Because this is a coastal beachfront property within a shared condominium community, there are several important things guests should understand prior to booking.

    By booking this property, guests confirm that they have read and accept the information below.
    -Beachfront & Coastal Environment
    Guests should expect natural coastal conditions including:
    -Wind, humidity, and salt air
    -Sand and sea spray
    -Marine wildlife
    -Changing tides and surf conditions
    These natural environmental conditions are part of the beach experience and do not qualify for refunds or discounts.

    Ocean Conditions (Red Tide, Seaweed, Jellyfish, Rip Currents): Ocean conditions can change quickly and are outside of host control.
    Guests may occasionally encounter:
    -Red tide
    -Seaweed or algae on the shoreline
    -Jellyfish
    -Rip current warnings
    -Temporary beach advisories or swimming restrictions
    These conditions are determined by nature and local authorities and do not qualify for refunds.

    Weather Conditions: Florida weather can change rapidly, especially during summer storm season and hurricane season (June–November).
    Possible weather impacts include:

    -High winds
    -Temporary beach closures
    -Power outages or internet interruptions

    Shared Resort & Building Amenities: Our condo is located within Regency Towers, a shared condominium community.
    Amenities such as: Pools, Hot tubs, Fitness areas, Elevators, Beach access points, Parking areas, Arcade games, Billiards room, Tiki bar and Restaurant are managed by the building HOA and property management, not the individual host.
    These amenities may occasionally be unavailable due to:
    -Maintenance or repairs
    -Safety closures
    -Weather conditions
    -HOA operational decisions
    -Equipment servicing
    While these amenities are typically available, availability cannot be guaranteed and temporary closures do not qualify for refunds.

    Arcade Games & Billiards Room: Regency Towers includes shared recreational spaces such as arcade games and a billiards room.
    Please note: These are shared building amenities maintained by the HOA. Individual arcade machines or equipment may occasionally be out of service or under maintenance. Some arcade machines may require coins or tokens depending on HOA operation. Temporary issues with these shared amenities are outside the host’s control and do not qualify for refunds.
