We have stayed on Lake Berkley many times and particularly like properties that are on the big lake which is where this villa is.It is a lovely villa with plenty of room. Nicely decorated and everything you need. Will definitely be coming back to this villa.

Peaceful and quiet view

Loved the property and location. Very easy checkin and checkout. A few misleading amenities. Spoke of game room but no darts for dart board and no ball for pop a shot. No remotes for ceiling fans. Informed by pool guy that pool had slow leak so wanted us to run hose to pool when water got low. Said heater won’t work if it gets low. Most of that didn’t affect our stay and we would stay again, but these items might want to be addressed for others that would want to use these items.

Just loved this villa. Beautiful location and stunning villa. Real home from home. Loved sitting by the pool watching the wild life. Good location close to Disney. Would certainly love to go back.

Nice clean rental

We totally enjoyed our stay here. With just a few exceptions. The Master bed is very comfortable but the rest you can tell are cheap matresses, my boys 16-10 complained at first but got used to them. It is a small pool, but is 5ft deep at the deep end. There was 2 dishwaher pods, 3 trash bags a sponge, a roll of paper towels and a small bottle of dishwashing detergent supplied for the Kitchen. Along with towels. I do wish that a couple of laundry pods had been supplied and some sort of kitchen cleaner. It is nice having the house backed up to the pond, ducks and birds all the time to watch and not concerned with neighbors behind you. We did enjoy the house and would stay here again if we were to come back to Orlando.

Just Like Home (With Better Weather)!

Whenever we make a trip to this area, we always try to stay at this beautiful villa, and we are never disappointed! Michael ensures an easy booking process, and answers any questions we may have. The kitchen is fully stocked with all the dishes, utensils, and appliances you need. The beds are comfortable, and the new floors are gorgeous! Lounging in the pool watching the bald eagle soar over the lake was an amazing experience. And the catch-and-release fishing is so much fun! This villa truly is a home away from home.

Fantastic 2nd visit to Lake Berkley House !

This was our 2nd fantastic visit to the same property and we genuinely wouldn't choose anywhere else to stay for a holiday in the Orlando / Kissimmee area. The property itself is spacious, comfortable, nicely decorated and very well equipped. The private pool overlooking the lake are wonderful and most welcome after a day of hitting the Disney & Universal parks and other local attractions (which are all close by). Highly recommended !

Great location, owner excellent to deal with.

My family and stayed at this rental for two weeks. It is a great location in a secure neighborhood ( gated community with 24 hour guards on entrance. Close to everything , shopping, restaurants Disney World and the other theme parks. Would definitely rent it again.

Great for families!

Our family recently stayed here along with my sister and her family. The layout of the house was perfect for four adults and four young children. We felt like there was always plenty of space and we thoroughly enjoyed the lake view out back! There were numerous varieties of birds around all the time and we were even treated to a bald eagle visit! The location of the house was absolutely perfect for our trips to Disney. Shopping and food options are close by as well. The neighborhood was quiet and felt safe, important for us parents of young children. There were a few minor hiccups at the house in which we had to contact the management company. After returning home, the owner of the property immediately reached out personally to apologize for the issue - which was something that was outside both of our control. It is very apparent that the owners care about the property and that their guests have a wonderful stay - which we did! We would 100% stay at this property again!

Perfect for a Large Family that Loves to Fish and Swim!!!

Check-in: checking in was super easy at security. We provided them the info that was asked and was given a tag to place on our rear view mirror for the length of the stay. Unfortunately due to covid, security doesn’t give out loner gate key fobs anymore but it was still easy to get in and out with no issues. Accessing the home was very simple when following directions the home owner provided. During Our Stay: The home looked very clean but there were some noticeable things that needed to be cleaned (ceiling fans). The home was very comfortable and worked for our entire family. The pool was heated like promised since it was prepaid to be heated. The kids enjoyed the game room however, the dart board had no darts and the fooseball table needed some TLC but it did not stop the kids from playing. The kitchen was equipped with everything you could think of but the frying pans need to be replaced and the knives are very dull. The showers/bath gave plenty of hot water and there were so many towels it was well stocked! The extra blankets and tons of pillows in the closets were great to see there if needed. I was happy to find a high chair to use and there was even a crib too (didn’t need). If you can get live shiner fish from the marina, they work great when fishing in the lake. We caught tons of fish including bass, tilapia, and a couple other type. The TVs worked but need new batteries replaced because a couple of them were crusty with battery acid. The cable picture on the large tv was choppy but after tightening the cable cord, it was better. I highly recommend bringing your own Amazon fire stick device to use because the WiFi in the house was great. The morning view looking out the slider to the pool and lake was so beautiful and peaceful. We did not use other amenities in the resort but I’m sure they are great too. The only thing that bothered me the most as a mother was that the dryer was terrible. I was not doing huge loads of laundry at a time and I even tried different settings. It took 3-4 cycles to dry the clothes. The vent was clear too ofcourse. Not sure if something is going out on the dryer but at one point I had to dry towels over chairs. I’m sure it will be fixed. I just made do. Overall, when we come back to Orlando, I will be renting this home again. The owner was very open with me and communicated well even though in another country. My family had a great time!!! One last thing, every store you could think of was a short drive.

Would stay here again

Property was just as described, enjoyed the pool every night. Beds were comfortable, plenty of towels for bath and pool. Not an issue at all but the only tub was in master bedroom and it was a big soaking tub, which most young children would enjoy. Our 15 month old on the other hand was scared of it. Plenty of children’s equipment. We used the playpen and high chair. Host was always quick to answer questions before our trip. Called the property manager about a pool question he answered the phone and even stopped over the next morning to make sure we were all good. Great experience. Only issue and it’s not a big deal was since we had a toddler I needed to vacuum when we first got there, just needed some extra attention as the baby was playing on the floor. Close to attractions and restaurants. Overall great experience

I Would Give More Than 5 Stars If I Could

I have stayed at Lake Berkley for several years, and this is my “go-to” villa. It just feels like a home away from home. The house is not only beautiful, but it is also comfortable. Everything you could possibly need is available, from baby equipment to fishing poles to kitchen utensils to beach towels. The house is in a perfect location with the lake as the back yard... and the fishing is great! And I can’t say enough good things about the owner. Michael is such a pleasure, and he is always easy to work with and responds quickly. The management company is also very attentive, even checking in to make sure we have everything we need. Convenience, cleanliness, comfort, and caring owners and management... what more could you ask for? This place is a gem.

Home away from home

We thoroughly enjoyed our stay at this property. Significant attention and thought was paid to details that made us feel welcome. We received a comprehensive package from the owner well in advance to help us arrive safely and better know the area (including suggestions on where to eat, which is so helpful when you aren't from the area/country). The towels were plentiful, and fluffy. There were plenty of extra blankets and pillows, and all were of good quality (there's nothing worse than a flimsy pillow!). The rooms were nicely decorated, especially a room designed for children complete with a mountain of stuffies and a small armchair which delighted my young daughter. Appliances were higher end and easy to use, and there were dishwasher tabs and hand soap to get us started. Lots of cooking implements, glasses, plates, etc - nothing was skimped. We had some issues with the pool heating, but the owner worked with the maintenance person to ensure it was resolved as quickly as possible. The area felt very safe, and the environment was beautiful - we so enjoyed watching the lake and the local wildlife (birds, frogs, lizards). Overall, we felt like we were visiting someone's home, not just a property. We made some wonderful family memories here.

Family of five - 8 night stay

We loved our stay at Lake Berkley in Michael’s house. It was convenient for all the parks, Kennedy Space Center and Airboat tours. There is a Walmart 2 minutes away which helped us a great deal. The property itself was fantastic. Everything you could need was provided and swimming in the pool over-looking a lake teaming with wildlife was amazing. We even saw an alligator swim by about 10 meters away. The beds were really comfortable and the gated community was reassuring.

Wonderful home

We have been to Florida a number of times before and always stayed in Disneys own hotels, which was great, but wanted to try something different and have flexibility on this holiday. We chose this home based upon the reviews, location and pictures showing privacy in the pool area, as many back directly to other homes and we were not disappointed with our choice. The home was very large and enabled us (only 4) to spread out and relax after a long day. It could house many more people very comfortably. We made great use of the pool table and of course the swimming pool which was great. We even saw the alligator swim past a few times!. The gated community is nice, very clean, well maintained and the two community pools looked great and clean but we didn't use them. Why would you! As for location, it was an easy drive to all the parks (Universal, Disney and Disney Springs) Taking around 20 minutes to and from them, even when leaving when the parked closed and everyone leaving at the same time so i was pleased as always previously liked the ease of the Disney buses. The space centre is under an hour away (take plenty of change for toll roads) and a very easy drive. For shopping I would avoid Walmart as it is always packed and not nice. Super Target which is only 10 mins away i think is a better supermarket. For shopping and eating out Disney Springs is 15-20 mins with a lovely atmosphere and free parking and the town of celebration is only 10 mins away and has some lovely inexpensive restaurants. The Mexican (avocado i think) was especially good. The owner, Michael was very responsive with any questions, the instructions on getting in was easy. I didn't need the management company so cannot comment. Whether we want to do parks or have a relaxing pool holiday, we will definitely stay in this property again. It is well situated at a reasonable price. Excellent. Thanks Michael for letting us stay.

One Hot Summer
