Property Manager-Emerald Properties was spot on for communication and helping out on anything. Upon arrival Fridge was not powering on, maintenance was called and they finally figured out someone had unplugged it(was in a small space and couldn't see plug). View was great and Security kept eye on property at all times.

It was great to relax and enjoy the beach!

It was a great place to stay, the beach was clean, and places were close by. Cooking is limited but seafood turned great! Enjoyed the local restaurants but be sure to show up early. Loved the sunsets during our stay!!! Looking to get notifications when it will come available!!!

Positives and Negatives

First of all the exterior grounds were immaculate, fresh paint and well maintained daily! Being on the forth floor access via stairs was easy and no long waits for an elevator, unlike the excessively large properties in PCB. Pools were very nice and not overcrowded, two of the pools are perfect for families with smaller children. Plentiful seating available. Photos of the unit were accurate, however the unit could use a fresh coat of paint. The king bed does not provide much support for anyone that requires a firmer bed, very soft. As for the sofa bed, like most it is not intended for adults of any weight, however this one has seen it's better nights. My 10 year old complained of feeling the springs his first night, we overcome that by the simple purchase of an inexpensive foam topper for the remainder of our stay. Be cautious of the area rug, it will slide very easily on the tile floor presenting a slip/fall risk, we just rolled it up and placed it in the closet for our stay. With all that being said we would still consider staying in this unit for our next trip. The convenience of this unit out weighs any negatives. It was a delight to find two box fans, thus avoiding the purchase of such only to be added to the inventory of ones purchased on past vacations. Upon retuning from the beach one day we found the A/C not working, a quick call to the emergency number provided resulted in it being repaired within an hour to our delight. May I add, great balcony with view!

Family Vacation

The location of this condo was great! It could use some updating and “freshening up”, but my understanding is that the entire facility is undergoing renovation, so I expect it will be even better the next time we come! The beach was closed for a couple days due to dangerous rip currents, to no fault of the condo, and the pool provided a sweet relief to the heat when we tired of building sand castles. Super convenient location. Plan to come back as a repeat visitor!

Room hasn’t been painted in a good while. A lot of water bugs. Couches smelled of mold which I’m highly allergic too so I couldn’t sit in living room. Bed was good and a/c and fridge worked good. With some less bugs some paint and new couches would have been perfect but not really what we expected at all. View was great also

We had a nice stay. We took cold showers the first day not knowing the hot water was the opposite of what the faucets says in the bathroom. Would love to see the complex when the renovations are complete. I was unaware there was so much construction prior to booking the property but we had a nice stay.

Would Consider Staying Again

The online property description does not mandate an additional "required document" to "confirm the reservation" as mandated by the property management company that was a separate rental contract in addition to the VRBO policies. None of this was explained, nor was there any articulate communication as to why this was necessary, aside from, effectively, you must sign this additional contract or we will cancel your stay within 24 hours of the rental start time. Most of the polices laid out in the additional contract appeared to be the condo association rules, but this was not explained until seeing it on the elevator wall upon arrival. Although in defense of the property management company, it is somewhat understandable since PCB is a spring break destination and they would not want preventable damage or nuisance violations since it is a condo association with full-time residents. The property manager was much easier to talk to on the phone rather than written comminucations. The property was clearly an older rental unit where they replaced a window and did not paint around it, along with some of the popcorn ceiling falling off near the kitchen. The television in the bedroom had terrible reception, but the television in the living room had decent reception with a good channel selection. It could really use a mop rather than a sweep or light vacuum between stays, but it was tidy as expected. However, these aforementioned issues should not be ‘deal breakers” because the view of the sunset was spectacular each night. The bed was comfortable with an ample amount of pillows. The beach access was much easier than the property description leads you to believe. It appears the condo association is replacing the boardwalk behind the property and it will be quite nice once complete. The elevators were some of the smoothest we have ever experienced. The pools were closed, but this was disclosed before our arrival so it was not a surprise. Besides, why spend time in a pool when you have the Gulf just a few steps away? Nonetheless, we would consider another stay at the property again if it was a bit cheaper than when we stayed during a holiday weekend.

The view is amazing!

We loved this condo! Only negative is, it really could use a good deep cleaning. But aside from that the condo had everything we needed and more! The view is absolutely gorgeous and we enjoyed the comfy chairs! The condo is under construction but wasn’t an inconvenience for us. They do have 1 pool open and it was never crowded. Thanks for sharing ur condo with us, we would stay again!
