Welcome to The Theatre District of Okoboji — a one-of-a-kind cottage collection inspired by the rich performing arts heritage of Okoboji Summer Theatre. Nestled alongside the iconic summer theatre campus and Brooks Golf Course, this boutique stay experience blends nostalgic cottage charm with the energy of lake life.
Currently six cottages are being offered and each provide a unique stay experience. The property offers a volleyball court, outdoor seating on the cottage porches, several community BBQ grills, picnic benches and ample parking.

Cottages can be reserved together for large groups, events, family reunions or individually and offer the following accommodation:

Powered by Stephens College and private donors, these thoughtfully curated cottages offer guests a unique opportunity to stay in the heart of one of Okoboji’s most vibrant cultural districts. Whether you`re here for lake days, amusement park nights, live theatre, concerts, or family traditions, The Theatre District places you in the center of it all. Minutes from Arnolds Park, area beaches, restaurants, nightlife, and the Iowa Great Lakes, this is more than a place to stay—it’s where your Okoboji story takes center stage.

There is parking space for up to 2+ vehicles next to the cottages and ample parking lot space for additional cars, trailers, or boats.

Cancelation Policy – Okoboji Vacation has set this policy with you in mind. You are allowed to cancel your reservation up to 60 days prior to your arrival with a full refund. If you need to cancel between 59 days and 30 days you will receive a 50% refund. Within 30 days of your arrival no refunds are given. Additional terms and conditions may apply if booking through a channel.

The Theatre District is a professional managed Lake Okoboji vacation rental. Brought to you by Okoboji Vacation Co., a locally owned and operated company that has been your trusted name in hospitality since 2012. To ensure convenience and comfort, we provide a welcome kit of essential amenities such as toilet paper, paper towels, dish & hand soap, garbage bags, dishwasher & laundry detergent. Included in your cleaning fee is the above toiletry starter pack, propane replacement, and access to our Host Store. Items including early check-in/late check-out options, hangover kits, pack n’ plays or toddler cots, bottled water packs, firewood, etc. are available for a small fee on the store and will be waiting in the home upon your arrival. Check-In begins at 4:00pm CST. Check-out time is 10:00am CST. Late Departures may be subject to charges
Advanced Payment of 50% is due at the time of booking. Remaining Balance due 30 days prior to your arrival. Failure to remit final rental payment by scheduled due date may result in cancellation of your reservation.
All payments are refundable prior to the cancelation due dates with exception of booking fees and credit card fees. To protect your rental investment, we strongly encourage purchasing travel insurance. No refunds will be given for late arrivals, early departures, no shows, or cleaning or maintenance concerns. If present and reported, all cleaning or maintenance concerns will be corrected promptly.
Service fees may apply to guests who reserve online with a third party booking website. Third party services fees are not controlled nor collected by Okoboji Vacation Company, and as such are not reflected on reservation statements provided by Okoboji Vacation Company.
A cancellation fee of 50% will be charged to the traveler if canceled between 60 days and 31 days prior to arrival. Reservations canceled within 30 days of arrival will result in no refund. Booking fees and Credit card fees are nonrefundable.
A refundable security deposit of $300 may be charged on reservations. Guests will be responsible for all intentional damage to include but not limited to broken items, soiled or misplaced linens, loss of keys, theft, or failure to remove garbage from the property, or leaving the property excessively dirty. Confetti or glitter is not allowed in the property.
