The studio was indeed very cozy, but perfectly comfortable for a couple. The ceiling, tower, and box fans all kept the room cool during a heat wave. The kitchen was really well equipped with what we needed.Literally steps away from the bay and the walking path along the harbor, as well as the beach being a short two block walk with easy and safe street crossings. There were some bikes that we were allowed to borrow to cruise around the island - crossing the ferry with them was so fun!Trent, the property manager with AvantStay was the most helpful and friendly host from the moment I arrived until weeks later when something I left behind was located.Highly recommend this rental for your vacation stay in Newport Beach.

Cute place

Very clean, location is great... parking is a hustle..would be nice if they tell you there's no view at all.. it sort of feels like when they send you to the corner all the way in the back.. that would've been good to know before I reserve... it makes a difference in your decision.

Great little spot.

Super happy with this property. Very clean walking distance to where I needed to go. Amenities were all there. Nice towels, Keurig, etc.. Host was very responsive to my phone calls

Peaceful bungalow

The unit was very quiet and peaceful. No problem finding parking. Great location for us w/ bikes. Overall very pleasant for the end of June.

Perfect

This was perfect for my week in Newport Beach. Very well located close to the waterfront and the beach, well equipped and in a super quiet neighbourhood. Loved being able to walk or ride my bike everywhere. I’ll definitely stay here again and refer friends and family.

Balboa Studio

It was enjoyable and close to Balboa Pier. Very clean and comfortable. I wish it had a toaster for breakfast Bagels, etc. Definitely would stay in this studio again.

Stayed for our honeymoon

Working with Kathy was very easy. The condo was very clean and even had chocolates awaiting us. A very short walk to the beach and condo sits on the bay side. We would highly recommend staying here. Also renting bicycles instead of a car was the way to go!

Simple yet Perfect vacation

Kathy’s place was amazingly clean and well taken care of just like the pictures. Clean towels ,sheets , and dishes and the places even had access to beach chairs and beach towels.

Regatta Weekend get away

We have stayed in this cute place a few times now and love the location and cleanliness of this studio. Kathy has always been so accommodating and easy to communicate with. A power outage happened one of our mornings and Kathy texted us right away to check in. Close to NHYC, restaurants and ferry landing. We bring our bikes to explore the neighborhoods.

Get little getaway

Just 3 blocks from the ferry, this flat had everything we needed and to top it off, we could hang out in the cool breeze on the dock every night. Kathy was wonderful to work with, the flat was well stocked with the basics and even came with a cooler and chairs for the beach. We stayed on one of the hottest weeks this summer and the room does not have air conditioning, However, with the flat being on the ground floor, with 3 windows, a ceiling fans and a window fan. We stayed cool. Kathy, thank you for a wonderful week!

Charming, cozy, clean, quiet steps to the bay and ocean

Can’t say enough about this Host she left the lights on, cracked some windows since we were arriving late, she recommended places to eat, things to do and some great tips like rent bicycles for the day only cost $10.00 and we rode everywhere. Beach chairs and beach towels in the closet so need to pack those items. Super clean I will be staying here again. Love this place

Very quaint

We had such a blast staying at this cozy place. There was such detail when I came to making us feel welcome. The only downside was the heat. We did bring a big fan from home because we did see in the reviews that everyone had been hot during their stay. We did encounter some peeping Toms early in the morning, which was creepy but unavoidable due to leaving the windows open for ventilation. All in all it was perfect for what it was, next time we will visit when it is cooler.

Close to everything

My daughter and her fiancé stayed here last weekend. They had nothing but great things to say about this place. The condo was very clean, the bed was comfortable, the TV was nice, plenty of towels and hot water. Parking can be difficult to find on the weekends, but with patience, they were able to find a spot. Great place for people on the go! Highly recommend. Kathy is very easy to work with... super friendly and accommodating. She gave the kids suggestions and recommendations of where to shop, eat, etc.

Clean, comfortable, great location

An overall great value. We were allowed early check in, and found splits of Pellegrino and prosecco waiting for us on our arrival. The bed is comfy, the bathroom and shower were roomy for the size of the place (it is a studio, after all). Beach chairs, towels, dock access. A lot of really nice touches, for sure. Something I would have liked to be warned about, though, is that the wall in front of the bed is all windows, and outside those windows is a walkway used by a fair number of people. One night I was sitting in bed reading, and people were actually walking by staring in the windows at me. So creepy and disconcerting! Leaving the windows closed wasn't really an option as this room is pretty warm in the summer and there is no a/c. This is no complaint against the owners, as there's really nothing to be done about it. I'd say the unit is fairly priced given the circumstances. Just something I think people should know when making their plans.

Location location location

Really a great location to explore Balboa Island and the Peninsula. Activities, restaurants and sand. Kathy is great to work with.always just a quick text away to answer any questions. Bed was comfortable, towels fluffy and refrigerator cold! Steve the bartender at the Landing was great, so many friendly people. Research Groupon and Living Social for deals! Think about using Uber if you don’t want to give up your parking spot!

Comfortable studio with amenities

Very cute studio unit at back of property. No water view. Owner is very accommodating and considerate. Many amenities that add to guests comfort (i.e. full kitchenette, beach towels & chairs, etc). Short walk to Balboa ferry. Highly enjoyable & would recommend!!!!!
