We liked our stay so much we are coming back next year. We liked the gated community and quiet time regulations. Very peaceful. The house has every appliance and various types of pots and pans, dishes and glassware you might need for your stay. Walmart is a 5 minute drive away to stock up with groceries and anything else needed for your comfort. The pool was well maintained and the bugs and a few worms were easily skimmed out every morning by me. It’s natural to have pests with a lovely little lake full of ducks and birds just a few feet from the house. Cleanliness is more important than new furniture. We were so happy to walk into a very clean and comfortable house.Thank you for an owner and management company that helped make our stay a beautiful and relaxing one. We will be counting the days until we are back. By the way, the little house gecko that visits often is named Pierre.

This property was adequate for our purpose. My wife and I shared the space with another couple on a four-day visit. On the plus side, the house was roomy, the beds were comfortable and we enjoyed the pool and hot tub. All of the appliances worked as expected. On the "not-so-great" side, the house could use some maintenance. Two of the toilet seats were very loose, so I improvised tools and tightened them. There were a few small holes in the drywall throughout the house and some poorly repaired areas, as well. The only hand soap available were tiny little bar soaps in each bathroom, but none in the kitchen. So, we bought soap at Walmart. All of the pool cues had broken or missing tips, so I repaired them for the host. The felt on the table is badly worn and there is no helping that, but the table is not of high enough quality to warrant replacing the felt. It's fine for kids to play on, but that's about it. For the price, this is a good choice for a family visiting Orlando attractions. The neighborhood is quite and safe. For budget conscious vacationers, I would recommend this property.

Host was very helpful and responsive. The view of the pond behind the house was the best part. Got to watch the wildlife come and go throughout the day including a pair of bald eagles.The house was clean and spacious. The pool is a bit on the small side. Just a heads up. We did have aomeniasues with the pool and hot tub, but Claire offered free pool heat for our troubles. Though the heat did shut off one day so we had a cold pool for a day. I was excited that there was an onsite gym at the complex but I wouldn't really call it a gym, just a few pieces of equipment. And it was very dusty and run down. I didn't end up using it.None of these things prevented us from having a great vacation. I would absolutely stay here again.

Great For Family Fun!

I booked the property for the weekend. The pool and hot tub were amazing! My children 5 and 1 both enjoyed their Winnie yhe Pooh room. My niece and son loved all the costumes in the closet and played dress up. The only downside was that the A/C too cold and we couldn't adjust it but there're worst things. Overall, a nice stay and a great time.

Family vacation

This house was great! Every room of the house was very homey and comfortable. The pool and hot tub are a great addition! The hot tub for the cool mornings and nights and the pool during the day. Its location was nice! Away from all the hustle and bustle of the area. But still close enough to venture out. We enjoyed staying at this property. We took a walk every morning around the lake behind the house. My boys fished off the dock and caught some fish (catch and release). All the ducks, cranes, etc. were so fun to watch. It was a very enjoyable place especially if it's a leisure vacation as well. We would definitely stay here again!

Lovely location but a little tired

Amazing location, great management company and nice hot tub. Property is feeling a little tired now compared to others we have stayed in on this estate. Perfect location overlooking the lake and feels very secure.. I would recommend this bungalow but manage expectations a little on the furnishings

We have stayed at Lake Berkley for the last 6 years. We keep going back because it is a family oriented resort where everyone is happy to be there and take in their dailey walks and enjoy the views. The house we stayed in this year had the best view, and management was in contact with us right from the start. Great hospitality See you again The Baileys

To start off I give kudos to the team that manages this property as they kept great communication with me throughout my entire stay and making sure if I had any questions they were always available. As far as the house, what you see in the pictures semi matches what it’s like staying in person. The house is nice but small details like pictures and stickers on the walls are peeling off. The pool was clean and nice to swim in but the pool chairs and grill were dirty and not able to be used. Overall, I would stay here again in hopes that some of the cleanliness and details in the house are upgraded in the near future.

Unbelievably relaxed from the water view to the wild life surrounding location

This property is definitely a great get away spot from the bustle of New York everything you need is definitely at this location except the food of course. I really enjoyed this place.

Awesome Villa

This wonderful recently renovated villa on the main large lake with lots of wildlife. The pool has a spa which is very hot and relaxing after a tiring day at the parks. We have stayed at this villa many times over the years and have always fell safe on lake Berkley with its own Gated Security we will definately rent agan This villa has everything you could possibly need and even has a pool table and gamès room.We will definitely book again. 2 week stay at Lake Berkley

Overall we had a good experience staying at this property. The gated community was very quiet and private, and its location for all the parks/activities in Orlando is perfect, with an easy 20-30 minute drive to most places. There is also a couple of local restaurants nearby, and a large Walmart just around the corner. The house itself was spacious, with a nice/thoughtful selection of household items/kids activities etc. The house could have been cleaner, and some of the decor is a little tired - but this didn’t reall distract from our experience at all. We did have a couple of minor issues which we flagged with the owner/management company, and have to say that their responses were extremely prompt, and the issues resolved very quickly. So communication was first class. For the price, this rental is great value for money - great location, good comms. Would probably stay here again. Thanks for a lovely stay.

The most amazing vacation home!!

Look no further here for your most perfect vacation home in Kissimmee. Super close to all the attractions and shops!! This house was absolutely perfect! Everything was clean, spotless, and beautiful, I highly recommend this house. Me and my family are already planning on staying here again next year! Our host Claire was a dream to work with! Communication was super easy and quick with out host! The pool and hot tub were wonderful. The beds were so comfortable as well. I could write a book about our vacation home! Thank you for the best and most relaxing vacation ever!!!

Disappointed

The location and neighborhood are both excellent, the floorplan layout in the house is great also. I was really disappointed in the worn down furniture, old mix match pots and pans and the pool furniture. The pool floor had black streaks on it and the dining room table and chairs were a sit in them at your own risk kind of thing. The property management does control the AC temp, don't believe anyone that says opposite. Worst of all I heard my grand daughter talking to someone that I assumed was my son, I walked into the game room and it was a strange man that was sent to change the locks and clean the pool. No one informed us about this scheduled service, hints why I gave a 2 star for communication. Its not a bad house but for the price I expected more than what we received. I wish I could upload pictures with this review.

Not what we first thought

location and views - excellent.Being partial disabled I was looking forward to walk in shower . It was unusable for myself due to light rain shower head that is non adjustable and I have longer thick hair to wash . Used other regular shower after , as did wife . Pool table has broken rail and is unusable in my mind . No hand soap / hand cleaner at any sinks .For security you must keep sliding door extra wood door jam things in , because lock meck. on door slides down on own and unlocks sliding door . slider door handle is falling off. Used phone flashlight at night to enter door code due to burnt out doorway light.. If you're cooking , buy foil, oil and EVERYTHING else including cookie sheet. felt very threatened by fines and penalties for things if you don't follow there directions . will even be charged for using too many towels. Supposedly can only adjust thermostat 2 degrees otherwise you need permission. Used roll of toilet paper in each bathroom for the two of us for 3 days. No spare roll so down to drip dry the last hour there. Clean outside of food,cloths,and something else under living room couch . Wife would not get in pool or spa do to either black algae or dirt . Very outdated and confusing check- in instructions . faded and outdated instructions for tv and other things . house does seem to be well equipped for families with little ones, but be prepared to do major shopping at walmart {which is very close by} for all your day to day essentials and don't forget the toilet paper!
