The Space:
Soft tropical air moves through the patio as your day begins, while the gentle rustle of palms sets an easy rhythm around you. Mornings invite quiet coffee outdoors, and evenings settle into the calm of the terrace as warm light fades into the surrounding garden. Indoor comfort flows naturally into open-air living, creating a relaxed base close to Playa del Carmen’s vibrant energy.
Sleeping arrangements
Three bedrooms accommodate up to eight guests with a layout designed for both privacy and shared moments. Upstairs, the master bedroom features a king bed, an ensuite bathroom, and access to a private balcony. A second bedroom includes two double beds and its own ensuite bathroom, making it well suited for groups sharing space. On the main level, a third bedroom offers a queen bed with a full bathroom nearby, ideal for easy access without stairs.
Outdoor living
The private patio opens into a lush setting with space to lounge or enjoy meals outdoors. An upper-level terrace provides another quiet spot to unwind, while the shared outdoor pool offers a refreshing break between outings. The backyard area adds extra room to relax in a green, open setting.
Kitchen & dining
A full kitchen supports everything from quick breakfasts to relaxed dinners, paired with a dining table for gathering indoors. You can also take meals outside to enjoy the surrounding greenery and fresh air.

Located in the gated Playacar Phase 2 community, the setting offers a peaceful, family-friendly atmosphere. You’re within walking distance of 5th Avenue’s restaurants and shops, as well as the beach along a scenic path. The nearby ferry terminal provides access to Cozumel for day trips, and the Hard Rock Golf Course sits just across the street.
This villa offers a comfortable balance of indoor ease and outdoor living, making it a steady, welcoming place to settle into during your time in Playa del Carmen.

The Neighborhood:
The home is located in the Villas Mayamar complex inside of Playacar Phase 2, a family-friendly area in the heart of Playa del Carmen. You’ll have:
- Access to a community pool and common green areas
- A 7-min walk to 5th Avenue where you’ll find fantastic shops, restaurants, cafes, and nightlife
- Vibrant shopping malls nearby like Paseo del Carmen (the closest), Quinta Alégria, and the shops at Calle Corazón with loads of designer and chain stores, boutiques and restaurants.
- Walmart and Mega grocery stores only blocks away
- Hard Rock Golf Club in the neighborhood
- Nearby Playacar beach and beach clubs
- Guard-gated residential community

Getting Around:
The home is about 59 km or 37 miles from the Cancun International Airport (CUN) and is located in the Villas Mayamar complex building inside phase 2 of Playacar.
There’s a parking space on the premises, however, where the home is located, you won’t really need a car. You can easily rent a bike, take a taxi, or a ‘Colectivo’ (shared-ride van) to get you where you need to go.
Other Things to Note:
All guests staying in Playacar are required to wear a wristband at all times. The cost is $10 MXN per wristband, and they must be collected upon arrival at the Playacar Phase II Condominium Reception. Please note that payment is only accepted via debit or credit card.
We can also help arrange private transportation for up to 8 people in the van if needed for excursions or airport transfers. Please just let us know, we'd be more than happy to help.
Electricity in Playa del Carmen is very expensive! Please be conscientious of what you consume and help by using the AC wisely. Please keep the temperature around 25°C and turn it off whenever you leave the townhome (lights and fans too). The AC units will cool down the spaces very quickly when you return. At night, please use the bedroom AC only with the door closed to other spaces.
Electricity is not included for stays of 7 days or more. A meter reading will be recorded on arrival and check-out days. Long-term stays are charged a fixed rate of $5.22 pesos per kWh. Consumption will be charged through the booking platform or deducted from your security deposit.
There is no daily housekeeping service but you can request a mid-stay cleaning for an additional fee. The cleaning service does not include changing linens and towels. If you'd like to have them changed, additional fees will apply.
If traveling with infants or toddlers, you can rent a pack-n-play with the mattress and a high chair if needed at $5 USD per item per day.
We provide a few home/bath essentials to get you started like toilet paper, soap, shampoo, and trash bags, but keep in mind these items are not replenished. Additional supplies must be purchased by the guest.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
House Rules:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) inside the home, and the use of any recreational drugs on the premises is also strictly prohibited. Failure to comply will incur a $300 USD penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise will not be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during your stay.
- Please avoid moving furniture.
- Pets are not allowed.
- Please use the safe box in the home for all your valuables. We are not responsible or liable for any loss or theft.
- Please respect the complex common area and pool rules (open from 9 am-9 pm). No glasses, glass bottles, food or ice cream allowed in the pool. You may use disposable cups. We ask that you please avoid hanging towels or clothing from the railings of balconies and terraces. Please use the laundry room or another space inside the home.
- Playacar Administration enforces the following traffic fines:
1. Leaving cars on roads without information: $1,000
2. Wrong-way driving: $10,000
3. Speeding: $1,500
4. Animal abuse/wildlife damage: $5,000
5. Minors under 16 driving: $5,000
6. Not wearing helmets: $1,000
7. Driving on sidewalks: $1,000

You can check yourself in by accessing the keys in the lockbox with the code.
