Casa di Pan is a delightful characteristic Umbrian country house, located just outside the borgo of Panicale in the beautiful and unmistakable scenery designed by the surrounding hills, just a few kilometres from Lake Trasimeno. It was once a historic 19th century farmhouse that has been completely renovated. The rooms with walls painted in pastel tones, ceilings with exposed beams, floors in natural terracotta, and particular details everywhere, characterise and enhance the charm of this house. Casa di Pan is full of character and charm, and you just need to step outside the French windows to find yourself immersed in a garden that is a continuous succession of wonderful blooms up to the swimming pool, with a view as far as the eye can see towards the opposite hills. Although inserted in the context of the historic town centre (reachable in a few minutes on foot) with cafés, restaurants and supermarkets, the house faces the open countryside bordered by a landscape of cultivated fields and hills, and is the ideal location for finding privacy and tranquillity without having to renounce the commodities in the immediate vicinity. Just a few kilometres away are numerous attractions to visit: Castiglione del Lago, Perugia, Assisi, Todi and, in Tuscany, Montepulciano, Cetona, Chianciano Terme and many more. Interior: The property consists of two, non-internally communicating, residential units on two floors, covering a total of about 130 sq m. Thanks to its position on sloping terrain, the house has direct outside access on both floors. UNIT 1: The entrance is located under the portico, set up for outdoor meals, and reached down a flight of steps or via a paved path. It expands from the kitchen with adjacent bathroom (also ideal for use by the pool as it has a second door opening directly outside), then continuing through a sliding door you come to the large open-plan dining area, to a double bedroom with ensuite bathroom with shower and then direct access to the second portico at the back of the house. Adjacent is the laundry room with entrance from the outside only. UNIT 2: Located on the upper floor, it is composed of a kitchen, a guest bathroom (with a second door for the shower shared with the ensuite bathroom), a sitting room with TV and a double bedroom with ensuite bathroom with shower. All the rooms are furnished simply and romantically, inspired by the colours of nature and equipped with air conditioning.
Park: The 2-hectare property of Casa di Pan, distributed between an olive grove, fields and vineyards that extend over the surrounding valley, has a garden of about 2000 sq m that extends gently over hilly terrain which, in little terraces, slopes down from the gate towards the house and the swimming pool. Along the way, we are accompanied by a great variety of wonderful fragrant plants, flowers of all kinds, a rich and dense Mediterranean vegetation of bushes and bronze statues that bestow an almost fairytale aspect on the property. The ground-floor portico is set up with a large table, chairs and a built-in barbecue for open-air dining; at the back of the house is a wisteria-covered pergola, furnished with sofas and armchairs for relaxing in the shade during the hottest hours. About 10 m past the automatic wooden gate, completing the comforts of this beautiful outdoor area, is a 2-car uncovered parking area.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool: The panoramic swimming pool is located in a very secluded quiet position, overlooking the surrounding green hills, on the same level as the ground floor of the house and is reached by exiting the portico, which is about 15 m away. The rectangular pool, measuring 8 x 3 m with a constant depth of 1.30 m, is lined in PVC and has chlorine purification and Roman steps for access to the water. The lawn solarium area is equipped with sunbeds and umbrellas to ensure shade during the hottest hours. The pool is open from the last Saturday in April to the first Saturday in October.
Pets: Yes, small in size. € 50,00 per animal per week to be paid on site. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
