The Space:

Welcome to your stylish and centrally-located luxury retreat in Palm Springs! Recently renovated from top to bottom, this home offers a premium desert experience, blending mid-century modern decor with high-quality amenities. The open-concept living area features comfortable seating, a 50" Smart TV, and expansive glass sliders that create a seamless transition to the stunning backyard oasis.



KITCHEN & DINING:

Prepare delicious meals in the fully-equipped modern kitchen, complete with:

* All-new appliances: stove, oven, microwave, dishwasher, fridge

* Blender

* Coffee station with a ground coffee maker

* Dining table that comfortably seats eight



BEDROOMS:

This home comfortably sleeps six guests across three uniquely-themed bedrooms:

* Master Bedroom: A spacious retreat with a king bed, an ensuite bathroom with a shower, a streaming-ready TV, and direct access to the pool and backyard.

* Bedroom 2: Features a comfortable queen-sized bed and beautiful mountain views.

* Bedroom 3: Offers a cozy queen-sized bed and serene mountain views.



BACKYARD OASIS:

The incredible private backyard is your personal resort. Imagine yourself soaking in the jacuzzi while gazing at the San Jacinto mountains, taking a dip in the sparkling pool, or gathering with your group around the fire pit under the stars. The expansive patio includes:

* A large pool and spa (hot tub)

* A fire pit with comfortable chairs

* A BBQ grill for cookouts

* An alfresco dining table for eight

* Multiple lounge areas and daybeds, including a shaded pergola



Guest Access:

Guests will have exclusive and private access to the entire house, backyard, pool, and all amenities for the duration of their stay. This is a completely private rental.

*** CITY REQUIREMENTS: ***

In compliance with City of Palm Springs regulations, the primary renter must provide a copy of a government-issued ID, submit the license plate numbers for all vehicles parked at the property, and sign a required rental agreement prior to check-in; all adult occupants must also confirm that they have read the City’s Good Neighbor Brochure. *Verification and contracts are submitted through an alternate page called SuiteOp after confirmation of reservation**



*** SECURITY DEPOSIT *** THE SECURITY DEPOSIT HOLD IS $1999 ($2499 for reservations exceeding 28-days) AND WILL BE PROCESSED 5 DAYS PRIOR TO CHECK-IN/ARRIVAL AND RETURNED 7 DAYS FROM THE DAY OF CHECK-OUT TO ALLOW POST INSPECTION OF PROPERTY FOR CLEARANCE OF CONDITIONS (Does not apply to Airbnb reservations)***

We are happy to offer flexible arrival and departure times, when possible, for an additional fee of $25 per hour. Please request this service in advance.



***CANCELLATION POLICY:** Please be advised that a 5% service charge applies to all refunds to cover non-refundable credit card processing fees. Refer to the platform's cancellation policy for specific refund amounts and timelines. Because life is unpredictable, we strongly encourage all guests to purchase travel insurance to protect their investment. Once a reservation is confirmed, we offer guests the option to purchase travel insurance, which can provide coverage in the event of unforeseen circumstances.

* 100% refund for cancellations made within 48 hours of booking.

* 50% refund for cancellations made at least 30 days before check-in.

* No refund for cancellations made within 30 days of check-in.



***POOL / SPA HEATING:***

Optional pool heating is available for a fee of $99 per night and must be reserved for a minimum of 2 consecutive nights. Please provide at least 48 hours' notice before your arrival to ensure the pool is heated for your stay.



*** For Families: A highchair and a Pack ‘n Play are available upon request at no extra charge. We also provide plastic-ware and board games for your enjoyment.



*** PET FEE: ***

A non-refundable pet fee of $75 per pet is required for all stays with pets to cover additional deep cleaning.



*** ADDITIONAL CLEANING REQUIREMENTS: *** To maintain the exceptional condition of the home, reservations of 45 consecutive nights or longer require a mandatory mid-stay cleaning at $150.00 per service (linen laundering not included), in addition to the departure cleaning fee. If a mid-term reservation is extended and becomes subject to this requirement, the applicable cleaning fee(s) will be added accordingly and reflected on the guest's final post-checkout invoice.
