Outdoor Living: The private pool and expansive outdoor spaces are the heart of the home. Relax poolside, dine al fresco under the covered patio, fire up the BBQ, or enjoy the beautifully landscaped, fenced yard.

Boater-Friendly: Bring your boat or trailer! Convenient parking is available at the property, with public boat slips and kayak/paddleboard launch points nearby.

Location: The home is located in the desirable Bay Point area of Nokomis, on a peninsula surrounded by waterways. While the home itself is not waterfront, you’re close to the Intracoastal Waterway, bay access, Gulf beaches, Nokomis Beach, North Jetty Beach, waterfront dining, and the shops and restaurants of nearby Venice.

A Few Things to Know: This is a residential neighborhood, so guests are asked to respect quiet hours and the surrounding community. The home is designed for a maximum of 6 overnight guests.

Residential, coastal-suburban neighborhood in central Nokomis (Bay Point area). Quiet tree-lined streets with single-family homes a short drive from Lemon Bay and Nokomis Beach Park. Close to casual seafood restaurants, a small grocery/market cluster on or near US‑41 (Tamiami Trail), and about 10–15 minutes north of downtown Venice and 20–30 minutes south of Sarasota—making it a convenient base for beach days, charter fishing, shelling and day trips to cultural attractions in Sarasota.

Transport & access:
- Car: most convenient; property is near US‑41 (Tamiami Trail) for regional drives. Parking is generally available for guests.
- Rideshare/taxi: Uber and Lyft operate in the area; useful for short trips to beaches, restaurants, and nearby towns.
- Local bus: Sarasota County Area Transit (SCAT) serves Nokomis and routes along US‑41 and River Rd—service is available but limited in frequency; check SCAT for current routes/times.
- Bike/pedestrian: short, flat rides to local parks and beach access; bring/borrow bikes for easy local trips.
- Water: kayak/canoe launches, boat ramps and fishing piers nearby for guests with boats or who want to rent paddlecraft.

Boat & trailer parking: Guests are welcome to bring a boat or trailer and may park it at the property. Please contact us in advance if you are bringing a larger vessel or trailer so we can make sure the parking arrangement works for your stay.

Nearby water access: The home is conveniently located near the Intracoastal Waterway, bay access, public boat slips, and kayak/paddleboard launch areas. The property itself is **not directly waterfront**.

Beach access: Nokomis Beach, North Jetty Beach, and other Gulf beaches are just a short drive away.

Residential neighborhood: This is a private home in a residential community. We ask guests to be respectful of neighbors and observe quiet hours.

No pets: Please note that pets are not permitted at the property.

No smoking: Smoking and vaping are not permitted inside the home.

Single-level home: All primary living spaces are located on one level, making it convenient for guests who prefer to avoid stairs.
