Great getawa

We spent a few days here coming down for a celebration. This location was perfect for where we needed to be. Easy to access. While we didn't do any beach activities, there was plenty of items to use if we needed to and very easy access to the beach. I loved the first floor access too. No elevator waiting!!

Great family condo!

We stayed with grandparents and our family. There was plenty of room and a great setup to share with multi families! We enjoyed the first floor location and the very nice beach access! It was a perfect time and almost had the whole beach to ourselves. Would stay here again 😊

Watch OUT...unresponsive and condo damaged, not as described.

HIGHLY suggest if you are looking for run-down, dirty, broken furniture, and unresponsive property manager....THIS IS YOUR PLACE!! Found wallpaper down, and king bed UNSLEEPABLE due to frame being broken - FURTHER he knew about prior to and didn't tell us, didn't respond, and blamed housekeeping...plus wouldn't offer any credit off rental. Condo was dirty, LIMITED kitchen utensils, and old STUFF everywhere in closets and storage. Worse rental and worse property manager....stay away. IF I could give negative stars, I would.

Future renters beware

I’ll start with the positives: check in was easy and the location was wonderful. Plenty of space! The negatives: the property manager would not respond after check-in. The second floor king bed is broken. It’s truly a hazard. One of our friends laid down on the bed and the frame gave way, ended up on the floor. After inspection we found it was previously broken and had 2 paint cans holding up the broken frame. We were only a party of 4 so did not have to have that bed though it would’ve been nice especially since the listing describes two king bed master suites. When we reached out to the owner he would not respond. There was mold in the dishwasher, wall paper peeling off the walls, door locks not working properly, upstairs master bath door will not shut, broken closet doors in upstairs master, very VERY few cooking utensils,parking passes not left for us as stated in check in instructions and again we could not get a response from owner. We ended up going to the main office and explained to them about the passes- she told us she would note our vehicles and make sure we were not at risk for towing. There were several broken chairs in dining area and in upstairs bedroom. Overall, we made the best of it and had a good time but the owners desperately need to tend to this property and give it some TLC. If it truly is “newly renovated” they need to request a refund from whoever did the work.

Not quite as advertised

We loved the beaches and the water was great. Pool was also a big plus. We loved the area as well. However we were less than impressed with the condo itself. It wasn’t very clean and needs a lot of updating. Furniture was ripped and stained. One of the beds was broken and unusable. Felt like for the price it would have been better

Description of Unit is Deceiving

This unit was not as described. It is not newly upgraded. Wall paper coming off walls, chairs to table has seats that are not properly attached, rips in furniture, curtains and shower curtains old. Bedroom 3 had broken bed and when communicating with owner was told he was "working on it" with maintenance and it was never repaired or replaced so slept in broken bed. Floors were not clean upon arrival. Mold in shower heads of two bathrooms. Not a four bathroom, it is a three and half. Towels and wash rags were in dryer upon arrival, no toilet paper in bathrooms, batteries did not work in TV remotes. Had to purchase toilet paper, dish detergent, batteries for remotes. No dish detergent or dishwasher detergent for washing. No parking passes were left as said. Contract did not say anything about canopies not allowed on beach, only stated tents. We came with Shibumi and was asked to remove. Rules for this are on side of refrigerator, not in clear site. Contract should be updated with all rules and regulations. Sent several texts back and forth with property manager/owner and never received any solutions. This was a family trip of 6 adults and three children age 3 and under. We take a trip every year and this was worse place we have ever stayed. Positive side…time and memories made with kids and grand babies.

This condo was sadly not as pictured and in some ways also not as described. The furniture is seemingly old, torn, dining chairs broken, headboards under beds, and poorly maintained. Plumbing was an issue with toilets not flushing well. WiFi quit working during our stay, which means no TV access. Interior doors and walls are marked, damaged, some doors don’t close all the way. Kitchen was lacking basic utensils. Mold in bathrooms and bedrooms, shower curtains in poor condition, floor boards and molding were filthy. Dust was very thick in some areas. The unit was surface cleaned prior to our arrival, but we had to go back to the store to buy supplies to clean to our liking and also essentials were not provided, like dish detergent. The carpet was dirty, stained, and mismatched. Bathroom towels were tattered. “Ground-level luxury” is in the description, and this is not accurate. When we arrived, I texted the manager to ask if he wanted pictures to prove the way we found the place, but never heard back from him. Torn wallpaper. Trash under beds. Private pits were in poor shape, some unable to be used. Just overall disappointing. We paid too much for this low level of accommodations. For the record, I have never left a poor review of a VRBO experience. I emailed manager before posting this review, but he did not reply to the email. One day later, I got an email from VRBO that he reviewed me, so I had to post this to see his review.

Could be an amazing condo

First the good: Location could not be better. Low density units, so no crowds. Facilities very good. Easy parking and first floor access was so nice. The space inside the condo is great. Good view from second floor. The kitchen, bathrooms, and floors were clean. However, as mentioned in several of the reviews, the furnishings in this condo are just tired. The sofa was not the one picture. Instead, a dingy brown sectional. Outside furniture is badly faded. Chairs in the living room have visible holes and are dirty. Dining chairs Need to be cleaned. Bathmat was dirty looking. Cheap faded towels that don’t match. Neither coffee pot worked properly. Lots of things that could be easily fixed to make this a nice property but haven’t been addressed. Also, consider booking directly with the management company. There is a problem between their system and the Vrbo system that caused a nightmare when we needed to make a permitted change to the reservation. Had to go to my bank to get it resolved.

Great location! HOA difficulties

The location of this property is perfect for anyone who has kids! It is an easy walk to the beach and the pool is nice. Check in was easy! Our main complaint was with the HOA and repairs. We are happy to see that the building is being updated and construction is necessary at times. However, when we arrived, we had notice that they were going to be caulking the building. That process was totally fine. Our issue was that as a bottom floor unit, the workers removed all the caulk which fell to our floor and was not cleaned upon leaving . The next day, new caulk was put in. Globes of caulk fell on to the balcony and was not cleaned. We were left to clean what we could. On the third day, we had no water for about 8-9 hours. This was not communicated to the building as expected. We woke up to no water and it wasn’t until later in the day that it was returned. We are aware that the owner had no control over this. The fourth day, the building was repainting the sidewalks. Information for these events was not posted until after they had began. We were not informed how to get into our room. We had to figure out that you had to go to the third floor, walk over and then go down to our unit. On the last day, we were informed that we needed to move our car before checking out as they were going to be painting the black top. This made check out more difficult as we were not able to park our car near the building and bring our luggage out. When we woke up, the property had not begun.

Great location

This would be 5 stars but condo needs a deep cleaning. Our group was a female family trip (mothers, aunts, sisters, cousins - ages 60-96) that has been having an annual family girls beach trip since 2000. Until 2021 we had access to a very large condo in Panama City Beach but have rented several times because of hurricane issues and things like that. This was the best we have rented for our group because most condos have several bunk beds and we are just getting too old for that. The location was great for access to the pool and boardwalk to the beach. Layout was really good with a downstairs master BR and bath for our 92 & 96 year olds. They could see the ocean from the LR and master BR windows. Upstairs bedrooms were a great size with ensuite bathrooms. We would stay there again!

Amazing location on the white sandy beaches of Perdido Key.

Our family relaxed and enjoyed family and beach time. I will rent this condo again - accommodated my family well.
