Welcome to our spacious Palm Coast retreat — a 7-bedroom, 4-bath private pool home designed for families, multi-generational trips, remote workers, group getaways, longer stays, and guests who want room to spread out while still staying together.

The home features 9 beds, a private heated screened pool, large outdoor lounge and dining area, propane grill, propane fire pit, fenced yard, fast Wi-Fi, Ethernet connection, multiple living spaces, dining for 10, games, workspace with monitor, Pack ’n Play/travel crib, booster seat/high chair, in-unit washer and dryer, garage parking for one vehicle, driveway parking, and a private mother-in-law suite with its own kitchen, dishwasher, living room, full bathroom, queen bedroom, and direct access to the pool area.

The home is located in a quiet residential Palm Coast community and is subject to local short-term rental rules. Maximum occupancy is 10 guests under Palm Coast rules. Children age 3 or younger are not counted toward the local occupancy cap, but all occupants, including children and infants, must be disclosed before check-in.

THE SPACE

This large single-family home is designed for comfort, privacy, and gathering. The main living area includes a large sectional with room for the group, a smaller dining area, and a large dining table that seats 10. The front sitting room includes games and a workspace with monitor, fast Wi-Fi, and Ethernet connection for guests who need to work remotely during their stay.

One of the best features of the home is the private mother-in-law suite. This suite is located off to the side of the home and includes its own kitchen, dishwasher, living room, full bathroom, queen bedroom, and access to the pool area. It is ideal for grandparents, in-laws, another couple, adult children, or anyone who wants a quieter private space while still being connected to the rest of the group.

BEDROOMS & SLEEPING ARRANGEMENTS

The home has 7 bedrooms and 9 beds total. It offers flexible sleeping arrangements for approved guests while remaining compliant with the 10-guest local occupancy limit.

Please note: most bedrooms are upstairs. The private mother-in-law suite is on the first floor and does not require stairs.

PRIVATE HEATED POOL & OUTDOOR LIVING

The screened outdoor area is one of the highlights of the property. Guests can enjoy the private heated pool, shaded covered seating area, lounge chairs, outdoor dining space, propane grill, propane fire pit, and large fenced grass yard. The neighborhood is quiet and peaceful, and the pool/patio area is a great place to sit, relax, read, dine outside, or enjoy time with family.

Pool hours are 8:00 AM to 10:00 PM. Pool use is at your own risk. No lifeguard is provided. Children must be supervised by an adult at all times. No glass is allowed in or around the pool area.

KITCHENS & DINING

The home includes a full main kitchen plus a private suite kitchen, giving families and groups extra flexibility. The main dining table seats 10, making the home comfortable for shared meals, holidays, family dinners, and longer stays.

FAMILY-FRIENDLY FEATURES

Families with young children will appreciate the Pack ’n Play/travel crib, booster seat/high chair, fenced yard, games, pool area, and multiple living spaces. Children age 3 or younger are not counted toward the Palm Coast local occupancy cap, but they must still be disclosed before check-in.

WORKSPACE & WI-FI

Fast Wi-Fi is provided, and the home includes a dedicated workspace with monitor and Ethernet connection for remote work, schoolwork, or planning your Palm Coast trip.

LAUNDRY & LONGER STAYS

The home includes an in-unit washer and dryer, two kitchen areas, garage parking for one vehicle, driveway parking, and multiple gathering spaces, making it comfortable for longer stays.

TVS & ENTERTAINMENT

TVs are available in the main living room, private suite living room, both king bedrooms, and queen bedrooms. The private suite bedroom and twin bedrooms do not have TVs. Guests may log into their own streaming accounts.

Games are available in the front sitting/game room and garage guest-use area. Please return games and guest-use items to their original locations before checkout.

GUEST ACCESS

Guests have access to the main home, attached private guest suite, heated screened pool, outdoor seating and dining areas, fenced yard, garage parking for one vehicle, driveway parking, laundry, kitchens, living spaces, workspace, and guest-use items stored in the garage.

Locked owner closets, locked cabinets, maintenance areas, supply areas, and marked private areas are not included with guest access.

PARKING

Maximum vehicles: 4.

Parking is limited to the garage and driveway only. No parking is allowed on the street, lawn, sidewalk, swale, or right-of-way. RVs, boats, and trailers may not be parked in front of the home except for temporary loading, unloading, or cleaning.

LOCATION & NEIGHBORHOOD

The home is located in a quiet Palm Coast residential neighborhood with limited through traffic and only a few streets. It is a peaceful place to relax between beach trips and outings. The neighborhood is pleasant for walking and biking, with sidewalks along the main road.

Flagler Beach is about 7 miles away, giving guests easy access to the beach while still enjoying the space and privacy of a large residential home. The property is also convenient to restaurants, grocery stores, shopping, Palm Coast parks, and everyday essentials. St. Augustine and Daytona Beach are easy day trips, and Orlando-area attractions are reachable for guests planning a longer Florida stay.

QUIET HOURS & RESIDENTIAL COMMUNITY

This home is located in a residential community. Guests must respect neighbors and follow Palm Coast quiet hours from 10:00 PM to 7:00 AM. Parties, events, excessive outdoor noise, and unauthorized guests are not allowed.

GUEST AGREEMENT REQUIRED

Palm Coast requires a short-term rental guest agreement before check-in. The booking guest must provide names and ages of all occupants, vehicle tag numbers for all vehicles, and certify that no occupant is a registered sexual offender or sexual predator. Access instructions are released after the required guest agreement is completed.

SAFETY & SECURITY

Exterior cameras are located at the doorbell/front entry, driveway area, and pool/outdoor area. Cameras monitor exterior areas only for security, parking, occupancy, and property-safety purposes. No cameras monitor interior spaces.

A noise decibel monitor may be present. It measures sound levels only and does not record conversations or audio.

The home includes smoke alarms, carbon monoxide alarms, fire extinguishers, emergency information, and posted safety details.
