There's a reason it's priced the way it isTub was a mess and stopped up on arrival. They did have a plumber there within an hour. Folded towels were damp, many were stained and smelled like mothballs. The whole place is just worn and needs to be updated. River access is cumbersome. The area is very quiet.

The house feels neglected and needs attention. The images represented it as well maintained however it felt worn-out. The furniture is uncomfortable likely because it is extrememly old.Location was great and the potential for this property to be an amazing experience is there.

Dirty and neglected

The location of the property is fantastic if you want to play on the river, other than that I wouldn't bother. The property is currently for sale and appears to be in a state of neglect. Dirty dishes in the drawer, dish soap without anything to scrub with, dirty feet after walking barefoot in the house, banged up trim and walls, dusty vents and shower stall, missing light covers, broken master bed, dead bugs in the hall, and no body soap in the bathroom.If you don't care about cleanliness book this spot for your river trip. We did not contact the host as we only had one full day stay at the property and these concerns where not something that could be handled in a day. Hill Country Premier Lodging stated that they are comfortable renting properties in this condition and that no refunds, even the cleaning fees, would be granted.

Check in was easy and the closeness to a tube drop in was nice. No stairs to the river access made going to the water not as easy. Overall the stay was ok but nothing other than ordinary.

Loved this place! The river front access was great, small house but perfect for 2 couples. The little ponderosa river outfitters was walking distance from the house, they take you up river and you just float to your house! Defiantly would stay here again

Just okay

Checkin process was fine. House could use cleaning and dusting. Dishes were left in sink. You have to sign a lease agreement and its states you neee to wash dishes. But when we arrived a few dirty untensils were left in the sink

All the windows were unlocked. Lunch bag left in freezer. Decoration outdated and some pictures missing. Host ran my credit card multiple times by error. Vrbo charged me twice 60 fee by mistake.

Property is on the river however there are not any views from the house, no river toys, floats or life jackets available for use. Small space could definitely use some minor repairs and decorations. Basically you get the bare minimum. No attention to detail or particular care for the appearance of the home or property was apparent indoors. There is a large hill to get down to the water, without any tables, chairs, stair or deck near the water, so older visitors would probably not get to enjoy the river. TV remote needed batteries; only one TV and no smart TV so no streaming services available for use.

Perfect Location and Price

Enjoyed the location with river access. The house was the perfect size for up to 4 adults and had everything you need to have a great time on the river. Also real close to Whitewater venue during concert season

Nice place but needs to be clean when guest arrive.

When we arrived the silverware and spatula had food on them. The bathtub wasn’t draining, I pulled a handful of hair out. The hill is steep getting to the river and access to the river could be challenging for some. The view was great and of course the river was fine. The neighborhood is nice and quiet, plenty of wildlife to see.

The backyard of the property is beautiful. The direct access to the Guadalupe River makes this an awesome place to stay with kids. We had a blast.

Girls weekend

When we arrived to the house we had to sweat while a/c was set to 83 degrees for a few hours. The house advertises like it’s river front but there is no river access and that’s why we chose the house so we could go in the water.

Almost Perfect. Peaceful and Relaxing

It was a perfect little get away and we enjoyed our stay. A few things need to be fixed. The oven door is broken so we had to be creative when cooking our pizza. The outside door gets stuck and you have to use your shoulder and give it a good push to get it open. The back door to the garage does not stay closed so we put a chair up against it as security measure. We could not figure out how to get the television on. We decided it must be broken.
