  • Welcome to Pittsburgh`s quiet, friendly, and desirable Regent Square neighborhood. We`ve created an ideal home for Frick Park visitors, walkers, and bikers alike.

    Designed both for cozying up inside and enjoying fresh air! This home features 4 outdoor spaces:
    * Relax on a shaded front balcony
    * Soak up rays on the upper deck
    * Dine al fresco on the kitchen deck
    * Swing away the day on the front porch

    A quick and pleasant stroll away from beloved cafes like Biddle`s Escape & Madeleine Bakery, plus close proximity to Squirrel Hill and Shadyside dining and shopping.

    ~LAYOUT~
    An open concept first floor creates an ideal gathering space for the whole group. There is also a powder room and laundry room side by side. Outdoor areas include a front porch with hammock swings and a back deck (off the kitchen) with a dining table for four, and a grill.

    The second floor includes two bedrooms with generous closet space, and dedicated work spaces. Off the hallway there is a full bathroom with a tub/shower. The master bedroom has a deck, and there is also a front balcony, accessible from the main hallway. The larger bedroom includes a king bed and queen size air mattress, while the other 2nd floor bedroom has a queen bed.

    The third floor is two adjoined bedrooms, and another full bathroom. One bedroom has a full bed and a crib, while the other has three built-in twin beds.

    ~ACCESS~
    Guests have access to the entire house with the exception of two locked closets, two locked cabinets, and the basement. With easy, automated check-in and check-out using the Smart Lock, you can be sure to feel right at home right from the beginning of your stay.

    ~COMMUNICATION~
    We`re committed to doing whatever we can to make your stay the best it can be. We absolutely love this city and would be delighted to share with you some of our favorite restaurants, museums, parks or attractions. We respect your privacy and will communicate as little or as much as you wish.

    We`re available to help make your stay the best it can be, but the level of communication is entirely up to you. It is always our pleasure to make suggestions on where to go and what to do - from museums to my favorite walkable streets.

    You will also receive a guidebook three days before check-in with recommendations and instructions for the appliances in the home.

    ~NEIGHBORHOOD~
    Regent Square features a main street full of restaurants, cafes, shops (South Braddock Ave.), in the middle of quiet, generally well-kept residential surroundings. The entire area is great for bike rides, strolls, and it is widely considered a dog-walker`s paradise.

    It is a safe place to walk around at night, and most destinations in the neighborhood are within 15 minutes on foot (from the the house). The house is very close to the famous Biddle`s Escape Cafe and Madeleine Bakery.

    In 2017, Regent Square was named the #1 neighborhood to live in Pittsburgh and the #17 best neighborhood in the United States by Niche dot com

    If you need a place to eat, you`ll have numerous choices within a 10-12 minute walk to South Braddock Ave. The neighborhood streets are lightly traveled enough for bike riders to enjoy. And the area is well-serviced by city buses, primarily the 61B.
    ~OUR RULES~
    Thank you for reviewing the following important guidelines prior to checking in.
    We appreciate you taking a moment to familiarize yourself with these policies to ensure a smooth experience for all guests.

    1. Depending on which platform/site you use to book, you will receive a rental agreement/check-in form/ID verification that you are required to complete, sign, and return at least 72 hours before your arrival. The address and door code will only be provided if the form is complete. We will notify you if this is necessary.

    2. If you are local and / or under the age of 25 please notify us before making your reservation.

    3. We may place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. This is primarily for guests without an established track record of reviews from previous hosts.

    4. We would like to inform you that for direct bookings, a 4% credit card fee will be applied to any cancellations and refunds and we will follow our standard cancellation policy.

    5. Guests acknowledge that they will keep their noise level to a minimum after 9:00 pm until 9:00am; please be respectful of the neighbors.

    6. Absolutely no parties or events allowed

    7. Guest must provide us with a valid working phone number. And guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.

    8. NO SMOKING or use of fire permitted inside the rental; guest acknowledges that no `smoking` includes marijuana and `use of fire` includes the lighting of candles, incense, or sage.
    There will be a $200 charge per day of reservation if this rule is not followed.
    9. There can not be any more than the registered number of guests in or on the property at any one time, violation could lead to the immediate removal of all guests without a refund.

    10. This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules:
    • Please note that a $25 Pet fee will be applied per pet, per night.
    • Please disclose pets at the time of booking. All pets must be added to your reservation so the applicable pet fee can be applied.
    • We are unable to host breeds of dogs deemed aggressive, per our insurance policy.
    • No more than TWO (2) animals, no larger than 50 pounds.
    • Pets are not allowed on furniture & please clean up after your pets.
    • Do not leave your pet home alone unless crated (doggy doo-doo bags are provided).

    11. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.
    • At departure: Please wash or place any remaining dirty dishes in the dishwasher
    • Please bag up all trash and place in the outdoor containers (see house guidebook for instructions)
    • Please follow all posted/guidebook rules for properties with special amenities like fire pits and hot tubs

    12. For your security and protection the property is equipped with an exterior camera.

    13. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.

    14. Please remember to take all of your belongings with you upon checkout. If you do leave something important behind, we will do our best to send your items back to you within a week.

    15. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs.

    16. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation.

    17. There is an extra guest fee of $25 per person per night, for every person after the 5th guest.

    We require precise guest counts. To respect our cleaning staff and the next guests, you need to accurately report how many people are in your group.
    This allows us to properly plan for cleaning and re-supplying after your stay. When needed, we will use exterior camera footage and Minut crowd sensors to determine how many people were in the house.

    FOR MEDIUM-TERM (30+ DAYS) STAYS ONLY:

    18. Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in).

    19. As part of our commitment to maintaining a clean and comfortable environment for all guests, we may require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning may take place on the 15th day of your reservation. This cleaning may be mandatory and is designed to ensure the continued cleanliness and hygiene of the property.

    20. The cleaning fee for the mid-stay clean may be deducted from your security deposit or through Airbnb resolutions if you booked via Airbnb.

    21. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more). For reservations of 30 days or longer, a separate cancellation policy applies:
    • Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
    • After that, the first 30 days of the stay are non-refundable
