Please be advised that all guests will be asked to sign a rental usage agreement that governs the terms of the stay. By completing the reservation you agree to the following:
• You agree to be bound by our rental terms and conditions.
• You acknowledge that you will be required to provide a copy of a valid government-issued ID and matching credit card prior to check-in.
• You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and the condition of the booking.
• You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.
While we do not anticipate the need, in the event of repeated violations, we may have to involve local law enforcement to ensure adherence to our policies. If it becomes necessary to remove a guest, any associated expenses will be the responsibility of the guest. We appreciate your cooperation in respecting our community and our efforts to be a considerate neighbor.
Damage Waiver / Security Deposit
You will be asked to choose either a $35 non-refundable damage waiver or a $350 security deposit hold (not a charge and released after checkout if everything is in good shape). Accidents happen. This just helps keep things easy for everyone.
For units that permit pets: Pets ARE allowed depending on size or if they are service animals. To avoid having your reservation cancelled, please inform us in advance and be honest about bringing a pet. An additional cleaning fee is required PER pets:
1-7 Nights: additional $25/night
8-29 Nights: additional $200
30+ Nights: additional $300
We do not have a weight limit, however, there are breed restrictions: Alaskan Mala Mute, Belgian Malinois, Boxer, Show Chow, Dalmatian, Doberman Pinscher, German Shepherds, Husky Breeds, Pit Bull Breeds, Presa Canario's, Rottweiler, Staffordshire Terrier, Wolf Hybrid
There is a 2 pet maximum and only cats/dogs are allowed. If you are found to have brought pets without prior notification, there will be a $500 fee.
We have noise monitors installed in our units (it does NOT record sounds or conversations), it just measures the noise levels in decibels. If tampered with, there will be a fee.

Disappointing Experience – Hidden Rules and Unkept Property
Disappointing Stay – Misleading Rules & Poor MaintenanceOur family booked this rental for a trip to the Monster Truck show in Glendale, AZ, but the experience was disappointing. KLVG only disclosed their strict rules—including noise monitors, a 10 PM-8 AM no-noise policy, and eviction threats—after charging our card. Ironically, the complex itself was noisy, with disturbances throughout the night.The property was poorly maintained, with trash, dog waste, and female hygiene products scattered around. Despite strict guest rules, management failed to uphold cleanliness. We couldn’t seek help from the leasing office and had to go through KLVG, a detached third party. The unit had serious issues: apartment was unbearably due to a filthy air filter, malfunctioning ceiling fans and lights, and dead/missing remote batteries. The advertised pool was also chained shut, disappointing our kids. Overall, this felt more like a monitored dorm than a vacation rental. Had KLVG been upfront, we would have booked elsewhere. We won’t return. Don't recommend.
