    -Enter property through black gate. -Turn onto left path down to garage. -private access to studio 22. -Waters edge 5 minute walk from property. Surfboard available in your wee shed. Store your e-bikes.Walk down Sackville towards the sea, walk left down the steps to walkway and beach. Access walkway with bike to the end of street and go right across reserve .
    -Close to the great things in life.. sea surf and golf and shopping( 7 minute from gate to tee, 2 minutes to the shopping ).
    -Fabulous boutique shopping, coffee shops, sports bar plus good old fish n chips.
    -air fryer mini oven .

We had an enjoyable two night stay with our small pup. The unit was clean with all provisions and the bed was warm and comfy. Unit was gated off safely for the dog but no grass which meant we had to go out a lot! Very close to the beach and cafes and overall would definitely recommend.

The place was spotless had everything you need to heat or prepare a meal.close to the beach and town.Great bed had two good nights sleep,lovely and quiet.Would recommend putting a solar light in the driveway forgot my torch 🔦 on one night. Would definitely recommend Studio 22 great value. Rhys

A lovely, cosy spot a stones throw from Fitzroy beach. We bought our wee dog and spent our time surfing and hiking over Mātariki long weekend and this was the perfect place to base ourselves. Warm during the storm that hit on the first night, comfortable, and with the most delightful welcome committee, Emmett the Cavoodle. And outstanding sunrise and sunset dog walks along the beach towards the reserve. We’d come back in a heartbeat. Highly recommend.
