The condo and building were amazing! Exactly as describe, beautiful view, great location, everything was perfect! We even had dolphins swim by every morning.

Nice comfortable condo and nice property. Good location close to restaurants and attractions for kids. Only problem we had we had was icemaker out. Just bought a bag of ice.

Great location

The condo was nice with a great location! The sunsets were beautiful from the balcony. My only suggestion would be that duvet covers would be better than the quilts/comforters that were on the bed.

Absolutely awesome!

We loved this condo so much and definitely book again next time. This was our first time to the gulf and this place is in the perfect location. We have zero complaints about anything!

Great time!

We loved the resort! It was not overcrowded, and there was not a long walk to the beach. We loved the balcony! The condo was perfect for our family!

The location was good. The condo was alright I would stay there again. The only few things that were flaws for my family were, the freezer makes no ice, the bed in the master bedroom needs a thicker mattress pad or something the bed is hard. There weren’t enough pillow cases for king size pillows, could use a couple more dish towels there’s only one. No extra toilet paper or paper towels so make sure you get extra. The unit needs a good deep clean. There is black mold in the master bathroom ceiling vent, shower grout needs scrubbed good. Everything needs dusted thoroughly. Furniture in living room had a few stains. Other than all of that it was an enjoyable stay.

Very clean and right by the elevator which was nice

Beautiful view. The condo was spacious and the bathrooms were clean. We enjoyed the morning and evening view of the beach!! Great restaurants near by. The only problem was the road construction but that is not VRBO’s fault.

Very clean and quite!

The room was clean and up to my standards, and that's very important to me! The master bed had some squeaking when moving, but overall, it was a very enjoyable trip and would book again!

Rating Details: The property manager was more than helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Very nice condo. Spare bedroom beds more suited for children or teens. Great to have the beach chairs. The elevators take a long time to arrive when called. Great location.

Only good things to say! Great view, great location, will stay again. Only dig was Master Bed too firm, as mentioned earlier in another review by another guest. Not a big deal, just a comfort level alert. Again, the view, the condo's location, and the condo's furnishings were all top notch! Check-in was a breeze as well, with very attentive and courteous staff!

Rating Details: The property manager was very unhelpful. The vacation rental was very clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The property was pretty and a great location, but management was rude. Also, when we left a bag was left behind the bathroom door. We realized within a couple of hours. Contacted the office, they said they found it. I asked them to mail it to me, they said they would. It has been three weeks and they have not. Really rude when I call to inquire about if they have mailed it. Do not use this company.

Nice property but several issues

The property was great, location good, beach outstanding. However, we had several issues with the condo unit itself. The balcony sliding door lock kept sticking, to to the point that we had to call the office to have it fixed. The toilet in the master bedroom was working fine for three days then just stopped filling after flushing. Had to call about that also. The ice maker in the fridge was working fine for about three days then decided it didn’t want to put out cubes, crushed ice only. Didn’t even bother calling that one in. The door to the laundry closet where the washer/dryer combo came off the tracks. Had to call that in too. The refrigerator wouldn’t cool down when we first got there so we had to call to get maintenance to look at it. They cleaned off the coils and that seemed to resolve the issue. Although maintenance reacted fairly quickly, we shouldn’t have had to put in so many calls for things needing attention, especially considering how much we paid to rent the unit. We did enjoy the large balcony- very nice!

Great condo but was a busy weekend

The view is spectacular! The condo was awesome! The pool and hot tub was always clean and enjoyable. Unfortunately, the check in process was terrible! After a 6 hour drive and after unpacking all of our luggage, we were not able to get into the condo because of a technical problem. The key pads were not working and according to the management company there was no other way in and there was nothing they could do to help us. After staying on hold for over half an hour, I was told that they didn’t know when we would be able to get in the condo and that they were working on it. I had tired frustrated kids that needed to go potty and a crying baby. None of us had eaten yet and it was hot out! I was hoping we could check in quickly and then grab a bite to eat. After we stood outside the door for over 2 hours with all of our luggage debating on what we should do (re-pack the car or wait all night outside the door), I decided to leave my cousin with our luggage, get back in the car to drive to the management company hoping that maybe if I was there they would help us a little faster. Just as I was npulling out of the resort, they called me with a new pin code. Unfortunately, we lost our great parking spot and had to park across the very busy street. Needless to say the entire check in experience was stressful and made our vacation start off terribly. Once I got in, I found out they did not give us the two parking passes that I was told I would get at the time of booking and did not give us enough pool brackets for all the adults. Because of this, I had to drive in the very busy traffic to go to another resort to pick it up. When I got there I was told that I would have to pay for the parking pass, which I had not been told prior to this. Either this was a mistake or a breakdown in communication, either way after the check in process, I was pretty upset. I was hoping the experience could be washed away with a dip in the hot tub but it was shut down for cleaning for the rest of the night. So multiple strikes. We came during memorial day weekend and the first few days were way too populated but after most people left, we had a much better time!

The property is very nice

I would never book through Royal American again. We checked in at 4:00 on Saturday and in the middle of the night on Sunday my wife went to get a drink of water in the kitchen and when she turned on the light five or six ROACHES were on the counter.That morning I called Royal American and they were not very helpful. The girl on the phone made it sound like I brought them in. I asked what they are going to do about it. She said maybe it is a housekeeping problem. She said she would call me back.I waited 6 hours and I decided to call to see what is going on. She said it was not a housekeeping problem. I told her to call a exterminator because I would stop payment. She hung up on me ! Somebody at the condo told me to go to the third floor to the lobby. I talked to a very nice guy. I told my dilemma and he said he was very sorry and would take of it. One hour later there was a exterminator at my door . He sprayed and said that I might see a few more because of the poison. He said call back in a day or two. We called back on Wednesday and I said that there are more. They said they would be back on Wednesday to spray again.Well that never happened . I called on Thursday and they said they would stop by. I didn’t hear from them all day so I called them. They said they just left there. I asked why they did not call me to let them in ? The maintenance guy went up with the exterminator to watch him. I thought that was not right. I should have been notified that they were coming. Saturday morning I was making breakfast for my wife and when I opened the silverware drawer there were two ROACHES in there. By now I had enough of this condo. I went to Royal American and told them to get me out of this place. I’m done living with ROACHES ! The manager at the desk was the only one helpful. She looked to see if we could move to another condo. Someone was checking out in the Boardwalk condo on Sunday. We checked in there at 4:00. Much better but had a lot of TV problems. We worked very hard to save for this vacation . This why I would not recommend Royal American. They don’t seem to care about their renters coming back.
