Great condo

Our family really enjoyed our stay in Panama City Beach. The condo was really clean and the beds were very comfortable. The view from the balcony was amazing! We would stay here again.

Great Vacation

We have stayed at Edgewater numerous times and this unit was by far our favorite. Location, cleanliness and spacious. Great Condo. We will be back.

Great location & beautiful view

This property was a great place for us & our visitors. Comfortable beds, plenty of bathrooms, big kitchen. Only thing was a couple of the bifold closet doors in the guest rooms could use some attention. Edgewater in general was great! Across the street from restaurants & shops. Will be visiting again in 2025!

Great location

Overall great time. Nice condo. Edgewater is a beautiful place. The beach is great. The Lagoon pool was beautiful but still a little cold for us. All other pools on the resort are heated so we used a smaller pool the majority of the stay. The few issues that we did have the management company was very attentive. We would definitely go back.

July visit

Overall it was a great vacation but there were several things that were less than what we expected for the price we paid. •Dirty floors—-Bobby pins, elastic rubber bands and lots of sand found in master bed and bath •Master bed fitted sheet didn’t fit the bed •Master bed curtains were duct taped to the wall •Ice maker didn’t work •More than SEVERAL outlets were loose/cracked and items didn’t stay plugged in. The pool and beach area was very nice.

Edgewater

We had a great time! The condo was very nice and clean! The only thing I hated was the fact that we never could get any chairs around the pool during the day. People were allowed to save 20 or more chairs- and then didn’t sit in them! I’m not sure we will stay at Edgewater again. I’d like to be able to lay out by the pool, and I couldn’t.

Not as advertised

Unit was not as advertised, it is Not fully remodeled. Upon arrival sewer smell was strong when you walk in, found it was coming from master bathroom. Master shower was moldy and dirty, called and reported mold and smell, they were prompt on sending someone to clean but never got rid of smell in master bath. Master shower grout is missing, overall the unit was not clean. Only 1 working elevator for the week we were there! It is spacious and great view just needs some deep cleaning and repairs to some areas.

Lovely condo, maintenance lacking

Edgewater is a lovely property, and we loved being in Panama City Beach. Unfortunately, maintenance issues in our unit hampered our enjoyment. We did not have a functional microwave for 4/5 days of our trip, and the ice maker didn’t work at all. Two of the bathrooms only had warm water, not hot enough to take a shower. The rental agency was communicative but did not fix these concerns in a satisfactory way.

Overall good room

We've been staying at Edgewater for about 10 years and you cannot beat the location. All the rooms we've stayed in have been top notch. I had expectations that this one would be the same based on the pictures but we were a little disappointed. Overall, the room is updated and nice looking , but we came across some house keeping issues. Also, the ice maker in the refrigerator does not work and the ice downstairs is $6 a bag so that was annoying. Both TVs in the master and guest bedroom have LED issues. The master TV is almost unable to watch because it's so bad. Kitchen is pretty bare and only has a drip coffee pot so make sure to buy ground coffee. Overall, we had a wonderful vacation and the room served its purpose. The view is amazing and the big porch is awesome at night time. We would stay here again if some of the issues were resolved.

Disgusting! Paid for 7 nights, left after 3 due to conditions

Avoid at all costs. The entire unit is in need of deep cleaning and/or renovation. Roaches, sticky residue, non-working appliances and kitchen gear, stained coaches, sand in the beds. You name it, this place had the issue. Property manager sent a cleaning crew within an hour of our arrival - they were so embarrassed with what they found. But they couldn't do much to help: this place was so gross that even when they (and we) tried to clean it, you'd still come away with visible sticky residue on your hands when touching the fridge, counters, table, etc. We've never stayed at such a disgusting place. That is the only word you can use to describe it. The owner is clearly not interested in maintaining it - no investment has gone in since the pictures were taken. It's a complete farce. Avoid at all costs. You will absolutely regret staying here. We've been to PCB many times, never seen anything like this.

updated look

We loved the colors in the newly renovated property. We are planning to use some of the ideas in our home. Grandchildren loved the pool. We enjoyed the convenience of the on site restaurant. On the downside: The guest bedroom and bath were separated from the rest of the condo which allowed for privacy, but it was 10 degrees hotter than the rest of the condo. The view from the bedrooms was of the parking lot and top of the restaurant.

Overall great stay, some minor issues

Overall we really enjoyed our stay. We had a few issues throughout the week, however RealJoy was very responsive and pleasant to work with. Upon arrival, the guest room with bunk beds had a leak coming down the wall causing the paint to ripple, and water was seeping up from the floor in the hallway. RealJoy sent someone right away and come to find out the leak was coming from the air conditioning unit 2 units above us. The building management asked that the renters in that unit change the water bucket often or not run their air conditioning. We also never had working Wifi or cable the entire week. RealJoy allowed us to purchase a BlueRay DVD player for the unit and reimbursed us since we had BlueRay discs with us but no way to play them. Unfortunately we had a lot of storms the week we were there so not having internet or Wifi was frustrating, but being able to play DVDs the last part of our week was helpful. We also had a major leak coming from the ceiling in the living room due to the storms and had to collect the water dripping down into pots and pans. The facilities at Edgewater Beach Resort are meticulously maintained. We were all very impressed with how clean everything was in the public areas. We rented beach chairs each day we were able to (when it wasn’t storming all day.) The showers in the master bedroom and guest suite are amazing! The dryer takes HOURS to dry anything..we tried every setting possible. So just allow plenty of time to get loads of laundry dry. We also noticed many of the outlets need to be replaced..we would try plugging chargers, hair dryers, etc. in and they would fall right back out. The floors were very dirty upon arrival, it seemed like they had not been mopped in months. But RealJoy sent a crew to mop right away, again very impressed with their responsiveness and friendliness. They were definitely the most pleasant management company I have ever worked with. Each person I spoke with throughout the week was kind, helpful and had great follow-through. Overall, the unit is beautiful and has amazing views. The balcony is a great place to sit in the evenings and take in the views and especially the amazing sunsets. It’s also a great location, only 1 mile from both Publix and Walmart.

Panama Beach Stay with Family

We loved the property mgr team and how responsive they were to our questions, such as how to lock/unlock our doors (we could not see the numbers on the key pad on the door and it also had a combination lock on the wall) and how to pay for our fitness club membership. We loved the resort and the location, but the 4th floor was noisy in terms of the air conditioner when you had the doors open, and the outlets were horrible in that we hardly could find any that kept the plug in. The cookware had seen better days, but we had comfortable beds and loved the beach!

Lovely Property

The property was very nice, roomy, comfortable… At the time of our stay there was a lot of foolishness going on. The location was blocked off majority of our stay and we couldn’t enjoy the condo due to the roads being blocked everyday that we were there. We will definitely return but at a better time of year.

Very nice condo on a corner spot!!!

The condo was very nice and spacious! Very nice washer , dryer, dishwasher, & refrigerator, but ice maker does not work so we bought ice all week. Wi-Fi wasn’t the best but we hot spotted on our phones! The property manager was very quick in responses. Nice balcony chairs and rockers. Plenty of dishes and cooking utensils. Beds comfortable and very nice walk in showers in the 2 main bedrooms. We plenty of towels and hot water! We had a very nice stay and would definitely recommend to other families! We had 2 families stay this week. Total of 8. Only one suggestion to owners get a burner knob cover, the knobs would get bumped and turn on all the time. We only had one young child but little ones could be a problem. Thanks again!

Family Baseball Trip

Family trip to Panama City Florida to watch my 16 year old son compete. LOVED the property and area. Everything was perfect to where I am interested in possibly investing in a condo. Great experience. I would book again and absolutely recommend
