House was very clean and clearly well cared for. The kitchen was well equipped, and the villa staff kept the beach and pool areas tidy each day. There is fresh water to drink, nice hot showers, and a sweet little beach to enjoy right outside your door. The views of the ocean from the balconies and pool were gorgeous. It was such a peaceful place to spend time and a particularly wonderful spot for a big family vacation.FYI if you didn't notice in the listing, there's no dishwasher or laundry machines. One small thing to note for anyone traveling with little ones: the staircase banisters have wider openings than we’re used to, so it can feel a bit tricky with early walkers. Not a dealbreaker at all, just something to be mindful of so you can keep an extra eye on toddlers.Overall, a beautiful place to stay! And would definitely come back!

We thoroughly enjoyed staying at the Villa. Everything was as described. We kayaked, fished, snorkeled with whale sharks up the coast and visited a local cenote. The restaurants in Puerto Morales were excellent. It was hard to pick from the many choices. The town is still somewhat small with the feel of a fishing village although much more developed than when we stayed there in 1989. The only downside was the sargasso grass washed in all along the coast. Apparently this was an especially bad year for it. Puert Morales has solved this issue with sea fences to block the grasses. There’s good beach in town. We would certainly consider visiting again. Leo was a treat to meet.

Family Vacation

We had a wonderful time at Kate’s house. The roads were very bumpy to get to the house, but completely accessible. We were not able to get into the ocean at the property due to the sargassum (we knew this would be a possibility due to the time of year we visited) so we used the pool everyday. The beach in the center of town were completely clean due to the barrier the town put up in the water . Overall it was a wonderful time and a beautiful house.

Amazing vacation

Myself, my mother, spouse, and two children stayed here (5 and 5 mos.) the property was beautiful - even more so than the pictures and impeccably clean. Stunning location on the beach, with palm trees and sea breezes. We absolutely loved having breakfast and drinks out on the patio. My daughter loved the choice of three pools and the ocean for swimming! We particularly enjoyed the private pool with lounge area surrounded by beautiful landscaping. The bedrooms were spacious with comfortable king sized beds. The bathrooms were stunning with walk in showers in marble and granite. Our bathroom had great water pressure and heat. The balconies all faced ocean side and the roof terrace has a panoramic view of the sea as well. We had most of our meals in town but the kitchen was well stocked. The village was easily accessible by car. We tried lots of great restaurants and the townspeople were very friendly and full of suggestions. We loved the Local coffee shop and el Concho for a special meal. Leo was amazing! He was in touch with us even on his days off. His wife cleaned our home mid week and left it absolutely spotless. We saw various lizards, birds, and agoutis! Kate made sure our stay was comfortable and questions answered. We loved our stay and would definitely return.

Beautiful and Peaceful Villa

The villa is beautiful and spacious. It was very easy and, in fact, pleasant to deal with the owners and the caretakers. They made everything as easy as possible from pre-check in to check out. Our favorite parts were the private pool and the view. The rooftop space was so peaceful with an unobstructed view of the ocean and its own little pool. Facilities were great, with a full kitchen, lots of bathrooms, plenty of hot water. Clean and very well maintained. One of our favorite vacations.

Peaceful Family Vacation

Our vacation at this spacious home in Puerto Morelos Mexico was just what we had hoped. A time for our family to meet our newest grandchild and just relax and enjoy each other. Ocean shore views from every room plus a well furnished, roof top patio with a small jetted pool, deep enough for adults and kids to enjoy. We loved the nice King bed rooms with each having a bathroom. A well furnished patio area with a private pool on the beach side and A community pool in the courtyard at the entrance of the stand alone home. There is a stretch of Condo units that separate the courtyard from the dirt access road. It was quiet and peaceful, just perfect for us. Managing several different family schedules in organizing this trip, I so appreciated the owner and their worker's flexibility in accommodating our needs. Communication was very good. very helpful. We would all love to do this again. Note: The description and details on the rental are accurate, informative and worth reading. Do consider the saragassum sea weed seasons when planning your trip.

What a blast

I have never had a more enjoyable experience or owner / manager so accommodating. We had to request a day earlier arrival because of flights etc. our original flight was cancelled and then our new flight got very delayed. We ended up getting to the Villa at 3:00 am instead of 7:00pm. Both Kate and Leo communicated with me personally throughout the ordeal and reassured me everything would be fine with full instructions and support. We were a group of 7 adult friends and had the best holidays by of us could ever remember. The Villa is better than described. Thank you both so very much. We will be back.

Beautiful beachfront property

We had a lovely stay at this spacious beachfront property. We really didn’t want to leave the beach because it was so so relaxing.The only downside were the crazy potholes on the local road.Would definitely come again!

Fantastic stay

We had a fantastic stay at this beautiful house. The house is large with plenty of room for 2 families of four. Kitchen is very well appointed and has everything you need to cook at home. We especially enjoyed the incredible views from every room/balcony - and the private pool overlooking the ocean was just perfect for the kids. Puerto Morelos was close by and we enjoyed being conveniently close to town. The owner was quick to respond to queries and Leo, the onsite caretaker was attentive and lovely to deal with. Would highly recommend this place for anyone looking for a quiet getaway!

Terrific beach vacation

This is a beautiful and comfortable home - pool and ocean right outside the door. Gentle beach for the little ones and also walkable to the north.Kitchen had everything we needed and more to cook dinners. With small children we found it easier to cook at home for dinner and eat lunch out after an adventure. Living room had plenty of seating and play space for the children. Comfy beds. Ceiling fans a big plus so we could turn down off the A/C at night. The very pleasant caretaker for this home was around each day and available to answer any questions we had. We had fun spotting the geckos from the patio each evening. Just a lovely relaxing time in a stunning location before the hectic family wedding later during our trip.

A slice of paradise

This was our second year staying at this property and we love the immaculately cared for, quiet, relaxing atmosphere at the villa. There’s plenty of room for two families of four and we all loved that each of the bedrooms had balconies that were ocean facing. Wonderful family vacation

We stayed with our 4 adult daughters, son-in-law, & 3yr old grandson. We enjoyed the beachfront location. Very well equipped kitchen. We made breakfasts & snacks. Juan Jose made a delicious dinner with lots of fish & seafood. We enjoyed several restaurants as well as the annual food festival in Puerto Morelos. It was a wonderful vacation in a beautiful home. We would not hesitate to return.

Fantastic Home, Comfortable

Great house! A little further away from Puerto Morelos compared to previous houses we've stayed at, but fantastic nonetheless. As long as you have a car, it's an easy drive into PM! We barely spent any time at the house because we were there for work, but were all very comfortable and enjoyed our stay. Would definitely stay there again! Thank you!

Our "holiday"

Villa nice but description different from what was on Vrbo. If you are bringing children, the staircase is not safe (opening on side where a small child could fall through). Upon checking in, the house was not clean and there were no amenities in the bathrooms, ie shampoo, body wash or trash bags, but upon contacting the host, it was immediately rectified. The host was excellent as she responded immediately to any of our needs and Leo, the caretaker of the property, was the best. *Fishing a must in Puerto Morelos"!

Amazing Puerto Morelos Vacation Home

We loved our stay at Villa Caracol! The view is absolutely stunning and the house itself was comfortable and surpassed our needs. It is quite large and well appointed. We had a group of 6 adults and had so much extra room. The kitchen was one of the most well stocked we have encountered. Leo was very nice and accommodating. The food provided upon arrival was a very nice touch, eliminating the need to rush to the grocery store. Kate answered all my questions extremely quickly and provided lots of useful information. The location was quiet and secluded. We definitely recommend viewing the driving to the location video. It was very helpful. We also had Chef Juan and Gabby cook for us one night. It was delicious. We thoroughly enjoyed our stay!

A week in paradise

This place was one of the best rentals my family has ever stayed at. Talk about beach front property. The views from this place was literally out of a postcard, and every single room has a balcony with a front row seat to the beautiful sunrise every morning. The beach is just a few steps away from the back porch, and there's a private pool to boot. I stayed for Thanksgiving week with my family of four, my brother-in-law's family of three, and my mother-in-law, and we had room to spare. The place is private and away from the hustle and bustle of Cancun, but the charming town of Puerto Morelos is also just a short car ride away. It was everything we could have hoped for our little family vacation and so much more. We can't wait to come back.

Great spot on the beach

My husband and I enjoyed our stay here. The house is beautiful & spacious. You can't beat being right on the beach. It's so peaceful. We loved hearing the waves at night as we fell asleep. The beach itself was a bit withered and seaweed was present but that's mother nature. We still enjoyed swimming in the ocean. Everything felt safe & private. This was a nice way to end our trip after being at an all inclusive for a few days. I would definitely recommend a rental car as taxi rides to town are very expensive. I believe we were quoted $40 USD each way, which was essentially the same cost as renting a car for a day. The road to the house is a little rough, but very manageable. The house could use a few updates like a dishwasher and an easier to open sliding door, but nothing major. We are huge fans of Puerto Morelos and will consider staying here again when we visit next time.

We enjoyed our stay, the property was as listed, very well maintained and Leo was great. Unfortunately we didn’t have the best weather, but we made the most of our stay. Quiet Location

Listing stated private home, although we did have our own pool; the neighbors/other guests came over and could see us. We expected TOTAL privacy which is not the case. You could not walk into town; a rental car is a must. There is one on property that you could rent. Nothing was convenient to this location for walking distance. The house was not marked so we did not know which one was ours. They had water for us to drink and a few groceries which was nice. There was a full size frig, and plenty of dishes. They only gave you one towel, washcloth (per person) for the whole stay...would be nice to have more towels available and blankets. The plunge pool was cold, but it would be nice if they put a solar cover on it to keep it warm. The water shut off...don't know why...had to wait until the next day to have a landscaper help us and he turned it back on. Only one bedroom had a tv, which the other couples wanted also. The house was spacious and was clean. Leo was on property daily (except for his day off) and check in with us. There is NO washer and dryer on property. Not an easy location to find. All four couple's drivers got lost when we showed them the coordinates with the directions. Overall, we did enjoy our stay.

My best vacation rental experience by far

Kate/Norbert have done an extraordinary thing with this property. It was our heaven for two weeks and exactly what we needed for five kids and four adults. There was plenty of space and amenities for all of us to live, lounge, and work remotely (internet connection was fantastic). The house was very well maintained. The grounds were managed daily, the pools and house maintained regularly, and needs responded to promptly (ex. more bottled water, an unscheduled pool cleaning). The rooms are spacious -- all of them from the living areas to bedrooms. ACs worked well. The kitchen had all the needed pots, pans, dishes, glasses, and utensils. The fridge accommodated our needs with no problem. The only oddity were some small openings between the bedroom and the bathrooms in those bedrooms. Maybe an architectural solution to manage humidity but it did make privacy awkward. Not a big deal though since the house has many bathrooms. The pools are wonderful and we spent everyday in at least one. Such a pleasure. The kayaks allowed several of us to head out to sea many mornings. The house is well located. While the road to the house is a bit rough, it's not far from supermarkets, laundry, and a good spot to head to Cancun, Chichen Itza, cenotes, Xcaret, coral reef snorkeling, and my favorite: whale shark snorkeling. Puerto Morelos beachside has some great restaurants. Recommended! Thank you, Kate and Norbert, for a wonderful place to vacation!

Excellent Rental!!

My friends and I stayed here for 5 days in May of 23. We enjoyed everything about the property! Location was great! And two pools were awesome. The AC worked really well! The house was fully stocked with everything you would need for your vacation. Would recommend staying here! And Leo the property manager was super friendly even though we didn’t need his help for anything during our stay.
