    Please see below for a breakdown of what this gorgeous home offers:

    - Townhouse located off a quiet street in Marmion.

    - Parking is located in front of the property and there is a single open driveway. Street parking is not available.

    - To access the townhouse you will be required to walk up a small flight of stairs (8 steps total).

    - You will have access to a private entrance and a digital door lock for easy access.

    - There is also a small balcony at the top of the front stairs which has amazing ocean views!

    - As soon as you enter through the front door you`ll be welcomed by the open-plan dining, lounge & kitchen areas.

    - To the front of the home you will find the spacious & comfortable lounge area with an entertainment unit, coffee table, Smart TV, two-seater lounge & split system to keep you warm or cool all year round!

    - The dining area is located toward the back of the lounge space offering a gorgeous timber dining table with 6 chairs.

    - Located off the dining area you will find a grey door - take a walk through this door to your very own private ground-floor courtyard! There is a large artificial grassed area surrounded by beautiful succulents and yukkas!

    - Light & bright modern kitchen offering plenty of bench space for meal preparation and easy convenience. There is a gas cooktop, electric oven, microwave, LavAzza Modo Mio pod coffee machine, french door fridge/freezer, toaster, kettle, in-built dishwasher, and a handy walk-in pantry!

    - Also located on the ground floor you will find the private laundry and downstairs bathroom.

    - Your own private laundry room offers a dryer, front loader washing machine, portable clothes airer, stick vacuum, trough, and other cleaning items.

    - The downstairs bathroom offers a toilet - spacious walk-in shower, wall-mounted mirror, and sink/vanity.

    - Walk up the staircase to take you to the dedicated study nook, two (2) bedrooms & amazing floor bath in the main bedroom.

    - Located at the top of the staircase landing you will find the dedicated study desk with an office chair.

    - The first door to the left upstairs you will find a separate toilet with a sink.

    - The room to the left of the `study nook` is the bathroom and the room to the right of the `study nook` is the single bedroom.

    - The master bedroom is spacious & calming with incredible ocean views! offering a beautiful raised floor bath that has amazing views out to the Indian Ocean. There is also a lovely king-bed ensemble with bedside tables & lamps on either side. Enjoy the convenience of your own walk-in-robe. There is also a split system that will keep you warm or cool all year round!

    - You will have access to your own private balcony which offers an incredible view of the pristine Indian Ocean. Enjoy watching sunsets and create some magical memories!

    - Bedroom two (2) offers just one (1) single bed with wardrobe and there is also a split system that will keep you warm or cool all year round! You will also have ocean views from your bedroom window too!

    - PARKING INFORMATION -
    - Parking is located in front of the property and there is a single open driveway. Street parking is not available.

    Guests will have access to the entire two (2) bedroom, two (2) bathroom townhouse with a single dedicated driveway for parking.

    - Our guest concierge team is available for communication and will assist at their earliest convenience.

    - Hiring a car in Perth is recommended.

    - Closest bus stop is located 350m (4-minute walk), from the property and the buses here will take you to Warwick and Stirling Station.

    - Uber, DiDi & Swan Taxi are very popular in Perth, just download the app and you can order a car to collect you and take you to your destination - so easy!!

    - Important: Before you arrive you will be asked to complete guest verification through third-party provider Truvi. You will also be given the choice between authorising a security deposit of $750 (2% admin fee) or a non-refundable damage waiver of $50. This is done to ensure we are keeping up-to-date with short-term rental regulations as well as providing both our guests and our properties with extra protection. Truvi will contact you via email and/or text to complete the verification. Please do so prior to arriving at the property to enable a quick and easy check-in process.
    - Important Compliance Notice

    In accordance with local council regulations for short-term rental properties, we are legally required to collect the full name and residential address of each guest aged 18 and over who will be staying at the property.

    Completion of this form is mandatory and must be submitted prior to check-in to ensure compliance.

    If this is a third-party booking (i.e., you booked on behalf of someone else and will not be staying yourself), please ensure this form is completed by the actual guest(s) who will be staying.

    Only the guests who are staying at the property need to complete this form.

    Please note that we have a flat pet fee of $149.00 to cover the specialized deep cleaning required after your stay. We can accommodate a maximum of 2 small breed pets. This fee is automatically added to your booking total, so there are no surprise charges upon arrival.

    • AIR CONDITIONING USAGE: To ensure optimal performance of the air conditioning system, we recommend setting the temperature to 23°C on hot days. Lowering it to 18°C or below may cause the unit to overwork, making it less effective in cooling the space. If you experience any issues with the temperature, please allow some time for the system to adjust. Should you need further assistance, feel free to reach out to us.

    • BOOKING EXTENSION POLICY: If you would like to extend your booking last minute, please note that extensions can only be approved and paid for in FULL before 7:00pm on the day prior to your check-out date. If you wish to extend after this time, please note that there will be a fee of $150.00 which will need to be paid in FULL (to compensate the cleaner for last-minute scheduling changes) along with the extension rate. Please note that all charges will need to be paid upfront. If fees have not been paid for in FULL and it has approached your check-out time, then you will be required to vacate the property immediately. Please also note that if you make a new booking instead of requesting an alteration request to your booking, the cleaning fee will not be refunded.

    • CANDLES/INCENSE: Please do not light candles or incense inside – it is a fire hazard.

    • COMMUNAL RUBBISH DISPOSAL: Please place all rubbish in communal complex bins. Instructions in bin section in the guest handbook. Do not leave rubbish in open areas. If there is overflow of rubbish at your check-out, you will be charged a $100 disposal fee - please place all rubbish in bins.

    • COMMUNITY: You should not disturb any common spaces outside the street or create a nuisance that disturbs the surrounding community. Failure to respect the neighbours, property manager or community concerns will result in the immediate booking cancellation.

    • CONFIRMATION OF BOOKING: For verification purposes, you and any approved guests or visitors may be required to provide us with a current form of government-issued ID prior to confirming your booking or during your stay.

    • CHECK-IN TIME: Check-in time is available as per your reservation details. Please do not access the property earlier, as we need time to clean and prepare for your stay.

    • CHECK-OUT TIME: Check-out time should be completed by the time specified in your reservation details. If you are running late, please inform us as soon as possible. Housekeeping must be granted access if they arrive and you have not yet vacated. Please refer to our checkout procedure located on the property for further information. Late check-outs will result in late fees.

    • CHECK-OUT PROCEDURE: Please ensure the property is left in good condition before you depart. Empty the fridge and pantry of any opened or perishable food, dispose of all rubbish in the bins provided, and make sure the space is tidy. All dishes must be washed and put away, and all lights, air conditioning, and heaters should be switched off. Remove all personal belongings and lock all doors when leaving. If you used a lockbox for access, make sure to return the key properly. Failure to do so may result in additional charges if our cleaners cannot access the property.

    • DAMAGES: If you break or damage something during your stay, please advise us as soon as practically possible so we can arrange for its replacement or repair promptly.

    • DRINKS & FOOD: Drinks or food must not be consumed in the bedrooms.

The check in process was not good, i was given the incorrect code for the door. I asked several times for a phone call and it took 30mins for me to be contacted. The backyard had dog poo left and old dog water bowls laying around. The main window door would not lock so security was not ideal.
