cleaning in case of the presence of animals, up to 2 small ones. (eur 14.00 per animal per day) The admission of animals to the facility must be authorized in advance by the owner after communicating the number of animals, size and breed.

Its ancient origins date back to the times of the Medici family. Located in Pieve a Nievole, a short distance from Montecatini Terme, the property includes the main house and an annex. The spacious and bright interiors are distinguished by soft tones, wood-beamed ceilings and exposed stone walls, enhanced by large windows that open onto the well-kept surrounding garden. To complete this suggestive scenario, several corners dedicated to relaxation and a beautiful pool invite you to enjoy the peace and to admire a view that is lost on the horizon. Located between the timeless cities of Lucca and Florence, the villa is the ideal choice for families and groups who want to explore medieval villages and immerse themselves in the cultural wealth of Tuscany. Note: the villa adjoins the owners' house available for any guest needs, while fully respecting the privacy and exclusive spaces of the latter. Any extra services requested by guests will be provided exclusively by the owners.

Interior:
The property comprises the main villa (on three floors) and a two-storey annex, for a total area of about 1,000 sq m. VILLA - GROUND FLOOR – Entrance hall with staircase to the upper floors; living room; bar room (accessible only from the outside); a second living room; double bedroom (accessible only from the outside) with sitting area and ensuite bathroom with shower; guest bathroom and laundry room (accessible from the outside). FIRST FLOOR (divided into two non-communicating wings). The first wing, accessed via an external staircase, is composed of: living room; double bedroom with ensuite bathroom with shower; double bedroom with adjacent bathroom with shower. The second wing, accessed via an internal staircase, is composed of: living room; double bedroom with ensuite bathroom with shower; double bedroom with adjacent bathroom with shower. SECOND FLOOR – Four double bedrooms with sitting area and ensuite bathroom with shower; double bedroom with king-size bed and ensuite bathroom with shower and whirlpool tub; two double bedrooms with shared bathroom with shower. ANNEX - GROUND FLOOR – Professional kitchen (kosher meal preparation available upon request, exclusively via specially trained and certified staff provided by the property) with direct access to the outside; veranda with glass doors, dining room with direct access to the portico with dining table; guest bathroom. FIRST FLOOR – Double bedroom with sitting area and ensuite bathroom with shower and whirlpool tub.

Park:


The partially fenced property has a wonderful view of Montecatini Alto and Monsummano Terme. The garden, of about 5000 square meters, extends into the plain between green lawns, aromatic plants, fragrant rose gardens and centuries-old trees of various essences, which frame the areas dedicated to outdoor living. A porch, located in front of the annex kitchen and overlooking the pool, is furnished for outdoor dining, with table, chairs and a barbecue nearby. Several relaxation corners invite you to pleasant moments of tranquility, surrounded by nature. Inside the property there is a large outdoor car park, able to accommodate about fifteen cars. Note: in the owners' area there is a chapel that can be visited on request.N.B.: Please note that the photographic services are usually carried out in spring, so the colors and blooms of the gardens, lawns and parks may be different when you enter the villa.

Pool:


The panoramic pool is located on the same level as the villa, about 30 meters away, accessible via a lawn path or two stairs. Rectangular in shape; measures 17 x 8 m with a depth of 1.50 m; covered with PVC; five submerged steps for access; chlorine purification plant. The solarium, in travertine and lawn, surrounds it and is furnished with sun loungers, tables, sofas, armchairs, gazebos and umbrellas. The interior and exterior lighting allows night use. Open from the last Saturday in April to the first Saturday in October.
