Great Xmas Stay
Everything was great., except for the weather. We couldn't have rented a nicer place. It was clean, nicely decorated, convenient to the water and had everything you could need.. I hope the nest time we come to the area that this rental will be available.

Exceeded expectations! I booked this for a sibs annual visit to see relatives in the area. Both siblings are very particular travelers. I arrived a day prior to their arrival. Imagine my relief when they BOTH were very impressed with everything... so much so, one instantly said "Oh, we've GOT to come back here next year!" Excellent for small group! Beautiful location. Off the beaten path but SO worth it. View is breathtaking. Neighborhood is enviable! Definitely hope to return!

August getaway
Having recently stayed at the cottage at Kamp James, I cannot express how wonderful and comfortable it was. From the moment we arrived, we were greeted by a stunning lake view stretching before us, promising a serene and picturesque getaway. Our host, Roger, ensured our stay was exceptional. We were impressed with the amenities. Kayaks and a paddle boat made our stay more enjoyable. The tranquil waters rejuvenated the soul. Kids loved the bunk beds at the cottage - that made it feel like a home away from home. An abundance of clean white bath towels and beach towels ensured we could enjoy the lake worry-free. Meal preparation was easy thanks to the fully-equipped kitchen, which included a blender and Keurig. With a washer and dryer, we could pack light, knowing that we could easily freshen up our clothes. The fire pit was the perfect spot for smores. We also barbecued outdoors with the grill. It was an absolute pleasure staying at Kamp James. With its idyllic lake views and thoughtful amenities, it felt like a true oasis. If you're seeking a relaxing getaway with all the comforts of home, along with a tremendous view, this cottage is the ideal destination.

Beautiful Cottage and Views
Wonderful cottage and views. Cottage has everything you need and was perfect for a family of 3 and our dog. It was clean, well appointed, great location, right amount of shade and sun. Covered front porch was great and allowed outdoor access regardless of weather. Roger was a great host...excellent communication, quick to answer any questions and even volunteered his front lawn for our 11 year old to practice soccer. Lake level was extremely high so we didn't get to enjoy the beach area and dock but we were still able to swim and enjoy the kayaks. Boat launch right down the street was very convenient.

Beautiful Lake Champlain Cottage
This little cottage is Very homey....it has all you need for a short or long-term stay. The owner Roger is very communicative if you have a need or a question? He will answer your text quickly. He offers to help beyond landlord requirements, he is more like a Great neighbor. Thank you Roger, I felt very comfortable & what a beautiful daily view!!!

Cozy cottage
My family of 4 just had a wonderful stay this Thanksgiving holiday so we could visit with nearby family, but also have a place to relax on our own. It was very clean, warm and the beds were comfortable. They provided lots of fresh towels and blankets, and the view of the lake from the living room window is absolutely beautiful. We caught the sunrise on our first morning!

Hidden Gem!
The owner Roger is a fantastic host! He has converted his cottage into a beautiful modern home. The place has everything one needs! This home has probably one of the most beautiful views of the Green Mountains in VT. This is my second time staying here and it will be my place to stay when visiting Lake Champlain.

We rented for my elderly parents and in laws, they were visiting from out of state. Beautiful view of lake and Vermont. Boat access was very convenient. Cottage was perfect and comfortable. Roger, the owner, was fantastic!!!! If you are thinking about staying here, just do it, you will not be disappointed.

Beautiful Location!
Beautiful property and location in a very quiet neighborhood. Roger was very accommodating to any requests and very quick to respond to messages. The area felt secluded but was a short trip to Plattsburgh and all its amenities.

Gorgeous location!
Very comfortable house with beautiful view of Lake Champlain. Small but comfortable bedrooms. Small kitchen/dining area. No dishwasher. Really nice location for the view. Nine miles to center of Plattsburgh. Deb fixed our wifi which then worked great. She told us of a restaurant Anthony’s. Not to be missed! All in all an enjoyable experience.

Our family really loved our stay. The house was cozy, clean, and comfy. Our kids especially loved the double bunk beds. The private beach was perfect- we really enjoyed swimming, paddleboarding, and kayaking. The fire pit was really fun for evening fires and making s'mores. Point Au Roche State Park trails and playground nearby were awesome as well. We had a wonderful week!

Wonderful stay by the lake
We just returned from a lovely stay at this property. The owners couldn't be more friendly and accommodating, periodically checking in to make sure we were having a nice stay and that we had everything we needed. They even let us use their front yard during the week so our 6-year old could throw/kick a ball around. The property was very clean and had everything we needed for cooking, boating, or just hanging out by the fire pit or the water (and the outdoor area was perfect for hosting a small get together). We look forward to returning in the future!

Lake Champlain in the Fall during Covid-19
We had a wonderful time during our stay. A little about us, we are 2 adults and 4 children and we made this house work. We stayed during early October and the leaves in the area were just starting to peak. Nearly everything we could think of was included in the kitchen, which was awesome, allowed us to pack lighter. There are some sand toys that the kids enjoyed playing with at the beach even if it wasn't what you would call beach weather. We were very close to Pont Au Roche State Park which had a new playground and lots of smaller, easier trails that kids could handle. Ferry to Vermont was only about 15 minutes away. Since things were more restricted, we weren't able to enjoy the local restaurants as much, but Plattsburgh was close enough that grocery pickup or food pickup was easily accomplished if we weren't making our own food. Since this was during the school year, we had to do school from the cottage as well. A word of warning, if you're looking to work/do remote learning from here, the internet may not be sufficient depending on your needs. We found it sufficient for one remote learner at a time, but we purchased a wifi hotspot and a data subscription ahead of time that lightened the load and allowed us to work remotely and learn remotely while at the cottage. If you're just going to be watching Netflix or whatever occasionally, then the internet provided should be sufficient. Overall, we loved the views, we loved our time at the cottage and we hope to go back when the pandemic is under control, as the proximity to both Vermont and Quebec was so enticing, but we were unable to take advantage. I'd be remiss to not mention Deb and Roger, as they were very accommodating and clearly thought of just about everything. They were great hosts and I can't recommend them or this property enough!

Return to Deb and Rogers Cabin
This is the second time that I have stayed at this cabin when traveling to the area. The cabin is nice and quiet, has a great view of Lake Champlain, and is fully stocked with all the necessary appliances that you would need for a quiet "home away from home" feel. It is just the right size for our needs. Deb and Roger work hard to make this the best place they can with plenty of kayaks to use, a nice fire pit, and plenty of outdoor seating. College Visit
This was a beautiful home. We came to visit my daughter who attends SUNY Plattsburgh. It was everything we wanted and more. We were able to visit with my daughter, cook her a homecooked meal and best of all she was able to see her dogs. We will definitely be back.

Wonderful Getaway
The property was super clean , as listed and even better than we could have imagined for our vacation. We were looking for a quiet place to escape the city for a week, and this lovely little place really delivered. Wow, what a great experience!
This cottage was super cute and perfect for our family of 5. The kids loved being so close to the water and had so much fun on the kayaks, paddle boat and fishing off the dock. Deb and Roger are lovely property owners. The cottage is beautifully decorated and has everything you need. Everything was clean and tidy upon our arrival. We truly relaxed and recharged during our week’s stay. If you need to relieve covid stress, this is the place to go. Our only regret is not bringing our bikes along. Great roads for that.

Lovely cottage that was immaculate
We had a lovely week at the cottage. The lake is directly across the street and is simply gorgeous. Everything was very clean and they really thought of everything with extra life jackets and water shoes in addition to lots of other stuff! Our only complaint during the week was the WiFi which was very challenging most days - especially when my husband had to do work remotely. No cable tv so you’ll need to rely on Netflix (they have an account loaded) but the WiFi issue prevented us from watching even one full movie.

Perfect Vacation in a wonderful lakefront cottage
We had an absolutely amazing vacation and look forward to returning soon. The cottage is beautifully decorated with a nice beach vibe. It was great having kayaks to use for exploring the beautiful lake and water shoes to wear when we wanted to go swimming . We enjoyed our coffee in the morning while admiring the sunrise from the porch, spent evenings playing board games and sitting around the fire pit and spent most of our days at the beach. .

Family and Pet Friendly
We thoroughly enjoyed our stay at this charming lakeside cottage. The cottage was fully equipped with all we needed for a comfortable stay. Check-in was so easy and the owners were very responsive. The fishing was unbelievable! Even I caught three fish! Kids really enjoyed the kayaks and the dock sandy beach was were we spent most our time. Highly recommend this place for a family of four and if you have a small pet.
