Step outside and into the heart of Southsea where you are only moments away from the Victorian pier and just a short walk to Palmerston Road which is home to many independent bars, cafes and restaurants. This newly decorated, two double bedroom apartment with brand new modern bathroom and off road parking is the perfect base for your stay in Portsmouth. Stair access only.

    Located on the top floor of a classic Victorian building designed by Thomas Ellis Owen, this beach front apartment is perfect for couples and families alike. There are two double bedrooms, both with double beds and a family bathroom . A lounge area with 2 sofas, TV and pull out corner dining area. The kitchen is fully equipped but the highlight of this property is the private roof terrace which overlooks the seafront and South Parade Pier. You can watch the ships coming into and out of the busy harbour and on a clear day see all the way across to the Isle of Wight. Please note that this roof terrace has low railings and children must be supervised at all times. There is also a parking bay at the rear of the building with coded gate access.

    **Please note that we are an environmentally conscious property who cares about the beach and the seafront so we try to avoid single use plastic where possible**

    Through a communal door and up 4 flights of stairs to the property where you will have access to your apartment. There is no lift access and is not recommended for elderly people or those with mobility issues. This property does have a parking space. The coded gate to the car park space is to the left of the building , turning left just past the bus stop.

    **Check-in and Check-out:
    Check-in is permitted from 4 pm onward, and check-out is scheduled for 10 am.
    Requests for late check-outs and early check-ins can be made during the booking process, subject to availability and with a minimal fee.

    **Additional Services:
    Travel cots and high chairs are available for £20 each. Kindly notify us during the booking process. Please also note that beddings and sheets are not provided for the cots.

    **Important Notice:
    To ensure a pleasant stay for all guests, please adhere to the following regulations:
    Unauthorized early check-ins and late check-outs will result in a fine of £50.
    Smoking inside the property is strictly prohibited, with a £100 fine for violators.
    Guests bringing pets without prior authorization will be charged £150.

    **Property Maintenance and Cleanliness:
    The property is professionally maintained and cleaned.
    We guarantee professionally cleaned linens and toiletries for your comfort.

    ⚠️ Re-decoration works to the building.

    The project will involve the erection of scaffolding, which is scheduled to commence
    on Monday 1st June and is expected to take approximately 7–10 days to complete Following
    completion of the scaffolding installation, the contractor will begin the external re-decoration works during the week commencing 8th June.
    The works are being carried out as part of the planned maintenance programme for the property and
    will include preparation, repairs where necessary, and repainting of the external areas of the building.

    During the course of the works, residents may experience some temporary inconvenience, including:

    • Noise associated with scaffolding erection and decorating works
    • Contractors and access equipment operating around the building
    • Temporary restrictions to certain external areas whilst works are underway
    We kindly request that residents:
    • Keep windows and balcony doors closed where works are taking place nearby
    • Remove or suitably protect any personal belongings located on balconies or external areas where applicable
    • Take extra care when moving around scaffolded or restricted areas
    • The contractor has been instructed to keep disruption to a minimum and to ensure that all working areas are maintained in a safe and tidy condition throughout the project.
    As there are low railings on the balcony, do not leave any children unsupervised on the balcony at any time.
