The one closest to Pier Park is further out into the Gulf so it's more worth it if you can only do 1 pier. They do stamp your hand so you can go on and off it all day. On the pier a lot of people fish so watch for them hooks. From what I was told to fish in Florida you need a salt water and a fresh water licence in order to fish in the different waters. There are also signs posted on the pier about how to handle a situation if sea turtles get caught.

Good, but could have been great.

My family just stayed for a week and had a wonderful trip. There were a few things that needed improvement. The first thing we noticed was the awful musty smell in the condo. It was overwhelming, and we ended up buying candles to mask the smell. Also, there were so many light bulbs out. That sounds petty, but it was a struggle to find a light or lamp that worked. Lastly, the condo was not very clean. The sheets and towels were clean, but the floor was sandy and dirty when we arrived. Otherwise, it was a wonderful view and perfect location!

We enjoyed the stay but it was extremely hot. The air conditioner was not working properly. We would not be in room all day come back to hot condo. We used their fan in closet It was so humid moisture built up on tiles.

Awesome Beach Getaway

Beautiful condo, beautiful views of ocean and beach. Loved the convenient parking and easy in and out. Edgewater resort is beautiful the swimming pools are large and well maintained. The gate guards are friendly and helpful. Having a restaurant on the premises was very nice. We definitely look forward to going back again! Highly recommend this place!

Best location on Panama City beach

We have been coming for years and usually staying at high rise condos but after staying here we will def be back. The location of this condo and the way you can see the beach or sunset from sitting on the couch is amazing. Also being smaller you don’t have to wait so long on elevators and everything is so much more convenient .. At this time of year you would think everything that needed to be done at the resort regarding construction should be complete, but the only negative thing I can say about this place is 4 out of the 7 days we were there they started about 845 and drilled into concrete until about 5 or so..it was disappointing bc even tho we were going to beach we also like to sleep in some or want to enjoy the condo since it is so nice inside and with whatever they were doing it was so loud that there was no way you could even stay in there…not the owners fault just something that disrupts an enjoyable stay..besides that everything was wonderful and the views were amazing and we would def stay there again!

Anniversary stay

We absolutely had a wonderful time! The beach is right out the back door with plenty of stores nearby. We rented a pontoon and brought our snorkel gear, had an amazing time playing in the bay.

Windward & Leeward are the closest to the beach w/ the easiest access... Condo needed repairs but is beautifully decorated! As always, EBR didnt disappoint n is always the perfect way to celebrate my bday every year!

Great Location but Poor Condition

PROS: The location was perfect, the beach was amazing and the view breathtaking. CONS: the place was dirty, the pillows were absolutely disgusting (bring your own). The pull-out sofa really needs to be replaced as the mattress is very nasty and super thin (you can feel the coils). The dryer took 2+ hours to dry anything and the water heater was leaking. We saw a huge roach in the closet and all the doors were dirty (how do they disinfect them without cleaning them is questionable). I'm not sure why but we kept sneezing every time we were inside. I will definitely go to the resort again but will never pick this condo again.

Very disappointed

I want to start saying that, I NEVER write reviews like this, ever! But this time I have to, to make sure the next guest doesn’t feel what we felt while on vacation. When you’re in vacation, you’re supposed to be stress free, not our situation. When we arrived the code they gave us, for the door, was not working, I had to call and ask for a new one, that was not a big deal for us, but entering the apartment and seeing that it was not cleaned AT ALL, for our stay, is very frustrating. On the email they send us, charging $150 for the cleaning fee, they say they are professionals cleaners. Nope! Our apartment was full of sand, on the floor, on the recliner, on the bed sheet cover, the sheets was all dirty with little pieces of hair! Disgusting!!! I had to wash our sheets , and go to Walmart and buy a blanket. The master bedroom, bed ( headboard) was so dirty with dusty, that it seems the apartment wasn’t cleaned for over a month, the bunk beds cover sheet was also dirty. The kitchen counter tops was greasy, the sink had tiny pieces of old food, and one of the nastiest thing I’ve seen, was the coffee maker, that had an old coffee filter inside, with MOLD !!! Unacceptable, specially with these covid times! There was also a Broken chair, on the dinning room table, and plenty of outlets were not working. We had a good time at the beach, as a family, but not a good time in this apartment. It really needs a lot of TLC and a a really good deep cleaning.

Our stay

This is the 3rd time we have stayed at this property. The sliding glass door has gotten 5 times harder to open. The cable TV in the living room was aweful different size pictures on channels and the TV in the bedroom was worse it had smaller pictures on the majority of the channels. My husband and I are of age and we will be unable to stay at this Condo again because of the sliding door and the cable TV. Which for us it’s sad, the view fin the balcony is perfect.

Mixed review

The room was not as clean as I had expected and was a bit dated and could use some upgrades. HVAC went out our last night there and started having smoke come out of vents. Property manager was responsive at getting someone over but they were not able to fix the unit until the next day. Was hoping the rental company would compensate us for that inconvenience. The location was outstanding and the property manager was responsive when I called them about a couple of issues. Check-in process was flawless and communication was excellent. Overall a good experience. Just giving feedback as to how it could be much better. I would follow up with cleaning staff and spot check their work. Would upgrade cable/internet and wi-fi. Bathrooms could use serious upgrades.

We had one small problem with the bed not having sheets or mattress pad and we had to clean off the fan blades because of dust hanging off. I have allergies. The sliding door in the living room was very hard to open and close. Other than that everything was fine.

Family & Budget Friendly

We thoroughly enjoyed our stay! Very close to beach walkout and elevator and the kitchen was equipped with all we needed to cook in our condo and have more beach time! Our view was amazing and we love the amenities at Edgewater. Emerald Beach Properties was very easy to work with and we have already booked our stay with them for next Summer!
