrella, chairs and coolers to bring with you if you decide not to get the all inclusive option. Straight forward and cheap ride either by bus or uber to downtown. Grocery stores are within walking distance (about 20 minutes), Lot of restaurants near by, but we chose to go downtown and eat dinner there, so many places to choose from. We were there during the low season so it was really nice as nothing was crowded and the beach was almost always empty. Condo staff was very friendly and nice. On our last day, as we were having coffee on he balcony, we saw a couple of dolphins near by, right in front of the condo, and that was just amazing. Overall a great experience.

Magnificent panorama!

Wow what a view! Condo was just perfect for our 2-week stay. Gorgeous panoramic ocean view, bright & airy, spacious, clean, comfortable beds and couches, great shower, well-equipped (patio, kitchen, bathroom towels, AC & fans, clothes hangers, beach chairs & umbrella, entertainment centre) condo in a good location with nearby beach, restaurants, shopping. Francisco from property management so very friendly and helpful. Bellmen very efficient in calling taxi service. Gary, we can tell that you put in a lot of consideration towards your guests! Muchas Gracias for a wonderful stay in your condo!

Location, location, location

If you're interested in staying close to downtown Puerto Vallarta and love a great view, this property is for you. Everything in town is only a short (and inexpensive) taxi or Uber ride away. If you love a pool and direct access to a beach, you will have to pay extra...78-100 US/day (April 2025) This is not our host's fault, but the building the condo is in changed its rules earlier this year.

First visit to PVR

Great location but not having access to the pool or beach was more of a disappointment than I expected. None the less had a great time. Gary the owner was a great communicator and was more than accomodating.

This is a nice 2 bedroom condo with an amazing view. Close to all amenities. We saw whales and dolphins everyday from the balcony. Visited in Jan. Wi-fi is really good. Great info from the property manager.

Awesome view!

This was a new experience in Mexico - to stay in a condo rather than an ‘all inclusive’ resort. We were not disappointed - the condo had everything needed, and the property managers were very helpful & responded immediately. We thoroughly enjoyed our stay - it couldn’t have been in a better location! The ONLY THING that sort of had us feeling like second class citizens was the ruling that we were NOT ALLOWED in ANY of the public areas of the resort after 8:00 PM.However, we just laughed it off - & spent that time on our balcony.Overall, our experience was very good - & we would consider staying here again!Thank you to our host!

Excellent vacation spot!

We needed a restful vacation. My husband with a broken femur wanted to rest. This lovely condo gave him exactly what he needed. The view is magnificent, the condo had everything we needed to cook all our meals, quiet nights were a pleasure compared to some of the spots we have stayed in Mexico. Security was present 24/7, never once did we feel unsafe. We enjoyed our stay thoroughly. Staff were all very pleasant.

Rooms were extremely HOT HOT since there was only two little fans for the hold entire condo the pool was so dirty that from far looks like they full it with green water you can't buy anything a lest if you didn't buy al include for the day. went to front desk about questions the y can't answer referent me to Rental but there were not there twice

Beautiful view

Positives Favourite time of day was morning coffee on the balcony. Quiet with amazing view. Proximity to everything. Malecón, marina, Walmart, airport averaged out to a $10CAN Uber ride. Wifi was excellent. Nice hot shower with great water pressure. Bathroom was set up well for privacy. On site property manager was responsive and accessible. Fire works display around the bay every night Negatives There was often only one elevator working. Which made for some long waits and crowded elevators. The condo was clean but is dated. The bedding could use an update. The bed was fine but the mattress cover and sheets have been laundered so many times they no longer fit snug to the bed. You are in the hotel zone, so while convenient it is noisy until 11:00 pm every night.

Fun time

The view was incredible from the balcony, the living room and the windowed ( to the living room) bedroom! We arrived 4 hours before check in and there was no help...we had to haul our luggage around for 4 hours (big bummer). The bathroom sinks were very slow (almost seemed clogged up) they eventually drained...there was a slight sewar aroma coming out of the drain in the commode room dependant on the hour of the day. The micro wave was very noisy but it worked. Otherwise the accomodations in the condo were good. The grounds were very nice! the staff was nice. We appreciated the diligence of the gaurds at the gate.We had a great time being both being in a nice place and also enjoying the PVculture.

Disappointing other than the view

Everything was complicated about this place. The whole resort rules surrounding the rental. Incapable of buying anything onsite. The 30 minute rule maximum that you can leave your chair before towels are taken away, despite the owner saying you should reserve your chairs - which everyone can do before 8 but condo rentals. The condo is extensively uncomfortable and not utterly clean. You can’t ‘live’ comfortably here as you would in a rental you would expect. I would not recommend this rental for that price unless all you want is the view

Would stay again

Great condo, clean, good location, resort seems nice. Only complaint is we had no hot water in kitchen, complained morning after we checked in but never had it resolved for the week.
